2 bedroom, 1 bath Ideal for 1-2 couples or a small family. Both bedrooms have queen sized beds, window a/c units, ceiling fans and room-darkening blinds for a good night's rest. The fully renovated bathroom is fresh and clean--it may be hard to choose between showering inside or in the private outdoor shower on the back deck! Sit outside on the front garden deck watching folks stroll to and from the beach, or step into the cozy, uncluttered living room. It has just what you need and want-- a couch, vintage bamboo armchairs, and a French Oak farm table tucked into the broad front window alcove, serving as both a relaxing home office space and the perfect puzzle table. The bonus space upstairs is an airy loft with skylights and windows on three sides--featuring a tv with Roku for streaming your subscriptions, books, puzzles and games for all ages, plus a wooden toy chest to delight little ones- all designed to keep things peaceful and easy on rainy or lazy days. Enjoy this space as a second living room, third bedroom, or both! The futon couch converts to a queen size bed.

Our kitchen is small but mighty for farm-to-table home cooking. Plenty of tools and spices, Scan-Pan professional cookware, oven with 4-burner stove and central griddle, dishwasher, microwave and toaster oven. NoFo coffee lovers must seek out nearby NoFoRoCo, Southold General and Aldo’s, but you can get your engines going in-house with a quick AeroPress, pour over, mokapot espresso, or old-school Mr. Coffee cup of joe. The eat-in kitchen solarium with skylight is lined with hydrangea and looks out at the backyard, birds and preserve beyond.

Step out onto the back deck with its relaxing outdoor shower, ample built-in seating and teak chairs. Enjoy dining al fresco. The table has an umbrella for hot sunny days and you’ll love how the string lights above make every night feel special. Play tetherball, grill, nap on the hammock or birdwatch in the spacious backyard. Croquet, corn hole and Can Jam games are stored in the garage, ready for action.

Curious about our location? Walk east on Soundview and gaze out at the Sound, as you pull our rugged Radio Flier beach wagon to the lifeguard-staffed Town Beach and swing set. This is one of the best places around to enjoy the infamous NoFo sunsets. Walk west along Soundview past vineyards and beachfront homes to historic Horton’s Point Lighthouse and Museum and take the steps down to the gorgeous beach below. Greenport Village is a 5-minute drive away and will delight all ages. Our home is nestled among all the wineries, beaches, farm stands and day trip destinations you’ve been yearning to explore.

Wifi and landline phone. Roku-equipped tv for streaming from your own account. No central air but a/c window units are in the two bedrooms. There are ceiling fans in all downstairs rooms, and 3 box fans for use wherever desired. Towels for beach and house are provided. For your health and ours, there is an added $150 cleaning fee to ensure the house is fully cleaned and sanitized prior to your arrival. For laundry, we recommend the Greenport Village Laundromat, which offers full-service or self-serve options.

Just like home...
We came back to this cottage because we had a wonderful stay last summer. It did not disappoint! We felt as if we were returning to our own property. The kitchen is well stocked the bedrooms are well organized with good beds and extra sets of sheets. The loft upstairs gave plenty of space for adult children to be on calls if necessary.The owners have left small notes around to make sure everything is easy to find and they are very responsive should you have questions. Compared to the Hamptons the vibe in Southold is much more low key and the vast sunny vineyards and farm fields give you a sense of Provence. Folks are kinder and the town is very chic in its own quiet way. Greenport is 10 minutes away for fun and entertainment.The beaches are spectacular as are the sunsets which you can walk to each evening. All in all a very special spot.

Lovely vacation home on the North Fork
Spent 4 weeks here during 2023, very lucky to have stayed at Tom and Susie's lovely home. It's generously stocked and supplied, with none of the penny pinching you sometimes find elsewhere. Great location for exploring the North Fork, its small towns, wineries and beaches, with both Sound and Bay sides, Shelter Island, etc, all within easy reach. Their garden provides a great safe place for any kids, and there's a lovely outside deck with dining table to relax on in the evenings. Excellent communication and any questions or issues resolved immediately. Hopefully we'll be back able to return in another year!

Family Time
We found the cottage ideal for ourselves and our visiting adult children. The kitchen was really well stocked and the bedrooms, bathroom, towels and linens were crisp and delightful. With a sunny little breakfast area, beautiful deck and spacious back yard, it exceeded our expectations. Tom and Susie were easy to text for the few questions we had. The North Fork has its own special flavor and this cottage lands perfectly in its vibe, sunsets and all.

The perfect vacation house
We loved our stay at this perfect house. Great size, very well decorated and with everything we could possibly need or want, including great deck, table with umbrella, beautiful garden and huge yard. Tom and Susie are considerate, attentive hosts.

Sweet Gem in Southold!
We loved our short stay at this property that is a short walk to the north shore beach! The house was super clean, updated, and inviting. We loved the little kitchen sunroom and the upstairs loft area where the kids slept - it was their own private escape with Roku TV and a surprising keyboard! Lots of board games, too, and they had fun with the tetherball in the yard. And pretty much all you need for a trip to the beach was in the garage. Wifi was great for 5 people and all their devices. The neighborhood is "local" and very quiet and it's a great location to explore both the north and south forks. The only thing I would suggest is an AC unit upstairs. Lastly, Tom and Susie were very prompt and communicative!

We fell in love with the North Fork the very first time we visited, and soon bought this sweet cottage as a country escape from our West Village studio apartment. 20 years, three children, lots of renovations and one dog later, we've decided to share our little piece of NoFo heaven with others. We think you'll love it as much as we do!

Why they chose this property

Our place is located on a quiet street just off the Sound and a short stroll from Sound Beach, which is the primary public beach in this area. Our deep backyard is fenced in and landscaped, offering great privacy and room to stretch, play, bbq and relax with family and friends. Stargazing from our front yard at night is enthralling. This home and area never cease to relax, inspire, enchant and recharge us.

What makes this property unique

Be in the middle of everything yet completely away. This house is uncluttered and utterly relaxed, a deliberately simplified escape from the city and stress.
