Located up just a few steps to the front door our 2 story home has two bedrooms and a bathroom along with the kitchen and living room located on the ground level. The second floor has one bedroom.

In addition to the three queen beds, our space features a queen size pullout couch as well as an air mattress for extra sleeping space! Plenty of extra linens and pillows are available to ensure groups of any size have a comfortable, restful stay.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:
We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.
We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations.
There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit).
Parking

Please park in our driveway. The driveway fits three cars in tandem but if you need extra parking, there’s plenty of free street parking in front of the house as well!
Entry

The unit is fully accessible via a YALE smart lock at the front door. To enter, press the code we provide in your reservation check-in instructions, and press the CHECK to unlock.
When leaving, type the same code you used at entry, followed by the CHECK, and the door will lock! In addition, the locks will auto-lock after one minute if you forget to lock.
Our Availability

We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e., hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste!
Extra Sleeping Arrangements

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!
Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress.
House Rules

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:
- No tolerance for parties & no overnight guests without prior approval. We use a NoiseAware device to detect decibel levels. Neighbors have in the past called the police for any parties/excessive noise. This is a quiet neighborhood - please respect that.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave the house in clean, sanitary, and good condition. If there is extra work for our cleaners, we will have to withhold some or all of the security deposit.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.

This house is perfectly located for access to both Royal Oak and Ferndale. Situated on a family-friendly quiet street but within a 5-minute drive to all that Royal Oak has to offer as well as only a fifteen-minute drive to Michigan Avenue and all of Detroit’s best amenities.

For public transportation, there are bus routes that run east/west along Lincoln Avenue (about a 10-minute walk from the house) as well as north/south along John Road, which is just a 3-minute walk from the house! UBER and LYFT run consistently in the area and are quick, cheap, and accessible options to get anywhere in the Royal Oak/Ferndale/Detroit metro area as well!
