The Metta Grotto is a cozy yet airy basement studio designed w/ the principles of Metta- good will, loving-kindness, & the sincere wish of peace for all who enter. Our home is meant to be a sanctuary. Appointed w/ our luxury Metta Home textiles & amenities we value in our own routines, we want you to love your stay so much you want to bring the Metta home w/ you! Enjoy adventuring in this little mountain city close to natural wonder in all directions, acclaimed dining, UVA & vineyards!

The Space:
* Please note there is a camera at the front door for your safety.
* Please note, the Mettā Grotto is a one bedroom open lay out studio located in the basement of the Mettā Gem (a 2 bedroom bungalow).
* We always remind our upstairs guests that someone could potentially be staying below & noise does travel & you will hear your upstairs neighbors.
* We have installed sound proof panels to help minimize any issues. Also recommend keeping the pocket door & bathroom door closed to help buffer the noise.

* The Metta Grotto has its own private entrance on the side of the house with its own unique code that we generate for each guest. The front door of the house is reserved for the Metta Gem, our other listing, as it leads directly in to their living room.
* Upon inputing your unique code in the side entrance lock, you will descend down a stairwell. At the bottom of the stair case, you will find the entrance to the studio on the right with another coded lock.
* To the left. you will see a washer and dryer, this area is the only indoor common area that could be shared with the upstairs guests at the Metta Gem, otherwise all areas of the Metta Grotto are private.

* Once you enter the Grotto, you see the living area directly in front of you with a comfortable couch and a large mounted Smart TV (Hulu, Netflix, Amazon, Pandora, Etc. are loaded) on the wall that also can be seen from the Kitchenette area! Directly to your right upon entering the Grotto, you will find a kitchenette equipped with the essentials- a mini fridge/freezer, toaster oven, coffee maker, our special locally roasted Mettā Coffee - Stir, roasted in Richmond, VA by Afterglow Coffee Co-Op. Additionally, there is a selection of creamers & sweeteners, a coffee grinder, olive oil & salt & pepper as well as a small sink. The kitchenette features a beautiful live edge counter that is a great place to enjoy your breakfast or use as a work from home space! Continuing along past the kitchenette, you will find the bathroom with a large walk in shower (w/ shampoo, conditioner & shower gel) and plenty of storage shelves for your toiletries as well as a few emergency amenities. On the other side of the wall from these rooms you will find the sleeping area featuring a comfortable queen sized bed made using our luxurious Metta Home bamboo silk sheets (Check out Metta-Home. com to buy a set for your home). The sleeping area can be partially partitioned from the living area using the rolling closet rack, perfect for hanging your clothes too. The sleeping area faces the living area to complete our cozy little hideway.

Guest Access:
The Mettā Grotto has a private entrance to the right of the home along the side. The door is pink, just like the front door. It is separate from our other listing, the Mettā Gem (2 bedroom upstairs bungalow). The only potential shared space is the washer dryer area and the fire pit area outdoors in the back of the home. We provide a contactless check in process. Guests are able to enter the house & the basement apartment entrance with unique generated codes.

Other Things to Note:
* NO SMOKING anywhere inside the home. You may smoke outside; be sure you extinguish what you are smoking before leaving unattended. Be sure that all doors, windows and any opening where smoke may enter the house are closed and secured.
* HOUSE PARTIES & EVENTS ARE PROHIBITED
* You agree to act in such a manner as to allow those nearby peaceful enjoyment of their properties.
* We reserve the right to cancel your reservation at any time if you violate this policy.
* Advance notice is required for early check in requests and we'll do our best to accommodate those requests.
* We charge $25 per hour starting at 12 noon and will be requested through Airbnb upon check in.
* Late Check - Out: Check out is on or before 10am. If you would like to extend your check out time, please contact us in advance and we may be able to accommodate your request.
* Unauthorized late check-outs will automatically be charged 30% of the daily rental rate per hour stay past 10am.
* Your unique access door code will only work until the checkout time of 10 am unless other arrangements have been agreed upon.
* We understand that accidents happen, but please let us know if something spilled, stained, or gets broken during your stay.
* Failure to communicate any damages, we will pursue collecting for the damages through Airbnb and charge an additional 20% over and above the replacement costs.

** PETS MUST BE PRE-APPROVED Please send us a message should you want to bring your pet. There is a nonrefundable fee of $35 per pet that we will request upon check in. Long term nonrefundable pet fees are $150 per pet, per reservation.
You know your pet better than we do, please bring the appropriate accommodations for your particular pet. For example, if your pet is a shedder, please bring your own blanket to protect our furniture.
** Please pick up after your pet when walking them in the neighborhood.
** If your pet makes a mess in the house please clean it. Uncleaned pet messes and strong odors will be subject to additional fees.
