Welcome to The Pumpkin House, an exquisitely located single family sanctuary. Just bring your suitcase to play, relax, entertain & work (if you have to...) from this charming, period gem in the heart of the ‘Port City’. No shared common spaces, gas grills, patios, walls or ceilings. The entire house is yours! This beautifully renovated historic home is steps to the best dining, shopping, and entertainment Newburyport has to offer. The property features 2 bedrooms, 1.5 baths, sleeping up to 4 guests in two queen beds. The home has an open concept living/dining area with updated contemporary finishes that spills out into a secluded, Beacon Hill-style patio oasis. Other features include a sizable office/study area, 1 off-street parking space, a fully equipped granite & stainless chef’s kitchen, a first floor w/d, all bedding and linens, towels, o/d furniture, gas grill, a/c, and beach towels, cooler and chairs for your warm weather excursions. You are only two blocks to shops, restaurants & riverside attractions and a short drive to local beaches, farms & one of America’s highest rated bird-watching preserves. The perfect location to absorb the local flavor, take a train to Boston, or jaunt to the gorgeous lakes & mountains of NH, ME and VT.

To help expedite your reservation, could you kindly provide the following information with each reservation:
1) Full names of each adult guests
2) City and state you are traveling from
3) Age of each guest

This listing can only accept 30+ day rentals and long term rentals are welcome. Ask about our Winter Rental too!!

HOUSE RULES:
1) Please remove your shoes when inside the home
2) Do not flush anything other than toilet paper
3) No grease & oil down the sinks or toilets
4) No cutting or chopping or tenderizing directly on countertops. Cutting boards are provided.
5) Please do not use abrasive cleaners or sponges on the appliances or countertops. There is a gentler countertop and appliance spray for your use.
6) Please be careful not to bang into kitchen appliances to avoid dents and damage
7) No day or overnight guests, except for those on the original reservation. Additional guests will result in immediate termination of your stay.
8) No smoking or vaping on the premises
9) No pets on the premises
10) No parties or large gatherings allowed other than those quests on the initial reservation.
11) The heat cannot be set to over 72 degrees. If a guest needs the heat higher for medical reasons please let us know ahead of time. Please reduce the heat if you are leaving the premises for an extended period of time.
12) No candles or incense are allowed on the premises
13) No illegal drugs use on the premises
14) Please do not use bath towels as beach
15) Please do not move or rearrange any furniture in the cottage
16) Please do not remove or move any of the pictures, wall hangings, mirrors etc. from the walls
17) Please do not over stuff washer or dryer
18) PLEASE let us know if any items were broken or damaged to allow for quick resolution, repairs and replacement. It happens, but much easier to resolve if we know immediately

Nice quiet area cozy home
We loved our time at the Pumpkin house. The house is in a great location, walking to shops, the path along the water, and many restaurants. The owner was easy to get in touch with and helped us with extra blankets on our first chilly night. Our weather was cold, but in warm weather the backyard is a cute retreat and would expand the space. We really enjoyed our time there.

Lovely updated old house in historic neighborhood. Clean and comfortably furnished. Private rear patio. Location great for walking to shops and restaurants. Small but fine for 3 or 4 people.

Great location
Pumpkin house is a great location in Newburyport. Walking distance to everything, yet on a quieter street. Pluses: Totally modernized and updated older property. Kitchen is first class. Very comfortable for a couple. The guest room is good, but the bathroom situation means guests go through master BR or downstairs. It's an old house, so understandable. We did not use AC in Sept/Oct. Heat was nice a couple of days and the gas stove was really nice on chilly New England fall mornings. One "gripe". The TV service was pretty horrible and hard to use. We don't watch a lot, but for the price $$$$, throw in a decent cable service. We would definitely stay there again if our plans take us that way.

It was love at first sight with the Pumpkin House. We live and work in Newburyport and feel so fortunate that we can reside in this amazing city where adventure, shopping, beaches, hiking, farms and fabulous restaurants are within minutes. We have three wonderful girls, a dog (Ozzy) and a cockateil (Mr. Feathers). We make sure we take advantage of all the fun, adventure and relaxation Newburyport has to offer.

Why they chose this property

The Pumpkin house is an alluring downtown gem. It is tucked away on a quiet, historic street only 2-3 blocks away from downtown and the vibrant Newburyport waterfront. We furnished this home so every guest feels like they are at home in a wonderful seaside New England retreat. We especially love the secluded Beacon Hill-type garden in the rear; here you can relax and read a book or entertain your favorite guests. We have done our best to outfit the house so as to accommodate every guests' needs, but we are always open to suggestions!

What makes this property unique

The location is difficult to beat. It is within walking distance of all of Newburyport's most popular offerings and a quick bike ride to tranquil beaches, farm stands, hiking and much more.
