We really enjoyed our stay. We have stayed at many places over the years and Larkins place was the most well stocked. I can honestly say all you need to bring is your clothes and food. She truly thought of everything you may need and then some. Yes this is a older house but it is really nice and CLEANER than some of new ones we have stayed. We had no trouble with cell service. We had service all over and around the property. There is some road noise but believe me it didn't bother us at all. If you want privacy this is perfect no neighbors at all. We had two grand kids with us 9 and 11 and they had plenty to do from board games, foosball, fishing, catching frogs, and just exploring the property. We loved it!

Quirky yet perfect
Yes this house is quirky and that’s the beauty of it. Great space and plenty of options of things to do OR there are many ways you can do nothing and be happy. We fished, we relaxed, we went on field trips in all directions. It was the perfect end of the summer trip.
Very pleasant place
We planned to do some touring in Richmond and Eastern Va and stay somewhere that allowed dogs. This property suited our purposes nicely. Larkin answered questions and was very helpful. Pros included having a private place we could stay with dogs, a nice view of the river, well stocked kitchen and local history books to read. A few cons though, including quite a lot of highway noise and a very poor quality TV. Though we did not plan to use the advertised canoes on the property, we would not have felt safe doing so. The dock is steep and in serious disrepair and I would not have felt safe or confident that I could have pulled a canoe out of the water. I stayed 3 nights because the VRBO site would not permit booking only two nights. The advertisement says minimum “2-3” nights. Would recommend fixing this, as it is confusing and misleading. Overall a good experience and a friendly helpful landlord. I would recommend the property unless using the boats is a high priority.
Great quiet eclectic destination
Very attentive owner, clean house, secluded property. Great place to relax and get away from suburbia. No wifi and cell signal was one bar for me at the property (as soon as you're back on the main road it jumps back up to 4), but otherwise it's awesome.
If you enjoy boating, fishing, swimming... the Mattaponi River is the place for you. This house sits about 50' from the edge of the river with 3 kayaks and a canoe for your convenience. Beautiful ZOAR STATE FOREST is just across the river so hiking and park activities are easy! There's a public boat ramp about 1000' away (but totally out of eye shot) but kayaks and canoes con launch from the floating dock here. The river is freshwater and tidal. At low tide its 10 or so feet deep near the shore (old channel) .about 4 or 5 in the middle, and even less on the other side. Bottom is mostly sandy! Currents are usually not very strong, and every12 hours stops completely and changes direction. Very user friendly!
. Aylett is close to Richmond (50 min.), DC (90 min) Willamsburg (60 min) with easy access to fast moving roads.
Other Activities: KINGS DOMINION Close!! 30 min -Bush Gardens and OUTLET stores are about40 min away. New badmitten set!
