*Do not rent if you mind walking up/down stairs!* The entire duplex is tri-level. The living quarters are within 2 stories. The access the unit there is a flights of stairs from garage/ground level to main floor and a flight up to the upstairs bedrooms.

Welcome to "The Bluebird on Park!" Location! Location! Location! One block from Grand Lake's historic downtown boardwalk, shops, restaurants and library, two blocks to the lake, town square and kids play area and a five minute drive to Rocky Mountain National Park. *NOTE: Two levels of 1,000+ square feet of living, two levels accessed by entering through main level garage or exterior flight of stairs.. Completely updated mountain contemporary decor. Bright, clean, stylish. Three decks and a fenced back yard. Great for families and friends, dogs allowed too!

Sleeps 6 comfortably. If you are going to use the max occupancy of 8 we recommend that you have a max of 6 adults and the rest children because of the bunk bed!

Bedroom Layout:
*Bedroom 1 with King bed and private deck on upper level.
*Bedroom 2 with Queen bed and bunk bed on upper level. Bunk is 2 Twins. Top bunk is great for children over 6.
*Sleeper couch in living room on main floor.

Full bathroom with stand-up shower on main level

Deck 1: Outdoor chairs, table and BBQ grill. Walk out to small back area with a wire fence so kids and dogs can move around safely!
Deck 2: Off the master suite. Great mountain views with two chairs great for relaxing with your coffee in the morning or wine at night!
Deck 3: Located in the front of the house on Park Ave. Has a gate so you can securely enclose your dog on the front porch if desired.

For Kids:
Pack-n-Play, boppy pillow and lots of books, toys and games in upstairs closet.

Window coverings:
The blinds are double shades with both blackout and sheer. Push the top half completely down for sheer or the bottom-half for blackout.

Garage, Driveway and Parking:
The garage can accommodate one vehicle 6-1/2 feet or less in height and the driveway has room for vehicles and or trailer. The driveway is 34 feet from the front porch post to the town walkway so the driveway can accommodate up to a 34 foot trailer or a vehicle and trailer no longer than 34 feet combined. In addition, there is free street parking next to the townhome. Parking in a public right of way (cars/trucks/trailers) is limited to 72 continuous hours per town municipal code 10-7-2. For periods longer than 72 hours, please see the town for a permit.

Seasonality:
There are seasonal factors to consider when booking. There are two mud seasons/shoulder seasons in the Mountains. They are loosely from mid-October to late-November and mid/late-April to mid/late-May. During these times of year activities can be limited including some restaurants closed. We love Grand Lake year round and there is always something to do!

Peak Season: May-September
Peak Holidays/Times: Thanksgiving, Christmas, New Years and March Spring Break. Pricing is reflective of the time of year. Please consider seasonality and research Grand Lake prior to booking to ensure this is the best time of year for you to visit!

Pet details:
We allow dogs only, with a 2 dog maximum. If you are bringing a dog please send us details on your pet. Please do not plan on leaving the dog in the home alone. If this is the plan our rental might not be the best fit for you. There will be additional charges if there is any pet damage. Please be a responsible pet owner and always leash and clean up after your pet! We love dogs and we hope yours can join you on your vacation in our home!

Getting Here:
Grand Lake is accessible from the south off of interstate 70 via US highway 40 thru the towns of Winter Park and Granby then US highway 34 as well as from the north via Trail Ridge road thru Rocky Mountain National Park from the town of Estes Park. Please note that Trail Ridge road is closed all winter.

A 4x4 vehicle is required in winter months even though the driveway and street are plowed/paved. Weather and driving conditions can change rapidly in winter months. We cannot accommodate weather-related refunds.

Activities and Events:
Grand Lake is a National Park town with amazing year round activities and events including, shopping, hiking, sightseeing, exploring, boating, water skiing, snowmobiling, cross-country skiing, downhill skiing, festivals, music, events and much more. During the winter, you can drive a snowmobile from the townhome thru town to the Grand Lake snowmobile trails to explore the snowmobile capital of Colorado. Please consider seasonality and do some research prior to booking to ensure that you will be able accomplish what you wish during your visit.

Great location. Near mainstreet walking distance to lake and town. Very cozy. Lots of stairs.
Wonderful accommodations for my immediate family. Very clean and great location to walk to everythinging. Only downside are the stairs with small children. Bring a baby gate or 2. Be prepared to lug stuff up 2 staircases.

Our Grand Lake stay
Loved the location and unit was nice and clean. Lots of stairs, which made it hard to get luggage in and take dog out. The hand rail needs to be sanded or smoothed down. Our son ended up with several splinters from it. The fenced yard area was very overgrown so our dog would not go into the yard.

Fabulous stay
We had 5 adults stay at this rental between Christmas and New Years. Great stay, clean, all amenities + as listed. It a block from and street and 2 blocks to the lake. Since we stayed while it snowed there was someone that came to clear the driveway and stairs. We’d love to stay again in the summertime and enjoy the lake!
