THE SPACE
Welcome to Historic Adair Park, voted top 20 neighborhoods in Atlanta, GA. Our home, The Jewel of ATL has original windows, hardwood floors, & exposed brick from the 20's throughout. We can't wait to host you in our spacious & family-friendly Adair Park home.

BEDROOMS / BATHROOMS:
All four serene bedrooms are comfortable & cozy
- 1 King bed in the primary bedroom.
- 2 Queen-size beds in the guest bedrooms.
- 2 Twin beds in the smallest room.
- The 2 bathrooms have been recently updated with modern fixtures & finishes, & include plenty of plush towels & toiletries for your convenience.

- The spacious living room is the perfect place to relax after a long day of exploring the city, with comfortable seating & a flat-screen TV.
- One of the highlights of our home is the chef's kitchen, which features a gas stove, oven, refrigerator, wine fridge, microwave, & dishwasher. Whether you're an experienced home cook or just looking to prepare a quick meal, you'll find everything you need in our kitchen.

OUTDOOR FEATURES:
- If you prefer to cook outdoors, there's a gas grill on the back deck, perfect for a summer BBQ.
- Fire pit perfect for S'Mores.
- Outdoor dining table.
- String cafe lights.
- Outdoor sectional couch on the front porch.
- Outdoor speakers (quiet time at 9 PM).
- The backyard is fully fenced for privacy.
- Off street parking for multiple cars.

FAMILY-FRIENDLY FEATURES:
- Outdoor playset for kids.

OTHER:
- The house comes equipped with a security system. Each guest is issued a security code to use during their stay. The code will be messaged with check-in instructions. You may choose to set the alarm while you are there or not, whatever makes you comfortable.

Guests will have full access to the home, premium amenities, & complimentary toiletries.
RULES & POLICIES:
HOUSE RULES Airbnb guests that have booked a stay have agreed to the house rules:
- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- Guests must be over the age of 25.
- No parties &|or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense. Guests who smoke indoors will be charged a $250 additional cleaning fee. We do offer smoking outside & on the patio. But PLEASE dispose of the butts.
- Please no loud music or noise after 10 PM. A decibel detector is installed in the backyard & you will be notified if the volume rises too loud for longer than one minute. If this happens more than once you'll be asked to leave. - Please make sure ALL guests are registered. No photoshoots filming projects unless agreed upon when booking.

NO PETS ALLOWED

ADDITIONAL RULES
Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows.

REMINDER
- Security cameras/audio recording devices are located on the exterior of the property.

We attempt to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he/she has no control. This includes but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure. Owner shall not be held liable for any injuries that may occur to vacationers or their guests as a result of the acts of said vacationers and guests. Owner is not responsible for any theft or damage to vacationer's belongings during their stay at the vacation rental.

Adorable city bungalow

this house was amazing for our party of 2 families in ATL for a baseball tournament. It is an adorable home with a fantastic open floorplan, lovely bed and bathrooms stocked with soap, shampoo, conditioner, q-tips, etc... Really - beautiful spa quality rain showers, etc... The kitchen was extremely well stocked in terms of pots, dishes, glassware, etc.., and again, had dish soap, laundry detergent - even a first aid kit for when one of our kids scraped a knee on his scooter! Location: this is in the city - not suburbia or housing developments! But what an adorable neighborhood!!! Block after block of bungalows in various states of renovation, and many sporting the "Adair Historical Neighborhood" flag. Literally one block from the house is an entry onto the ATL Beltline - the paved bike / walking path that encircles ATL. It leads to a great brewery garden, and en route you pass by some amazing artwork (both graffiti and sculpture work)! Really - it is a lovely path, and next time, I will bring my bike to best see the whole of the Beltline! All in all, a great stay - we will return if in ATL next summer for sure!

Rotting animal on property

Upon arrival we noticed an awful smell. And noticed a huge ball of hair by the trashcan in the front of the house. Since it was near wooded area we weren't concerned until we got in the house and continued to smell it. Upon investigation(walking up to the huge ball of hair) we realized it was a rotting animal. Msg the host she pretended not to know it was there until I pointed out they supposedly had someone come and clean the property the day before. Fast forward to one of the owners contacting me. What blew my mind is she said that she couldn't see what my problem was? Really? Rotting flesh you see and smell in front of the house. We were given a small compensation but only after I demanded it.

Its an amazing location and even better propety

This property was amazing. We felt like we were in a HGTV episode. We loved the finishes, the furniture and the beds. Thank you for hosting and putting so much time into the property. It is a great space.

Spring Break 2022

Party of 8 (3 adults - 5 kids ages: 17, 13, 8, 8, 5) Listing has incorrect address (correct street, wrong number) which caused minor panic/confusion at first but after a quick phone call to Talia, we found it & entered the property! Would have loved for the decks to have been cleaned prior to our visit so we were able to use them as well as the windowsills throughout the house could use a quick wipe down. Beds were comfy & the place itself was more than enough space for our group! Kitchen & laundry room were both used frequently throughout our trip. Property manager was super quick to respond and even dropped off some extra towels for us within an hour of request! I’d definitely look into this property again if we return to Atlanta! ❤️
