Our exceptional 4-star graded, 2-bedroomed Park Apartment is within Pilrig House, an A-listed, 17th-century Scottish townhouse (built in 1638), which has a distinguished history and a wonderful literary connection - it was the home of Robert Louis Stevenson's mother's family - as a child, RLS often visited and played in the gardens here as a child - he mentions Pilrig House in his novels: Kidnapped and Catriona.

The apartment is sited in a tranquil park, yet, incredibly, it is only a 15-20 minute stroll (just over a mile), or 5 minutes by bus (bus stop is only minutes away from the apartment) to Edinburgh's city centre and all the main attractions. Booking Conditions

Open all year. The apartment is non-smoking, but you are welcome to smoke outside, and, sorry, no pets.


For bookings of 7 nights or less, we ask for payment on booking. For bookings exceeding 7 nights, we ask for 50% payment on booking, and 50% 8 weeks before your stay. On completing a Booking Form via our website, we send you a Booking Confirmation, followed by a secure online payment request via CardSave (you can pay by credit or debit card).

Cancellation Policy

We ask all prospective guests to complete a Booking Form via our own website, and that they read our Conditions of Rental page before doing so. The cancellation policy is clearly stated on that page.


Please view our highly competitive nightly & reduced rates on our owner's website (we feel it is disingenuous to show 'per person per night' rates that do not convey the true min. price of a stay). And, there are absolutely no extra add-on taxes or 'hidden' charges.

About Debbie or Philip Martin

Philip is a retired mechanical engineer, who travelled the world as a naval engineer for many years - living in Mexico and Belize for several years. He is an amateur historian, and has amazing local and Scottish historical knowledge.

I am an ex-copy editor who worked for over 20 years in the field of publishing, and then on a freelance basis as an editor/proofreader. We both enjoy travel, books, films and, life in general.

We decided, after meeting, that we couldn't bear to sell Philip's apartment in Pilrig House - it was just so special, and so we decided to turn it into a rental apartment. A year later, with great joy, we moved back into the house ourselves, then we purchased another apartment for renovation & rental, and so it just grew over the years since we started up.

We have made many great friends, and still gain enormous joy & satisfaction in welcoming visitors here from around the world. It is lovely that so many visitors, including increasing numbers of solo women travellers, come back time & time again.

Our emphasis, right from the start, was to create incredibly clean & exceptionally comfortable accommodation, with in excess of the usual facilities found in vacation rentals – and to maintain this high standard. We also wanted to ensure we met our guests’ needs, and so listened & took on board, almost without exception, all comments/suggestions over the years. We always personally offer a warm welcome, & are really pleased to be able to provide further support during your stay, if wanted! On arrival, we take you into the apartment, showing you all the need-to-know things, and will always take as long as you want to answer all your questions – it is nice to meet the owner and to know we are on-hand should you need us.

Why Debbie or Philip Martin chose Edinburgh

Well - there's the fact the Pilrig House is utterly unique as an historic 17th-century townhouse in Edinburgh, then there's the lovely location, and the parkland and Edinburgh skyline views... And the peace! Then, there's the wonderful ambience in the house itself - it really is special. And, the private parking, the beautiful gardens... there is so much to enjoy about living here. We just couldn't replicate what Pilrig House offers if we searched the length and breadth of Edinburgh. And the fact that we can walk into the centre of Edinburgh in 15-20 mins, or take a bus right outside the park... more than anything, we love the feeling of living in the country while living in the city.

In each apartment, the living-rooms and bedrooms have park and/or garden views – a lovely change from looking out onto city streets or other buildings! The house’s history also gives it a special feel – some people liken it to staying in a Scottish castle…

Robert Louis Stevenson’s mother lived in Pilrig House and he visited here and played in the gardens as a child – we include his novels in all three apartments, so you can read extracts that refer to Pilrig House, and imagine living in another time…

One national newspaper journalist wrote, after staying here, that the house has a ‘timelessness that made for instant relaxation…'

And, the centre of Edinburgh is under a mile away – most guests walk there, and sometimes take a bus home at the end of the day… and describe their pleasure at returning to the peace and tranquillity of Pilrig House. Great shops are almost on your doorstep – supermarkets, cafes, bars, restaurants… all within easy walking distance.

We have many US and Canadian guests who come back every year, and European guests who visit at least 6 times per year – and they have stayed previously in the best hotels and now choose to stay here. What makes this apartment unique

The Peace. The park location. We awaken to birdsong, can gaze out our windows & see the park in all seasons & ever-changing colours, or sit in the garden to the side of the house in total privacy & enjoy the tranquillity.

Everything we need is close-by: great local independent shops, supermarkets, bus stops, restaurants (especially in the nearby waterfront 'Shore' area), Playhouse theatre, Martin Wishart's Cook School, gym & leisure centre (with fab pool), multi-screen cinema, library, bank, post office, a fab Sicilian bakery, great Italian deli and cafe - Valvona & Crolla, walks/cycle-path along the Water of Leith walkways, Edinburgh's Waverley train station - to list a few of the local amenities...

Castles, coastline

The nearby East Lothian coastal trail - only a half-hour drive away, has a host of charming villages and historic castles.

Golf Hub

22 wonderful golf-courses along the above coastline - eg Gullane, North Berwick, Craigielaw, Muirfield, Archerfield, Dunbar - for golf fans out there! Or drive to nearby St Andrews Old Course & get snapped on the bridge...


Another great bonus is our free parking in a private car park directly to the rear of the property – you can bring your golf clubs! - this is incredibly rare in Edinburgh – most properties have ‘metered’ on-street parking on a street outside/near their property, which never guarantees a space, and is incredibly expensive – you have to top up the metre every couple of hours!

Philip and I often walk to the ‘Shore’ area of Leith, on the waterfront – which is Edinburgh’s port – a 5-10 minute walk from Pilrig House – it has great restaurants and bistros. You can also use your membership card to visit the Scotch Malt Whisky Society’s ‘The Vaults’ premises here – even if you don’t like whisky – a great place to have a bar lunch in the oldest building in Leith (at local bar-lunch prices).

Celebrating our fiftieth anniversary in fine style

Pilrig House is situated at the top of Pilrig Park. There were families playing with children and dogs in the park every day. It was idyllic. Our apartment was equipped with everything we could have anted for our stay and Debbie and Phillip connected us with Michael McKinlay to drive us on tours we designed. We got to see Scotland as no tour bus or even my own driving could possibly have let us enjoy. And having Michael as a driver allowed us to use Pilrig House as a base for our explorations. We got to see so much beauty and then return to a lovely comfortable apartment home every night. It was all we hoped for and more.

Wonderful Two Week Stay @ Pilrig House!

My husband and I stayed in the Garden Apartment at the Pilrig House for two weeks at the end of July and the beginning of August. The apartment was so spacious, modern and spotlessly clean, supplied with everything one could possibly need or want. Debbie and Philip are wonderful hosts - very knowledgeable about the area/attractions & transportation. It is about a 1/2 hour walk to city center but this was not an issue for us. Bus routes are very close by as well as local grocery stores. It was nice to come back to the quiet area of Leith and the apartment to get a break from the hustle and bustle of the city. We were so happy with our accommodation and would definitely recommend the Pilrig House to family and friends!

My wife and sister and I stayed 7 nights at Pilrig House in June of 2016. We loved our stay in this lovely, quiet park setting. As dogs lovers, we very much enjoyed visiting with the dogs and owners in the morning after coffee and breakfast. We also took the train to North Berwick and that was a most pleasant train ride and the town is charming. We also had Mike take us on our tour of areas of the midlands and highlands and he took us over "military roads" that tour buses cannot navigate. This was an outstanding day trip as we drove over the narrow roads with tiny lambs tumbling around. We took in the "Queen's View" and that was spectacular.

Pilrig House is in a class higher than 5 stars and I look forward to my next visit to Edinburgh and a stay in this perfect home away from home.

Execllent in all ways!

We stayed at Pilrig House in the Park Apartment for 7 nights and were extremely pleased with everything it had to offer. As mentioned in other reviews, the apartment is in a great location, is very well equipped, spotless, and Debbie an Phillip are very accessible if you need anything. We easily walked into Edinburgh (about 20-25 min) and also to Leith (15-20min). As per Debbie's suggestion we took a short train ride to North Berwick and enjoyed a day there walking the beach etc. It was nice to have kitchen facilities for breakfast and evening snacks; grocery store nearby. We participated in the 10K run at the Edinburgh Marathon Festival and the route is great, running along Arthur's seat. Pilrig House is a great choice!

Wonderful Location & Very Quiet

We were able to stay at Pilrig house for a few nights and had a wonderful and peaceful time. Phillip gave us more than enough information to get the lay of the land and we loved our time exploring Edinburgh. The room had everything we needed and is convenient to grab a cab and get to anywhere we needed to go.

Do not miss a chance to stay at Pilrig House

What a great trip! Glenda and I really enjoyed our nine days in Edinburgh immensely. The gorgeous scenery, the architecture, both the old and older, we loved it all.

Impressive was the Tattoo. Magnificent show. The mixture of talents of the various countries was very creative. Having the Citadel Regimental Band and Pipes perform was a special treat for us.

Can’t say enough about "Big" Mike McKinlay. He took us to the top of the mountain, so to speak, and everywhere in between. We laughed, we stopped for the necessary, we ate lunch at places we would never have found. Most of all we saw things that we never could have seen without Mike.

We have travelled quite a bit in our 52 years but had never done a self catering apartment accommodation. This was our third trip to Scotland. We really enjoyed the Park Apartment. It made us feel like home. Every convenience was there. Clean, neat and very livable. And the bed worked out just fine. You should be proud of what you have established.

Pulling this adventure all together was PILRIG House and the Martins. Historical building, great park out the front door along with the most friendly people we have encountered in our travels. You and Philip are delightful and could not do enough for us. Your hospitality set a new standard. Hopefully we left the apartment in a somewhat good fashion and got things put away properly.
