This split level ranch with 1,500 Sq ft on a third of an acre has 2 bed rooms, a bunk room, an office with a day bed, a fully equipped kitchen , deck with propane grill (seasonal), washer/dryer, wood burning fireplace, and a mud room with dedicated space to hang up your skis/snowboard and dry your boots after a long day on the slopes.
Sleeps 6 adults or 4 adults and 4 kids comfortably.
Smart lock front door, free Wifi, dedicated workspace, SmartTV, plenty of parking available in the driveway for 4 cars, motorcycles, and snowmobiles.
The Primary bedroom is located on the main level and has a queen bed and an ensuite.
The second bedroom is located on the main level and has 2 twin beds which could be pushed together to form a “King”.
The office on the main level has a desk, a day bed, and a living library. Feel free to take a new book to read (yours to keep or return) or leave a book you’ve finished during stay.
The bunk room has 2 twin bunk beds (sleeps 4 kids) and is located on the lower level of the house.
The main bathroom is located on the main level off of the hall and has a combination tub/shower.
The living area is open concept with pine vaulted ceilings. Perfect for entertaining a group with obstacle free access to the kitchen, living area and dining room. There is a wood burning fireplace as well.
The kitchen /dining area is fully equipped with fridge, microwave, electric stove, and dishwasher and basic kitchen essentials. There is also a coffee/wine bar with a wine fridge, Keurig Duo, milk frother and coffee cups and wine glasses. We provide a few coffee pods/ tea bags for your first morning but ask that you supply your own beyond that. There is a dining room table with seating for 6 but there a extra leaves next to the coffee bar in case you need more seating.
General: free wifi, there is an AC unit and propane heater in the living area, the bedrooms have electric heat linens and bath towels are provided but please bring your own beach towels. Washer/dryer, laundry detergent, garbage bags, paper towels, toilet paper, dish soap are also provided for your convenience.
Please note quiet hours are from 10pm - 7am we are in a quiet community with other residents nearby your respect for our community is greatly appreciated.
*WINTER Note* We provide shoveling and plowing services to the front of the house free of charge. Unfortunately, we can not control at what time this will be done if it does happen to snow during your stay. If you wish to venture out and the stairs have not yet been shoveled we have provided a shovel for you.
We also provide ice melt in case of icy conditions that you can apply as needed to the steps/walkway.
House rules:
•Gas grill: we request that guests shut off gas valve and scrape grill clean after use (seasonally)
•Dishes/utensils: please either hand wash or load all used dishes and utensils in the dishwasher and wash as needed.
•Fireplace: Make sure flue is open before using, before going to bed or leaving the house make sure fire is completely out. Do not put more than 1 Duraflame log on the fire at a time and make sure the metal curtains are closed at all times. Let fire burn out naturally Do NOT pour water on the fire to put it out.
•Before checking out please close and lock all windows and doors and turn off all lights.
•Trash/Recycling: There is no weekly trash collection please discard of trash at the dump in Warrensburg. A bag of trash is about $1 and they only accept cash.

Please note that the house is located in the woods of the Adirondacks and there is insects and wildlife around. Despite all our efforts you may encounter insects and/or wildlife in/ around the home. Please keep screens/doors closed at all times to avoid these unwanted guests from entering the home. We are on a well, the water is drinkable but we have also provided a Brita filter if you prefer. We are on a Septic system please ONLY flush toilet paper down the toilet.

Located in a quiet mixed residential / rural subdivision. The property is located so that the only visible neighbors are to the back with no immediate neighbors in front or on either side.
Less than a 5 minute walk away is a semi-private non motorized lake that is perfect for kayaking, paddle boarding , swimming or fishing.
There is also a 9 hole public golf course across the street. A full 18 hole course is available 15 minutes drive down the road.
