About Carol Ann Zinn

A beach-lover since childhood, it's always been my dream to own my own special home in the exceptional beach town of Wrightsville Beach, located just outside the historic city of Wilmington. As a professional designer, I thoughtfully detailed and furnished the home to welcome and comfort visiting friends and family, and now I am offering it to you for your use as well.

Carol Ann Zinn purchased this house in 2006

Why Carol Ann Zinn chose Wrightsville Beach

The Sanctuary is the best, non-oceanfront home in Wrightsville Beach. The home features 3 private decks and is located on Sunset Lagoon... Just two blocks from the ocean in a safe and quiet neighborhood!

When unwinding at the Sanctuary, you can wake up to the sun rising off the ocean and enjoy your morning beverage while overlooking the peaceful lagoon from the dock or one of our private decks.

What makes this house unique

The Sanctuary has a private, 30-foot dock in a scenic, deep-water lagoon. The lagoon, near Banks Channel and IntraCoastal Waterway, is great for swimming, kayaking, and boating! Bring your own or feel free to use our paddleboard and 2 kayaks as explore the nearby lagoons and marshes.

If you prefer to stay on land, you can take a stroll to downtown Wrightsville Beach or use one of our bikes as you explore the area.

Inside the Sanctuary is a cook's kitchen with Sub-Zero and Wolfe appliances. The spacious, 6 bathroom's in this designer's home feature unique tile detail and plumbing fixtures. The master bedroom suite has a private deck overlooking the beautiful lagoon and a steam shower.

During the off-season or after a day at the beach, you can entertain and unwind with our 3 plasma TV's, the ping-pong table, and Beach cart.

Beautiful Property with Some Problems

  • 3 of 5

The Sanctuary is a beautiful and well appointed property. It has two living areas and is spacious enough for some privacy even with a large group. It is very convenient to the beach and attractions in the Wilmington area. There were, however, several problems which we did not expect in a rental at this level:

The fireplaces as listed on the Home Away (VRBO) website did not work. We were informed of this shortly before we arrived.

It took us three nights to get the main TV working. Even then, without a functional remote, the TV was difficult to adjust. The operating instructions were obsolete and the system had been jury rigged by a prior renter. We had to start from scratch to figure it out.

A good number of the dishes in the cupboards were dirty had to be rewashed when we arrived

The dishwasher wasn't getting dishes clean. We initially thought that we didn't understand the operating manual. It turned out that the internal water filter was heavily clogged and apparently had not been cleaned in some time. The DW worked better but not great after we cleaned the filter.

After some negotiation the owner did offer us an acceptable adjustment on the rent for the deficiencies.

Owner's Response: The other side of the story. 1. Fireplace maintenance was delayed due to holiday schedule and guests were offered compensation, which they indicated was to their satisfaction. 2. Guests did not reply for 3 days to our welcome text msg which also asks to be informed of any problems or questions. Hence TV issue was not brought to our attention for us to help. To prevent future TV issues, we now lock the TV cabinet so the permanent settings remain in place and cannot be changed by renters. 3. Guest complaints about dishes and dishwasher are new to us. We are very sorry for these issues, as we run a tight ship. 4. To provide a full picture, these guests left the house in disarray, did not follow instructions for departure, sent house blankets away with their rental linens, dismantled permanent shelving, negotiated a late check out in partial compensation for their dissatisfaction, and left items which we overnited to them.

Beautiful and well maintained home in perfect location and spectacular views of sunrise and sunsets

  • 5 of 5

The home is beautiful, well appointed with great amenities and spectacular views. Perfect location just across from the beach on the bay with views of sunrise and sunsets. Owner clearly takes pride in every detail to provide convenience, comfort and custom surroundings in this home. We had a great time with our family of 10 staying there to celebrate our daughter's graduation from UNCW. Thank you.

The Sanctuary offers many opportunities for the vacationer who seeks adventure or simply wants to unwind with every creature comfort imagiable. I have had the pleasue to vacation here several times with family and friends and each time I am reminded on why I keep coming back. The home itself is amazing. The attention to detail and quality appointments throughout the home are incredible. The kitchen /living area, my favorite room in the house, is outfitted with upscale pieces of equipment that you would find in a fine dining restaurant or kitchen. The decks overlooking the peaceful lagoon are the perfect spot for evening meals and lots of conversations and laughs long into the nights. The location of The Sanctuary offers many options for day adventures. A short walk to the beach and crystal clear waters, kayaking and paddle boarding the waterways from the lagoon , or biking the barrier island are all at your finger tips. The true testament to The Sanctuary is my family always asks, "when will we be back?". I always answer, soon!

Family Wedding/Vacation

  • 5 of 5

Our family of 14 stayed at "The Sanctuary" for a family wedding. We couldn't have asked for a more wonderful "home" to enjoy each other and celebrate our nephews wedding. Location to beach, wonderful restaurants, peaceful area to walk, bike and evenings on the porches were fabulous. I would return again and would recommend to anyone who is visiting the area. Wilmington was also only 20 minutes away. We also enjoyed the tour of the battleship North Carolina and restaurants in Wilmington.

The Best

  • 5 of 5

We spent a week at The Sanctuary in late October-early November, several generations gathering together to celebrate our parents’ anniversary. Of course it was a special time, made even more special by this amazing home. It’s very spacious, very well-equipped, very beautiful (better than the photos). The beach is very close, and the lagoon is so calming and so much fun for swimming- as it’s warmer than the ocean! The owner goes out of her way to insure a great vacation. We have rented several times in Wrightsville, and this home was the best yet.

Beware!!

  • 1 of 5

We have a wonderful group of friends that travel somewhere to meet for a New Years get together and we have been doing this for thirty plus years. We are all (but one) in our sixties now and the “partying” is rather subdued. So, to welcome in 2016, we rented a VRBO at Wrightsville Beach, North Carolina. Our first impression was fine but it was not exactly pristine.

Our first surprise was everyone having to put the sheets and pillowcases on your bed. My wife had to review several pillows to find one clean enough to case. We were rationed wash clothes and towels to one set per person for a stay of several days. The kitchen sink was just plain dirty. We went to the store to buy soap and toilet paper to last the four nights. The “rules” were more rigid than any VRBO that we have ever rented over the years.

Now comes February waiting for our whopping security deposit to be returned to find that $$$ was withheld for extra cleaning in addition to the charged cleaning fee??? The accusation was made that we dirtied up the floors, woodwork, and cabinets. The real kicker was the $$$ charge for a pillowcase. Renters be aware of this little scam!

Owner's Response: At this writing, there are 44 guest reviews of my home. Except for some folks years ago who were angry that they could not pitch a tent in the backyard, this is the only negative review. To reply item by item: We do not supply bed linens nor individual towels. This is clearly stated in our guest info. I am very sorry if they had to ration wash cloths and towels. I was at the home 2 weeks prior to these guests, and the pillows are all clean. We start all guests with full rolls of toilet paper, which should be enough for 4 nights in 6 bathrooms. First time there has been a complaint on that. It's hard to believe the kitchen sink was dirty, as my cleaner is fastidious and no one has stated this previously. Yes, these folks left dirty woodwork, unusally dirty kitchen cabinet fronts and wood floors which required extra cleaning. They also discarded a bedroom pillow cover (matching to the bedcover), claiming they thought it covered a dust bag. This was not a pillow case as stated, but rather a high end pillow cover which will need to be replaced with something suitable and matching. I am sorry these guests were not satisfied, but that's a first.
