The Hutchin's Schoolhouse sits on a hill overlooking the Batson River and is located on Beachwood Avenue and only is 1 mile from the fishing village of Cape Porpoise and lovely Goose Rocks Beach. A 3 mile drive or bike ride will bring you to Kennebunport's historic 'Dock Square' with it's many galleries, shops and restaurants.
This home began as a 2 room schoolhouse in 1909. The original building stands unchanged today .There are 12 foot ceilings throughout , hardwood floors, built-in book cupboards and tall windows to encourage summer sea breezes. The front entry was once the 'cloakroom' and greets you with pastel- colored stained glass sidelights.
Since the school's closing in 1949, a bathroom , kitchen, and 2 porches have been added, one covered with a swing and the second overlooks the Batson river and
has a queen-size futon.
One original schoolroom is now the 14X30 foot' living room' and dining room. It has a bank of 4 tall windows that look out upon the Batson River and ancient Oak trees. The other has been divided into 2 14'x14'bedrooms. Each has a walk-in closet. One has a king-size bed, an armoire and desk . Both bedrooms have 3 large windows and cooling sea breeze cross-ventilation. The second bedroom has 2 twin beds, a dresser and a built-in book cupboard.
The kitchen is 'galley ' style (i.e. small and efficient) and has the basics--a full-size stove, fridge, microwave, coffee maker, open shelving and lower cabinets. An antique armoire serves as a pantry . The kitchen's best features are the bay window over the sink and the 'butler's window' that allows one to view the river while at the stove .
The bathroom is roomy and has a claw-foot tub with a shower and a bay window. The stoneware sink has a swimming Mermaid design, and was handmade by Wendy.
There are 2 porches. One is enclosed and has a double-sized futon and faces the river. It has windows all-around. The 2nd porch is on the garden side and is open-air and covered. Also has a nice swing--perfect for watching a summer shower or the many visiting birds and butterflies.
A kayak is available for paddling down the river or for transporting to a nearby pond or to Goose Rocks.
The Schoolhouse owner is a Potter and will be working daily in her separate studio on the property. Guests are very welcome to visit me while I'm at work, and you're even welcome to roll up your sleeves and play with the clay!
