Potentially a great house--Needs upkeep.

Value:

Fair - Price was good. Before trip, manager assured me pool/spa could be warm enough for our disabled niece to use. That was false. Pool/spa never achieved usable temperatures. There were plenty of bedrooms, bathrooms, and communal spaces.

Location:

Very Good - Close enough to Vegas Strip; plenty of grocery stores nearby.

Ease of Communication with owner/manager:

Pre-visit: Poor - days and weeks without response to e-mail or phone calls. I initiated contact about a change of credit card with no response until an e-mail arrived saying our rental would be canceled if we didn’t provide a valid card.

During visit: Very Good - Pete Anello responded to texts or phone messages within 24 hours.

Post-visit: Poor - a month passed before we received an e-mail with a photo attached saying there was a urine stain on one of the mattresses in the photo (not visible in photo). No response to follow-up e-mails from us regarding deposit and cleaning bill. DEPOSIT NOT RETURNED TO US.

Condition of Property:

Outside:

poolside ‘beds’: all 3 covers torn down to mattress

cabana: screen/fabric panels worn/torn

ping-pong table: 2 usable paddles

pool: dirty; not warm enough to swim in the entire week

storage box: worn; full of debris and defunct pool toys

spa: dirty; unusable entire week, temperature or jets

grill: clogged nozzles

volleyball court: no ball

Inside:

Bedrooms (screens in only 1): blinds w/chipped and broken slats, missing cords; window locks broken; drapes detaching

Bathrooms: cracked vanities; crack in shower floor; stoppers missing in tub and sink, no anti-slip mat; 2 spring-less curtain rods/1 too high and spring-less(water goes outside stall)

Kitchen:

-top microwave doesn’t heat

-2nd dishwasher turns itself off

-top oven needs thermometer adjustment

-window lock broken

-fridge ice maker/water dispenser inoperable

-sink faucet base needs tightening

-counter cracked on right side sink

-transition strip between kitchen and living room cracked

Living room:

-all stools loose; 1 missing 2 screws)

Dining room:

-1 chair very wobbly

-vent above table leaving dirt on ceiling

-broken blind

Game room:

-2 pool table pockets torn

-window blind broken

Suggestions:

-Tell renters that a heated pool/spa are not available in the winter.

-dimmer switches

-hooks in bathrooms

-2nd fridge/coffee maker

-house appliance manuals

-tool kit

-motion-sensor night lights in hallways

-more serving/baking pans

-let guests control spa jets

You have many great suggestions that only further validate my ideas, so perhaps it’s time I put some of those into play more aggressively. All in all, I’m really disappointed when a guest misses out on certain luxuries or has a poor experience while staying in my home, and the pool difficulties are no exception. The pool system is programmed to constantly heat the spa, and both the pool and spa have independent heaters that can be set to a guest’s desired temperature. Not being satisfied with the pool’s arrival temperature, you may have increased it to a point that forced the system off, due to its preset schedule. This has happened to others in the past. I do apologize for the arrival setting being too low, as well as the operational errors that caused dissatisfaction with the pool heat during part of your stay. The harsh Las Vegas winds and sand constantly dirty the pool and rip cloth material to shreds so I am constantly replacing these items. I do apologize they had not been replaced before your arrival. Out of curiosity, did you request remedy to any of these issues from Pete and the property management company while staying at the property? Many of these issues could have been addressed quickly and quite easily, and we are always very attentive to guest needs during their stay. Rick

So much potential!

Our family of eleven was very pleased with the size of this rental, and the spaciousness of the living areas. We were disappointed with the lack of attention to details--not enough to make the property unacceptable, but just not up to the standard we expected

The sheets were very worn, and in some of the bedrooms there was literally no elastic left in the fitted sheets. There were no linens in the kitchen except for filthy potholders. It took 24 hours to get the microwave replaced, and 48 hours to get enough silverware for our guests. The other issues, like rusty nails protruding from the lounge beds by the pool, or the really dirty covered patio area or lamps without stems to turn on and off--just not what you would expect from a house with so much potential. We understand that appliances go on the fritz and need to be fixed or replaced, but the other shortfalls are so basic that they should not be issues at all. The owner and manager need to take a week to address the shortfalls--they will be rewarded with return guests!

Owner's Response: I am always happy to learn guests are pleased with the house size and the spaciousness of each room, yet saddened by any disappointments in the details. Our property management works very hard to keep up with these details and constantly strive to do better –and satisfy all our guests’ expected standards. Thanks for bringing these details to my attention. Nothing is too minor to report. The one set of sheets with worn elastic was replaced the moment it was brought to my attention. Again, thank you. I wish more guests would report these details upon check in, as opposed to check out. We have a pretty rigorous inventory management process, but needless to say it is imperfect. I’m glad to hear the microwave was replaced within 24 hours upon request, yet they were unaware of any rusty nail outside. They would have been happy to help while onsite. And I do apologize for any dust or sand on the patio; the Las Vegas desert wind is very difficult to predict and remedy. Sometimes it blows into the pool too! We do our best to stay on top of that and address all guest feedback during and after a stay. As for the silverware shortage, the property is equipped only for its max occupancy. So if a party size exceeds this allocation, the property management company must be alerted and will gladly accommodate a request for additional items. We also have a $100 expense reimbursement policy that grants guests the right to purchase items (like silverware) for the property at will. Simply leave the items behind and submit the receipt during a stay or post checkout for reimbursement. This special amenity is detailed in the operating agreement. You are not the first person to overlook it. Again, thank you for this feedback!

Thanks for a great stay

Had a great stay. Everything went as planned and I would like to give a special thanks to the concierge who helped plan transportation and a great catered dinner for our corporate event. I definitely would strongly suggest this property. It is very private and quite accommodating compared to other rental I have stayed in.

An Awesome Place to stay at!

I have rented 5 different homes in Vegas and this is a great place to stay at.

-Renting the home

A very smooth checkout process. Rick communicates promptly and is very professional.

-The Home

The home is located about 10-20 minutes away from the strip depending on the traffic. Shopping centers with a Walmart, Target, and other small grocery stores are within 5 minutes. The home is in a very quiet and safe neighborhood.

The home is a single story with plenty of room for a large group of adults. The interior is very well decorated and updated. The kitchen is awesome. There is plenty of counter space and seating to cook for a large group. The bedrooms are relaxing and all the beds are clean and comfortable. The living room has a large LED TV with cable and Netflix.

The backyard is large and there is plenty of parking for large groups. The pool is HUGE!!! I spent a few hours every day and night at the pool and you would too once you experience it.

Overall, the house is great! I would definitely return and recommend this home to those who are looking for a great time in Vegas while wanting to stay away from the resorts. The house is also kid friendly and if I had kids I would bring them with me.

Wwe had a wonderful time, however...

The pool wasn't heated ( as promised), hot tub never worked, and the first day (Thanksgiving) the sewer backed up and All 5 of the toilets backed up into the showers. Management company was very difficult to deal with. We would recommend this home if they find a new management company!

I do apologize for the arrival setting being too low, as well as the operational errors that caused dissatisfaction with the pool heat during part of his stay. To avoid similar situations, please communicate your desired pool heat temperature with the property management company so they can set it to your satisfaction upon arrival. Quite frankly, some guests prefer the pool to be cool, but temperature can be set to accommodate most requests prior to arrival. The guest did experience a clogged plumbing line which is a major inconvenience, but it was fixed within 4 hours of his call on Thanksgiving Day, no questions asked. Unfortunately the property management company was not aware of the mess it caused in the bathroom, otherwise that too would have been remedied. I apologize for any guest having to clean up what the technician could have easily done, so future guests should simply communicate with a tech while onsite instead of complaining and asking for refunds after a stay. This guest was looking for a 50% refund, which was not feasible. We did however, credit him 20% for his inconvenience. Again, guests should contact the property management company during a stay to prevent or remedy an poor experience.
