1. Locals must communicate with the host before booking. Locals can not use instant-book.
2. No overnight visitors not listed on your reservation.
3. Occupancy limit. There can not be more than 3 people in or on the property at any one point in time. Any people above this limit will be automatically vacated for trespassing.
4. All guests must be declared on the reservation. We require the full name and contact information for any person staying that is the age 18 and older. Any undeclared guest will be charged $10 per night and could still lead to removal of the reservation if any of the guests are deemed an unsuitable guest by the host.
5. Please be aware, this property uses smart devices, we do not guarantee local channels, nor do we have basic cable. Please bring your favorite Roku app for sign in. You can download any apps that are needed to make your stay comfortable.
6. The guest MUST have a valid working phone number. If we attempt to contact the guest and they don’t have a working phone number we will cancel the reservation without refund.
7. This is a self check-in property. Entry code is given the day of check in.
8. Only the person that is booked is allowed to check in. If someone is not added to the reservation they are not allowed to check in.
9. Parking is provided in the 2 spots assigned to the apartment.
10. You know and agree to the following fees:
a)Smoking Fee: There is a $100 per day smoking fee for each day you are in the property smoking. You may smoke outside. Please pick up all smoking trash and be aware of surrounding residents.
b) Late check out: if the late checkout is unauthorized there will be $50 fee after the first 30 min. If the late checkout is over 2 hours we will charge for an additional day. This does not award you possession of the property for an additional day. It is just the penalty for remaining in the property for an excessive time. If a late checkout is needed a 24 hour notice will be needed and require approval to avoid any late check out fees.
c) Refund or discount fees: if any failure to follow house rules leads to refund or discount the next guest you are responsible to cover the resulting costs.
d) Additional Cleaning fee: If the home is extremely dirty beyond what a courteous guest would leave a home in, examples would be dirty pots and pans, excessive amounts of trash, stains on the rugs or furniture, property being left rearranged or in disarray... this will incur an additional cleaning fee of $100. If the cleanup requires extra effort/time or we have to reimburse the following guest by the house rules not being followed; such as smoking or late checkout, you are responsible to cover the resulting costs.
11. A violation of the house rules can lead to an immediate removal of all guests without refund.
12. You agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by the 3rd party or the host in the event that a violation of the host’s rules occurs.
13. If you have a complaint about an aspect of the property whether cleanliness, amenities or otherwise upon addressing this complaint to the 3rd party or us you are authorizing us to come into the property to solve the problem. We do not require permission to access the property to remedy anything that you deem unsuitable.
14. Quiet hours are between 10PM an 7AM so as to not disturb neighbors.
15. Stays longer than 14 days are subject to higher cleaning fee. You will be charged any additional cleaning fee to accommodate this price.
