Stylish, Serene Table Mountain Villa by Lake!

Nestled in the rolling foothills of the Sierras, this stunning, custom-built Table Mountain estate overlooks lovely Millerton Lake State Park. Enjoy gorgeous hiking trails right outside the private gated driveway, or take the scenic 90 min drive into Yosemite's Mariposa Grove. Featuring 4 balconied bedrooms, a huge, airy children's loft, chef's kitchen with Gaggenau appliances, and music room with grand piano, this home invites friends and family to gather and enjoy the best of mountain living.

THE LAND:

Commanding a private, secluded hilltop setting, this large rural property is surrounded by fields of cows, oak-studded rolling hills, and no neighbors in sight. Gorgeous hiking trails start just outside the main gates. The property is a tranquil retreat overlooking the lake at the end of a long mountain road. Bring your water toys and enjoy swimming, fishing and boating on popular Millerton lake (lake access is about 300 feet from the property). The area has the largest population of wintertime bald eagles in central California. Bald Eagle tours by boat are offered Saturday's and Sunday's from January through mid-march through the Millerton SRA. In winter, enjoy skiing at China Peak Mountain Resort, an easy 90 minute drive from the house, and a wonderful, family friendly spot for kids lessons and more advanced terrain. In summer, watersports are very popular, and Millerton Lake is a busy spot for boating, swimming, fishing and kayaking.

HOUSE:

Spread over more than 3100 square feet, this thoughtfully designed architectural masterpiece is a spacious and light-filled mountain retreat for the discerning traveler. Centered around a modern, open stairwell, the home is situated over 3 levels, with plenty of nooks and crannies for privacy, as well as large, open areas to gather together.

KITCHEN + DINING:

The high-ceiling, open-concept chef's kitchen welcomes guests to gather and create. The gas stove, stainless Gaggenau double ovens, and Nespresso machine beckons cooks for an evening's creation, while friends spectate with a glass of wine from the bar seating. The chic, adjoining breakfast area seats 4. Splendid, glass-walled formal dining room seats 8 guests and enjoys incredible views over the hills and lake. Thoughtful details such as a champagne stand and stylish serving dishes make hosting a dream.

BEDROOMS:

The spacious primary suite features a high, comfortable king bed, and french doors that lead to an expansive private patio with incredible mountain and lake views. The bathroom includes a large soaking tub, separate walk-in shower, separate toilet room with small hand wash sink and bidet, and dressing room. The dressing room has double sinks and is very large- easily accommodates a pack n' play or travel crib, so it is a good option for parents with small kids.

Bedrooms 2 and 3 each have down duvet bedecked Queen beds, full height picture windows, and stunning views. These bedrooms share an expansive patio, perfect for enjoying a peaceful morning coffee. The large, adjacent hall bathroom has a soaking tub and storage closet. There are 2 other storage closets in the hall, perfect for keeping luggage tucked out the way,


BEDROOM 4:

This incredible room features views for days, in three directions! Located next to the family room on the main level, this spacious, high ceilinged room features a comfortable queen bed and clothing rack. Please note that this room does not have a closet. Ideal for guests who prefer a bedroom on the main level, away from the other bedrooms.

PLEASE NOTE: Home features multiple floor to ceiling windows throughout, including the bedrooms. Due to the private, hilltop setting of the villa, the owners prefer not to block the incredible views with window coverings: consequently the bedrooms do get bright early in the morning. Eye shades are advised for light sleepers.

CHILDREN'S LOFT:

On the 3rd floor, the kids room is a child's dream. Three adorable twin beds are tucked under the eaves, cozily decked in thick down duvets. A beanbag seat, multiple reading nooks, and a selection of games create a peaceful, welcome spot to chill out after a busy day of exploring. There is plenty of space to spread out and play.

PLEASE NOTE: The loft does not have a door- it is open to the lower floors so loud noise will carry.


OUTDOOR SPACE:

Enjoy the best of outdoor California living at the 8 seat dining table, or cozy up by the outdoor fireplace. Multiple balconies, private patios, and cozy nooks abound- perfect for outdoor play and exploration.


WILDLIFE:

The home is adjacent to a large state park, home to coyote, mountain lion, bobcats, wild turkeys, and many deer. Nature's chorus may include yips and barks from coyotes, the gobbling of turkey's and the croaking of frogs. Although we take pest control measures, the indoor/outdoor nature of the home may mean the occasional spider or ant finds its way inside.


Other things to note


RURAL SETTING: The house enjoys a quiet, beautiful rural setting. We are 15 minutes from the closest convenience store/gas station, and 30 minutes from the closest full service grocery store. It is highly recommended that you bring all food/ingredients with you, as there are only a handful of restaurant options close to the house (Table Mountain Casino has 24 hour dining options if you get into a pinch). All major services and hospitals are available in Fresno, about 30-40 minutes from the house.

LATE ARRIVAL. The rural nature of the property means that nights are dark- perfect for stargazing, but may make first time arrival complicated. If arriving after dark, you will want to enter through the garage. If you arrive after 6, plan to eat dinner in Fresno or bring your own. The only late night dining close to the house is at Table Mountain Casino, about 15 minutes from the house (it does have 24 hour dining options if you get into a pinch and need a late night meal).

EARLY MORNINGS: The house has incredible floor to ceiling windows throughout. They are one of my favorite architectural features of the home, but do make window coverings impractical. Therefore, none of the windows have shades and the house gets light very early. Eye shades are highly encouraged for light sleepers.

CELL PHONE COVERAGE:
Cell phone coverage is very spotty. T-Mobile coverage drops off approximately 1 mile from the house. Verizon + ATT work on the property intermittently. Please print out or screenshot/ save the welcome email with entrance codes prior to arriving at the property so you have them on hand even if you don't have cell coverage.

Guests have access to the entire home, garage, and land. There is a storage shed that is locked off and not accessible to guests.

Private, quiet, and very rural. You will have lots of peace and seclusion. The house is at the end of a road, with the Millerton Lakes SRA adjacent. The parking lot of the SRA may fill early on summer weekends.

A car is necessary. There is no public transport option.

PETS: Pet's are strictly NOT ALLOWED. The owner's have immune-compromised family members with severe allergies and no animals may be on the premises at any time. Additionally, this is a rural, unfenced property adjacent to a large state park with a healthy and active coyote, bald eagle, mountain lion, and rattlesnake populations that have sadly carried off many neighborhood small animals over the years. The closest emergency vet is 45 minutes away. For the owner's health and safety, as well as your animals, PLEASE leave your animals at home. Unannounced pets will be charged a $500 fine, plus $100/day for pet rent.

PARTIES: This is a peaceful, relaxing retreat set in nature, and we welcome groups to enjoy it as such. However, THIS IS NOT A PARTY HOUSE. Parties cause a lot of wear and tear, mountains of garbage, and lots of extra cleaning and laundry for our staff.
