Large Private Back Yard to hang out, relax, BBQ and play games High Speed WIFI internet also included Smart tv's in every room.

SLEEPING: There are 4 bedrooms. The open concept living room and kitchen with new sofa and love seat. There are 2 master bedrooms and each has a King bed and private bathroom with shower. Secondary bedrooms consist of 2 Queen size beds and the hall bath has a full size bathtub/shower combo.

ITEMS WE PROVIDE:
-Initial supply of Trash bags
-1 roll of paper towels
-2 rolls of toilet paper per bathroom per stay
-Dishwasher fluid & dish soap
-Large shampoo/conditioner and body wash pumps to use during your stay. Please leave for next guests.
-Enough laundry detergent to wash 1-3 loads.
-Coffee and Sugar

These are extras provided to you. If you run out or forget something, anything and everything is available at local stores close by.

EARLY CHECK IN REQUESTS:
Before you arrive in town, we need to ensure our previous guests have checked out, that the maid service and maintenance has been through the unit, and that linens and towels are fresh and ready for your visit. All this takes time and needs to be done before you check in. Check-in is ‪at ‬3:00 pm. Check-out is ‪at 11:00 a.m.‬ Due to the nature of the vacation rental business, housekeepers are on tight schedules. Please honor the check-out time.‬‬ Early check-ins and late check-outs are only available if another guest is not checking in or out of the property on the same day. To request an early check-in or a late check-out please message me no more than 24 hours in advance, and if available we will send you the early check-in fees.

PARKING: We can accommodate 2-4 vehicles in the driveway, depending on size. Please be respectful to neighbors. No parking on private property or others driveways.

Guest Access:
You and your guests will have full access to the entire property, 4 Bedrooms 3 Full Baths, Laundry Room, and Private backyard

Getting Around:
You can drive and park your car in the driveway or I highly recommend using ride sharing services you can use Uber or Lift.

No Smoking Inside:
-Smoking is strictly prohibited inside the property.
- Smoking is only allowed in designated outdoor areas, if any.

No Pets:
-Pets are not allowed on the premises.
-This ensures a comfortable stay for all guests, especially those with allergies.

No Parties or Large Gatherings:
-Parties, events, and large gatherings are strictly prohibited.
-The maximum occupancy limit must be respected at all times.

Violation Consequences:
-Violation of these house rules may result in the loss of your deposit and immediate termination of your stay.
- This is a family-friendly neighborhood, so please respect the peaceful atmosphere.

Parking:
-Please avoid parking on the neighbors' properties.
-Park only in designated parking areas.

Booking Party:
-The person booking the rental must be at least 25 years old and must be staying at the property.
-Violating this rule may result in the termination of the booking and no refund.

Check-In and Check-Out:
-Check-in is available anytime after 3:00 PM.
- Check-out is by 11:00 AM.
- Early check-in and late check-out are not guaranteed and require prior approval.

Noise and Quiet Hours:
- Quiet hours are from 10:00 PM to 8:00 AM.
- Please be mindful of noise levels, as this is a family-friendly neighborhood.

Safety and Security:
- Ensure all doors and windows are locked when leaving the property.
- Do not share access codes or keys with anyone outside your party.

Cleaning and Maintenance:
- Please keep the property clean and tidy during your stay.
- Report any damages or maintenance issues as soon as possible.

Garbage and Recycling:
- Dispose of garbage and recycling in designated bins and locations.
- Follow local recycling and waste disposal guidelines.

Respect for Neighbors:
- Be respectful of the neighbors and their properties.
- Avoid disruptive behavior and excessive noise.

Compliance:
- A refundable damage deposit of $500.00 is required and will be returned after check-out, provided the property is left undamaged.
- Failure to comply with these house rules may result in immediate termination of your stay and loss of your deposit.

We love our guests and enjoy hearing from you ! You will have access to the home via a keyless entry system and your unique access code will be sent to you via airbnb messenger shortly after you book. You'll have your very own personal code. We give you your privacy, but are always available via Airbnb messenger 24/7 when you need to get in touch!
