We want all of our guests to have an amazing stay so knowing what to expect is essential to allowing us to meet or beat your expectations. :) This house is not perfect and we have many plans to improve it, but until then we'll have the rates low. .

This is a 3 bedroom 1 bathroom house set just outside Harrisonburg, Virginia. It is at the base of the mountain and within walking distance of trails and the George Washington National Forest. It is not perfect yet, it is very cute and we're very pleased with how it looks right now. We are still in the process of making improvements to it (we need to paint some of the rooms and add new carpet or hardwood floors), but it is functional now and it is an inexpensive rental close to the George Washington National Forest and hiking trails and rivers. The house is on a well, which contains a high amount of iron in the water so the water can appear orange at times or smell like iron. The water is completely safe to use for bathing, drinking and cooking.

The kitchen does have mostly new stainless steel appliances. There is a dishwasher. It is older, but fully functional. There is a small eating area in the kitchen with seating for 3. There is a living room and then also a sun room with lots of windows which is perfect for relaxing, reading or watching tv on the 40' flat screen tv (with cable and Blu-Ray player).

There are 3 bedrooms. One with a king size bed, one with a queen bed and one with a full size bed. Sleeps 12 means that is the amount of people we will allow to stay in the house not how many people fit in beds. The bathroom has a shower/tub combo. The house does have central heat and A/C so you'll be able to set the temperature to whatever you'd like. The water is well water and we are working on either getting a new well or treating the water better. The well water has a lot of iron and sulfur in it, so we'd like our guests to be aware of this upfront. The water pressure at times is not the best either, but we're working on fixing that.

4 cars can fit.

The house is only about 75 feet off of the road so there can be noise at times depending on traffic. We don't feel like it is a bother, but wanted to list that here just to make you aware. Also, the house right next door is currently in the beginning stages of being remodeled so it is not pleasant looking at the moment. There is a nice view of the mountains though if you look right over the roof of the house next door which makes up for the remodel view. :) Plus you are within walking distance to trails in the national forest.

This house is not perfect yet, but it is inexpensive for a 3 bedroom house and would be the perfect place for a couple, a family or a group of friends to get together for a weekend or a few days during the week. We do allow small campfires outside in the fire ring, but ask that noise be kept to a minimum so as to not disturb any neighbors. :) If you have any questions at all please do not hesitate to ask. We look forward to you staying. Pets are always welcome too. The house does have cable tv, two flat screen tv's, Blu-ray player and free WIFI. Free parking on site for up to three vehicles.

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally. We really mean it when we say that we are always available. If you need us or have a problem, please do not ever hesitate to let us know. If something is wrong, we really want to know. We would be honored if you would allow us the opportunity to serve you.

We check-in all of our guests personally upon arrival to show them around the property and answer any questions you might have. Check in time is 4:00 pm until 10 pm and checkout is 11 am. A late fee of $20 an hour for check ins after 10 pm with prior approval.

No smoking in the cabin. No beer pong or Hookahs. Noise must kept to a minimum and quiet hours are 9 pm to 9 am.

Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.

Pets are welcome but do come with a fee of $49.99, plus tax, for each pet. This is per stay not per night.

This is a cute 3 bedroom, 1 bathroom house with two living room areas, one of which is a nice sun room. The house sits on a private road which has 13 other houses on it. Only half of them have residents though so the neighborhood is relatively quiet with the exception of some road noise at times. We've stayed at this house numerous times and the road is really no bother at all. We are still walking distance to several trails and there is river access right across the road too for fishing, photography or just getting your feet wet. The house is the perfect place to get away and explore the George Washington National Forest. You'll have access to hiking, fishing, scenic walks or drives, museums, civil war battlefields, wineries, breweries, caverns, etc.

There are things you should expect to find, such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, insects, tiny critters & stink bug(s) during certain times of the year.

All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid.

Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

we were not pleased with the place, a lot of things they say was not true I couldn't make any long distance phone calls, the operator always wanted my credit card # and no one could call us, because it was the wrong # on our papers, no place to fish in 5 minutes walking distance and there I had paid $42. for our fishing license wasted, no parking pass for our car at the house, no one bothered to give us any information on where we could go on the property, and you can get in trouble for trespassing, I know that they have bad water, but you can get cleaners that will clean the tub and things, I know for we lived in a place that had bad water, the probably need a whole house filter system, if they are going to rent, the water will turn your nails and clothes to a orange tint the vacuum cleaner didn't work no dust pan to use when you sweap.

Terrible rental; should be checked for mold

My husband, myself, and 3 of my kids went to this home in late July. The first thing noticed (besides the filthy carpet) was a strong smell of mildew. We had already waited in 90 plus degree heat for just under two hours to be let in, so we just decided to deal with it. We went into the bathroom where the well water had made the bathtub look as if there was a massacre, and the toilet water was brown. We knew it was well water, but this was far beyond what we expected. The fire pit they describe, we were told we couldn't use because it is considered too close to a structure. The sunroom is the only room with a working TV, and has no a/c so sitting in it was miserable when were there.There are multiple houses quite close, and many are being worked on. Not just the one shown in their photos.Two days into our stay we became ill. Cough, congestion, and struggling to breathe. My husband realized I was having a severe reaction to mold, and cut our stay short. We tried contacting the owners multiple times with no response. They have not responded to any of our calls and texts. And as a side note, the owners never once came by or met with us as the description claims they do.

Actually made us sick

Started out badly and got worse.

Check-in time isn't until 4pm. We arrived at 4 and waited over an hour for someone to meet us and let us in to the house. While waiting we noted that, though the pictures provided don't show it, the house is surrounded by other houses. Two of the houses had construction going on, and the house next door had a healthy marijuana plant in the yard with a barking dog to guard it.

Inside the house smelled of moisture and mildew. Signing the contract we were told that outside fires weren't allowed, even though the description mentioned that the property had a fire pit. While the description did mention some of the drawbacks of the property, let me elaborate on a couple of them: the road that it sits right on top of is a highway with a 55mph speed limit, the driveway is on a blind curve and traffic noise is definitely heard in the house; the water definitely causes brown stains, to the point that it doesn't appear that any effort is made to clean it from the shower or toilet, so they are both deeply stained and the shower does not drain well. We didn't bring bath towels since they were advertised to be provided... we found the towels on day 3 in the dryer when we did laundry. We were there for 4 days and trash was never collected, house was not cleaned, nobody checked to see how things were.

After the first night there, 4 out of 5 of us woke up with headaches (we weren't drinking) and sinus problems. Respiratory issues, along with coughs, developed and continued to get worse during our stay, to the point that on the fourth night my wife woke up with great difficulty getting her breath.

I suspected mold in the house, so we left a day earlier than planned before our health deteriorated further. As soon as I mentioned my suspicion of mold to the property manager they completely cut communication with me and would not return any messages. My only request was that they reimburse us for the night that we didn't stay.

Definitely not worth the money; we had 2 adults and 3 children, so the price doubled plus all the fees... ridiculous.

Great Location

The warning about the water needs to be taken seriously. We couldn't even brush our teeth with it. We purchased bottled water for our entire stay and that pretty much took care of the problem. Well maintained and clean. We ate there a lot and there were all the basic tools to cook. Would stay there again

Great Location and Cute Cottage!

This little cottage was perfect for our anniversary stay! Katie was very gracious to us when we got lost and were 1 hour and 15 minutes later than we said we would be. Without cell service, we couldn't let her know we were late.

The way Katie described the place was accurate. We chose it for the location that was close to trails and the low cost because of the condition. I loved the three-season room with windows all around it. We spent a lot of our time in that room. The worst part was the drinking water. She was honest about it being rusty and tasting bad.The smell was hard to get used to but we knew it going in and we were willing to put up with it because of the cost. We were able to stay 8 days without spending very much money so we could enjoy doing other things like climbing the trail to High Knob Fire Tower and enjoying the beautiful view on top of the mountain. We also enjoyed going up Reddish Knob Hill to see a beautiful sunset. It was a 45 minute drive to the top but worth it for the view!

We would stay here again or any of the properties that Katie and Steve own.

Felt like Home!!!

This property did not dissapoint us at all!!! We enjoyed staying in this house!! The layout is awesome and would be great for a few couples as all the bedrooms are seperate and gives you a place of your own! Nicely furnished and had everything we needed!! We love the sunroom in the back of the house we spent most of our time in this room!! Katie and Steve are wonderful host!! I highly recommend there property's!! We will be returning in May for another stay in a different property but will be staying in this one again!!! You can't go wrong renting from this couple!!! Love love love there homes!!!
