Welcome to Desert Zen!

A sister home to Desert Serenity, this non-smoking/vaping, 2 bed, 2 bath humbly decorated home sits in the heart of the Biltmore/ Arcadia Light area of Phoenix. Close to high-end shopping malls, spas and local culinary eats. Spacious home features:

* High speed Cox wifi
* Swimming Pool (shared pool/backyard with your hosts)
* Close to everything cool and hip
* Fully stocked kitchen
* 2 car garage (a must for Phoenix)

The space
This 2 bedroom / 2 bath spacious home has simple decor (we'll build more of that over time) and awesome wifi. We call it Zen as this desert home is in a quiet, restful place yet still only minutes away from all the action of Whiskey Row/Old Town Scottsdale and the posh vibes of the Biltmore / Arcadia areas.

Guest access
We are on the local bus line, but honestly, I've never taken the bus so I can't speak much to it. Other than that, we are very close to all the main freeways ~5-10 minutes!

There are so many neat little bars and such - that Uber/Lyft will do you well to go out and have fun without killing your wallet to get home.

TRASH CAN and bags are located underneath the kitchen counter top - far right lower cabinets. BLUE cans are for RECYCLE only. Please refrain from putting food items in the can as it ruins the recyclable items in it.
Other things to note

ABSOLUTELY, POSITIVELY NO SMOKING inside the house or in the enclosed, gated areas. Indoor FIREPLACE is NOT available for use. Any evidence (scent / smell) will result in a claim being made for $450 to have the vents and house entirely cleaned in order to remove the smoke odor.

SECURITY DEPOSIT: $500 deposit is NOT charged UNLESS a claim is made to within 14 days AFTER your departure.

BOOKING FOR OTHERS REQUIRES APPROVAL:
Please understand that we don't allow bookings to be made on behalf of another person(s) and is grounds for cancellation unless prior approval has been acquired. The guest renting the home is expected to be present throughout the entire the reservation.

SAFETY FIRST

* NO ROOFTOP ACCESS. Accessing the garage rooftop is strictly prohibited for safety reasons. Violation of this house rule will result in immediate cancellation of your reservation without a refund.

* SPIRAL STAIRCASE AND SUNKEN LIVING ROOM.
The spiral staircase is steep and narrow. The living room is a "step down" of about 4" - both features of the property may be difficult for people with mobility issues.

* WIDE RAILING GAPS. The property is NOT recommended for small children. The railing on the spiral staircase and upstairs loft area has gapped intervals of 7"; wide enough for small children to squeeze through. You are responsible for keeping them safe.

* SECURITY: Security Cameras and system are active on the premises (OUTDOORS ONLY) for your safety.

* WEATHER PHENOMENA: Beware that in AZ there are two weather phenomenons that occur - Haboobs and monsoons. The monsoon season begins on June 15 and ends on September 30, but the storms peak between mid-July and mid-August. As monsoon season begins, we also prepare for haboobs, the miles-wide dust storms that characterize southwest summers and can make driving a challenge.

If caught in a a haboob:

1. Safely pull off the road while you still have visibility. Do not stop in a travel or emergency lane.
2. Turn off car headlights and interior lights so that other travelers don’t assume you are on the road and try to follow you.
3. Make sure all windows are rolled up and doors are tightly shut.
4. Close air vents so dust doesn’t come into the vehicle.
5. Stay in your vehicle with seat belts fastened and wait for the storm to pass.

EMOTIONAL SUPPORT ANIMAL POLICY
In Arizona, emotional support animals (ESAs) are not granted the same legal protections as service animals under the Americans with Disabilities Act (ADA).

1. DOCUMENTATION: For an ESA, a guest will be asked to provide documentation from a licensed healthcare professional stating that the person has a disability and that the ESA provides support or alleviates symptoms of that disability. This is not required for _Service Animals_ under the FHA.

A. The documentation should be a letter or a formal document written by a licensed healthcare professional, such as a psychiatrist, psychologist, or licensed clinical social worker.

B. The documentation should be relatively recent, typically within the last year, to ensure that it reflects the current need for the ESA.

C. The documentation should state that the individual has a disability as defined by the FHA and that the ESA is necessary to provide emotional support that alleviates one or more symptoms or effects of the disability. It's important to note that the document does not need to disclose the specific nature of the disability.

D. The documentation should include the healthcare professional's contact information, including their name, title, license number, and contact details, to allow for verification if necessary.

E. The document should be signed by the healthcare professional.

2. VACCINATION RECORDS: Proof of vaccinations helps ensure that the ESA does not pose a health risk to other guests or pets in the vicinity. The ESA is required to have current vaccination records to ensure vaccinations are current and not expired in order to protect the health and safety of others, the property, and the community.

3. BEHAVIOR: ESAs should be well-behaved and not pose a threat to the health or safety of others. They should not display aggressive behavior or cause significant damage to the property.

4. SUPERVISION: ESAs may NOT be left alone in the rental property. You must take them with you when you depart the property. The ESA is expected to accompany you at all times.

5. LEASH AND CONTROL: ESAs should be kept on a leash or under control in common areas or when outside the rental unit.

6. CLEANLINESS: Owners are responsible for maintaining the cleanliness of the rental property and promptly cleaning up after their ESA.

7. NOISE: ESAs should not create excessive noise or disturbances that could disrupt neighbors or other guests.

8. PROPERTY DAMAGE: Owners are responsible for any damage caused by their ESA and are required to cover repair or cleaning costs.

9. SAFETY: ESAs should be well-behaved and not pose a threat to the health or safety of others. They should not display aggressive behavior or cause significant damage to the property.
