Stunning city centre apartment with amazing views of Edinburgh Castle in the heart of Edinburgh. New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big wheel etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland’s motorway network. Waverley Train Station is also within a short walk.

The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The kitchen is well equipped to a high standard with everything you might need to make your visit more like home.

The bedrooms comprise a generously proportioned master bedroom with dual aspect views towards the castle and features secondary double glazing while also benefitting from a luxurious en suite shower room. The second double bedroom has full working shutters and is served by an equally well fitted bathroom off the hall. There is currenly also a double bed in the second bedroom, but for a rental of one week or more than this can be switched to two singles. There is also the option of a pull-out bed for a fifth guest or over night visitor (rates vary depending on total groups size and time of year). The apartment is located on the second floor of the building - one of the first tenements to go up in The Georgian 'New Town' designed by the architect of The New Town, James Craig in approx 1790.

About the Owner

I've owned another property in this building for more than ten years, both as my home and as a rental (as detailed above). When the opportunity came up to purchase the apartment directly below mine, in November 2012, the family were mobilised. It provides future clients with the option of renting both together for larger groups, and is also a different lay-out to my original apartment on a lower level, which in the absence of an elevator will provide another option to our visitors.

I worked as an actor for many years and as a radio broadcaster on the BBC, presenting arts programmes. I'm also very interested in cultural tourism projects and in 1996 created The infamous 'Edinburgh Literary Pub Tour' - an award winning tour performed by professional actors. It runs throughout the year and Rick Steves, presenter of travel programmes USA wide, is quoted as saying in a recent review, 'for an entertaining insight into the greats of Scottish literature, served up with new friends, good beer, and lots of laughs, The Edinburgh Literary Pub Tour is my vote for the best way to spend an Edinburgh Evening!' so can't be bad!! An excellent base for exploring Edinburgh

The property is large and comfortable and extremely well situated. It quickly became "home" for the 5 nights we were there.

Almost everything you could want was within easy walking distance - shops, restaurants and attractions. We could have happily stayed longer.

Great Apartment in a Wonderful Location

I spent several weeks in this great apartment in Edinburgh. The apartment was spacious and our group which varied in size from 3 to 4 always had plenty of room. The kitchen was well stocked with dishware and cooking utensils. The beds were comfy. It was very nice to have 2 well appointed bathrooms when everyone was trying to get dressed at the same time. I even used the fireplace on a couple of chilly evenings. As stated the apartment is great but the location is fabulous. Many restaurants and bars were within easy walking distance. There was grocery shopping nearby as well as many shops and boutiques. Several times I walked to the Castle, shopped and ate my way down the Royal Mile and ended up at Holyrood Palace. However, if you needed a taxi there is a taxi stand just down the block and the bus stop is only a couple of blocks away. The owner was quick to answer questions and the housekeeper was also very responsive.

Best Location Spot!!!

The location of this flat was fantastic. Within walking distance of a small grocery, which has everything you could need (including beer, wine, spirits and toiletries), a proper pub and MANY fantastic restaurants, not to mention the VIEW! The living room was very comfortable with ample seating. The only critique I would have is - in the photos the second bedroom did not have two singles, it was a double. My sister and her husband slept separately, which was not optimal. The housekeeper said, "You can push them together but they're quite heavy". I would just clarify with the owner that it would be a double bed if that is what their updated photos represent. In any event, I would HIGHLY recommend this flat to anyone visiting Edinburgh. It was a quick tram ride and a short walk to the flat from the airport. The buses are easy to navigate from there as well. Thank you Morris for a wonderful birthday celebratory visit!

I'm especially grateful for flagging up the bed issue, as this was clearly just down to crossed wires or as you say the fact that a request for a double bed in the second room wasn't specified........By placing both the singles together, we can create a "super-king" bed by placing our luxury mattress topper over them (so no uncomfortable gaps etc). Just back from a wonderful 3 night stay in this amazingly located apartment. The apartment is right on the corner of Castle Street and Georges Street with a beautiful review of the castle.

The apartment has two ample bedrooms (one of which can be a twin room), a beautiful living room, excellently equipped kitchen, two lovely bathrooms and an elegant hallway. It was so nice coming home after a long day of shopping and getting ready for a night out in absolute comfort and warmth. And again was lovely returning after dinner and drinks to the cosy sofas in front of the fire for chats and catch ups. The apartment really has everything you could ask for.

I mentioned the location already but I can't stress how central to everything that it is. Lots of beautiful bars and restaurants on your doorstep. Whilst there was a stunning kitchen, we chose to eat out. We were on our holidays after all!

Morris (the owner) and Janice (the housekeeper) were very responsive and informative.

This trip has been an annual trip for 4 of us to catch up (all from various locations) for several years but our first time staying at this apartment. We found it very enjoyable, excellent value for money and hope we are lucky enough to stay here again next year.

First we want to thank Morris for all his help and always quick replies! The apartment is spotless and very well appointed. We did not want for anything!!!! The apartment is very spacious and a perfect location to explore Edinburgh! We have rented many holiday apartments and without a doubt this is one of the best! We particularly enjoyed coming back to the apartment, sitting by the fire and enjoying a drink! Don't hesitate......just book it!
