Koz's Cottage

Unique property hard to find at any price! Enjoy the beautiful sunrises from almost every room in the house, porch, patio, or from the yard. Along with the large L shaped dock, this is a great vacation spot for families with children of all ages!

Our home offers 4 bdrm, bath w/ shower. Private, lovely cottage right on the lake! 92 feet of frontage, split between beach (gradual descent) and breakwall. Flat lawn with space to stretch out or play and an undeveloped cove of 300 feet right next door!

This cottage has sleeping for a maximum of 8 people and has all of the amenities you'll need to enjoy your stay. We have off-street parking for up to 3 vehicles. This amount of parking on the same side as the cottage is a luxury on Keuka Lake. No having to run across 54A!!

Keuka Lake area has so much to see and do you'll have a hard time fitting every thing in! You can stay right at the cottage and play in the yard, hike the trails, swim off the dock, play on the beach, fish, sing by the campfire, and enjoy the lake views including the bluff! Or you can make a quick trip to shop at the historic Village Square of Hammondsport, visit the wineries (all around the lake), or see the many other attractions listed further on (See Activities & attractions). The wineries with the tours are on our side of the lake, but enjoy a tour around the entire lake for wine tastings everywhere!

We're located 6 miles North of Hammondsport, NY. Come with just your family or share it with friends. Many families have rented with us and now come back for two weeks every year! Join our family of renters...

Our cottage is clean. We continually update items through out the cottage to keep it nice for you. The flat top stove/oven, TV/DVD player, large propane grill with side burners, comforters, and other items have been recently replaced. New Sleep number bed in master bedroom 2016.

NOTE: This cottage has a "no pets" and "no smoking" policy. There are stairs from the parking lot to the cottage. We allow a maximum of 8 people to sleep at the cottage; a maximum of 12 people on-site at any time. Please do not inquire if you cannot abide by these rules. Renters provide bed linens (sheets & pillowcases), towels, and paper products.

About Joanne M Kozlowski

Hello! We grew up in the Rochester area and met at Kodak. My husband's family rented for several years on Keuka Lake, but I had never seen it until he brought me to his family's rental cottage. We continued to rent for a few years, then we bought our own. Unfortunately, my husband's division moved to Texas and with the Rochester economy the way it was, we felt we had to go. We have now lived in Texas for over 20 years; have two children (both born in Texas) but have visited the cottage every year. We get to spend 4-6 weeks every year with the children at the cottage. of course, I say children but one is in her last year of college and the other is a senior in High School.

Just take a look at the pictures, and you will see "Why This Property?" It is clean, has everything you need, yet is comfortable. We have a GREAT yard, dock, and beach area! You can dive from the dock, yet we have a great "kiddie" section inside the L shape of the dock where it is only a few feet deep.

Our property is a double property. On one side, the neighbors, are an extra 40 feet away. On the other side, there is a 300 foot cove!

We are close to Jake's to fuel up your boat and we have a great view of bluff and all of the branches.

We update every year. We have lots of comfortable lawn furniture & tables. We have a full size Weber grill, and everything you could want in the kitchen.

When we say the cottage sleeps 8, we mean there are BEDS for 8. We have 4 bedrooms which totals 3 full sized beds (one is a sleep number bed), and twin bunk beds. No futons or pull out sofas that we count to make it 8.

What makes this cottage unique

We have a great fire pit for night enjoyment! When enjoying the fire, you are facing the 300 feet of natural cove and feel like you are all alone on the lake!

The views from every single room and the great windows! If you are unfortunate enough to have rain, the windows can stay open or you can stay under the porch and enjoy the rain from there! We have family games, books and DVDs too!

Kitchen: Flat top stove/oven, microwave, full sized refrigerator, 4 & 2 slice toasters, coffee maker, etc. Fully stocked with pots/pans/dishes/wine glasses/coffee cups/utensils. Bring your own dish towels and paper products please. Beautiful views of the lake while you dine! Outside: Flat, large lawn. 3 burner gas barbecue grill, picnic table, lawn chairs, porch furniture, and fire pit. Porch is covered. Parking: 2-3 vehicles and/or your boat trailer. Call/email for details. Enjoy the views of both branches, the widest part of Keuka Lake and the Bluff! Boats: Boat launch & gas 1/2 mile away! We also have ample locations to tie your boat securely to the dock. See photos & call/email for details. Rowboat available for use. Cooler weather: We have baseboard electric heat for the early spring and fall rentals. Maximum occupancy: We allow a maximum of 12 persons on our property at any given time. Overnight occupancy NOT to exceed 8 people. We do not allow tents on our lawn.

Beautiful cottage on the lake.

My boyfriend and I found this cottage on VRBO searching for a place on Keuka Lake after a short stay at Waneta Lake last fall. This cottage is perfect. Lake front, with a beautiful view of the lake from the living room, kitchen, and the master bedroom. Plenty of outdoor seating available and an amazing dock. The cottage is close to town. We spent a couple of days without even leaving the cottage. It’s so peaceful to just sit and watch the water. There’s a nice little fire pit to the side of the property. The owners have a variety of games, puzzles, and books available for use. This was the perfect getaway! We didn’t want to leave and look forward to booking again! Thank you so much!

Lovely cottage on the water. The views and scenery are to die for. Perfect location for us to tool around to wineries. Ample seating inside and out. Steep stairs were a good workout. Wish we could have stayed longer!

Loved staying at Koz's Cottage!

Koz's cottage was just what we needed for our annual Fall girl's college reunion. We lucked out and had some BEAUTIFUL weather. Spent lots of time outside just sitting on the dock admiring the scenery. The cottage was stocked with supplies we needed to make the meals we brought, and there were plenty of beds for all of us! Only cons- The hot water seemed to run out after just one shower, and took quite a while for the hot water heater to refill. The stairs getting down to the cottage were steep so be cautious if you're bringing a lot of supplies, but that's to be expected along the finger lakes! Really glad that the cottage had wifi because there is very little to no cell reception along this stretch of the lake which made it a little difficult to get in touch with others who were arriving later. Overall we had a wonderful weekend at Koz's Cottage!

Koz's Cottage Week Retreat

This cottage offers mesmerizing lake views, the swimming amazing, the doc & ladder in and out of water is awesome. Water waves sounds heard from every window, "total tranquility". Hope for a rain storm at least one day, amazing lake thrills & rainbows. A wonderful place to "regroup" with family & friends, play ol' fashioned board games, read paperback books, play cards....laugh.. Koz's cottage is in a great location, is exceptional clean and comfortable, nostalgic at best...awesome fire pit... highly recommend, must be able to manage steps....the rock wall is gorgeous...We truly enjoyed our stay... Absolutely the best, the family all loved the place!

The home has everything you needed for a great vacation. Comfy kid friendly and the lake and fishing were great.Our grandkids loved the little 'stream' beside the cottage and played in it constantly. Wet clothes and giggles were plenty. They got to reel in fish from the dock. Even tho we had terrible weather we had so much fun. Many memories. At night we had a fire and inside played a silly game that even the adults and children were laughing over. The cottage will be our go to place for years to come!

Had a wonderful but quick weekend getaway

Quaint cottage on the water, space to sit outside by the campfire, enough space for a family getaway. The stairs down from parking to the cottage are steep enough to be a challenge for folks with reduced mobility.

Keuka Lake is central to many of the Finger Lake attractions. If you decide to venture away from the cottage (and you might not) there are many things to do close by.

Village of Hammondsport and area (About 10 minutes): 2 ice cream shops, cafe's, fine and casual dining, historic square, gift & art & antique shopping, Glen Curtiss Aviation Museum, Several Winery Tours & Tastings, Micro brewery, Taylor Wine Museum. Many events throughout the summer. Visit the Hammondsport chamber of commerce website for more info.

Around the lake: Wind Mill Craft & Farm Market , Country Club, Yacht Club, historic homes & museums, movie theater, dining in Penn Yan. Art Studio, diner and shops in Branchport. Restaurants right on the lake include Waterfront (walking distance from us), LakeSide, The Switzerland Inn, and Snug Harbor.

1/2 - 1 hour away: Watkins Glens, Corning Glass Museum, Wings of Eagles Flight Museum, Children's Museum, National Warplane Museum, National Soaring Museum, Airplane rides, Granger Homestead Museum, Roseland Waterpark, Sonnenburg Gardens.

We have a wonderful notebook at the cottage with maps & pamphlets of the many things to do in the region.

Fall Foliage:

Have you ever seen the Finger Lakes of New York State in the fall? Prepare to have your eyes awakened by the colors and beauty of Keuka Lake. Fall Season is the time to awaken your taste buds by visiting the more than 15 wineries just on Keuka Lake alone! Some wineries very close include Pleasant Valley, Bully Hill, Heron Hill, and Dr. Frank just to name a few.

Rates for 2016 Season
Please note: We try to keep this website's calendar up to date at all times. Please hit the "Check calendar" tab before calling or emailing us regarding available dates.
Rates are determined by date of first night's rental. Rentals go from Saturday to Saturday during the prime season.

July & Aug: weekly rate of $1900. No nightly rates. Rentals run Saturday-Saturday.

This is a seasonal property. The first available rental date in the Spring and last available rental date in the Fall may change on short notice due to prevailing outside temperatures.
