Unique property hard to find at any price! Enjoy the beautiful sunrises from almost every room in the house, porch, patio, or from the yard. Along with the large L shaped dock, this is a great vacation spot for families with children of all ages!
Our home offers 4 bdrm, bath w/ shower. Private, lovely cottage right on the lake! 92 feet of frontage, split between beach (gradual descent) and breakwall. Flat lawn with space to stretch out or play and an undeveloped cove of 300 feet right next door!
This cottage has sleeping for a maximum of 8 people and has all of the amenities you'll need to enjoy your stay. We have off-street parking for up to 3 vehicles. This amount of parking on the same side as the cottage is a luxury on Keuka Lake. No having to run across 54A!!
Keuka Lake area has so much to see and do you'll have a hard time fitting every thing in! You can stay right at the cottage and play in the yard, hike the trails, swim off the dock, play on the beach, fish, sing by the campfire, and enjoy the lake views including the bluff! Or you can make a quick trip to shop at the historic Village Square of Hammondsport, visit the wineries (all around the lake), or see the many other attractions listed further on (See Activities & attractions). The wineries with the tours are on our side of the lake, but enjoy a tour around the entire lake for wine tastings everywhere!
We're located 6 miles North of Hammondsport, NY. The address is 12388 Oak Bend (some map applications call it 12388 West Lake Road). Come with just your family or share it with friends. Many families have rented with us and now come back for two weeks every year! Join our family of renters...
Our cottage is clean. We continually update items through out the cottage to keep it nice for you. The flat top stove/oven, TV/DVD player, large propane grill with side burners, comforters, and other items have been recently replaced. New Sleep number bed in master bedroom 2016.
NOTE: This cottage has a "no pets" and "no smoking" policy. There are stairs from the parking lot to the cottage. We allow a maximum of 8 people to sleep at the cottage; a maximum of 12 people on-site at any time. Please do not inquire if you cannot abide by these rules. Renters provide bed linens (sheets & pillowcases), towels, and paper products.

Hello! We grew up in the Rochester area and met at Kodak. My husband's family rented for several years on Keuka Lake, but I had never seen it until he brought me to his family's rental cottage. We continued to rent for a few years, then we bought our own. Unfortunately, my husband's division moved to Texas and with the Rochester economy the way it was, we felt we had to go. We have now lived in Texas for over 20 years; have two children (both born in Texas) but have visited the cottage every year. We get to spend 4-6 weeks every year with the children at the cottage. of course, I say children but one is in her last year of college and the other is a senior in High School.

Just take a look at the pictures, and you will see "Why This Property?" It is clean, has everything you need, yet is comfortable. We have a GREAT yard, dock, and beach area! You can dive from the dock, yet we have a great "kiddie" section inside the L shape of the dock where it is only a few feet deep.
Our property is a double property. On one side, the neighbors, are an extra 40 feet away. On the other side, there is a 300 foot cove!
We are close to Jake's to fuel up your boat and we have a great view of bluff and all of the branches.
We update every year. We have lots of comfortable lawn furniture & tables. We have a full size Weber grill, and everything you could want in the kitchen.
When we say the cottage sleeps 8, we mean there are BEDS for 8. We have 4 bedrooms which totals 3 full sized beds (one is a sleep number bed), and twin bunk beds. No futons or pull out sofas that we count to make it 8.
What makes this cottage unique
We have a great fire pit for night enjoyment! When enjoying the fire, you are facing the 300 feet of natural cove and feel like you are all alone on the lake!
The views from every single room and the great windows! If you are unfortunate enough to have rain, the windows can stay open or you can stay under the porch and enjoy the rain from there! We have family games, books and DVDs too!

Wife and I wanted to celebrate our anniversary with a weekend getaway. Found Koz's cottage on Keuka Lake on Trip Advisor and had a very relaxing couple of nights right on the lake. Place was immaculate and owners very nice and informative. Do it again in a heartbeat.

3 generation get away
Loved the stay at this very peaceful home. The kids and teens loved swimming and fishing in the lake off of the dock and we couldn't help but to relax as we watched them. We fished from the dock and also took our boats out at the state park.
We enjoyed exploring the nearby town and visiting the wineries.
Evenings were always "at home" We had a campfire each night we stayed and were able to see the "ring of fire" as homes around the lake lite red flares.
Parking with the boats was a little tricky(as it seems to be all along the lake,) but we were able to park two boats in the drive and two trucks across the road.
Joanne was very helpful and quick to respond to any emails or texts.
The home is comfortable and the kitchen is well stocked. We would definitely stay again-hopefully longer next time! Thanks for sharing your cottage with us!

absolutely the week ever. grand kids spent all week in the water either fishing or swimming most amazing spent just sitting and watching the action on the lake certainly looking forward to doing the same this coming summer
We had the time of our life. Our three teenage boys absolutely enjoyed every minute of our stay. They caught a great amount of fish which included Largemouth Bass, Smallmouth Bass, Rock Bass, Yellow Perch, and Bullheads. It was a little early in the year for swimming for my husband and I but the boys enjoyed their time in the water. The cottage is within driving distance to many local attractions. We went to the Corning Glass Museum where the boys made their own glass pendants, the Curtiss Museum that contains antique planes, motorcycles, cars, and various other items of interest. The males in the family also enjoyed hiking up the Watkins Glen Gorge, go-kart riding, and the car show in Penn Yan. There were many restaurants to enjoy that were reasonable in price. These included all-u-can eat taco night for $10 at the Skyline Trading Post near Keuka Park, The Wagner Restaurant in Penn Yan, their breakfasts are amazing, and .40 wing night on Thursday at The Valley Inn in Branchport. The food was terrific. The cottage is well maintained and has nearly everything you could ask for. Unfortunately it rained three out of our six days there but we still had a wonderful time. Campfires at night were great and the Smores were delicious. I really can't think of anything negative to say about the cottage and our stay. A great time for all. We hope to go back again next year. The one thing that might be difficult for some people is the 58 stairs to get down to the cottage from the road.

Seriously, this place is heaven on earth. We have been here three times....and I hope to continue to enjoy the serenity, simplicity and quaintness of this cottage on Keuka Lake. We are regular Keuka Lake renters and have enjoyed several houses throughout the years. I love Koz's...why? The neighbors are great (only one side and very helpful).The lawn is lake level, the views are great, its very private (below the road), the fishing is amazing and the owners very accommodating. The house 'feels' like a cottage....unpretentious but has everything you need, although the addition of a dishwasher would put my review over the edge! Thanks Don for letting us enjoy your second home.

Activity and Interests
Keuka Lake is central to many of the Finger Lake attractions. If you decide to venture away from the cottage (and you might not) there are many things to do close by.
Village of Hammondsport and area (About 10 minutes): 2 ice cream shops, cafe's, fine and casual dining, historic square, gift & art & antique shopping, Glen Curtiss Aviation Museum, Several Winery Tours & Tastings, Micro brewery, Taylor Wine Museum. Many events throughout the summer. Visit the Hammondsport chamber of commerce website for more info.
Around the lake: Wind Mill Craft & Farm Market , Country Club, Yacht Club, historic homes & museums, movie theater, dining in Penn Yan. Art Studio, diner and shops in Branchport. Restaurants right on the lake include Waterfront (walking distance from us), LakeSide, The Switzerland Inn, and Snug Harbor.
1/2 - 1 hour away: Watkins Glens, Corning Glass Museum, Wings of Eagles Flight Museum, Children's Museum, National Warplane Museum, National Soaring Museum, Airplane rides, Granger Homestead Museum, Roseland Waterpark, Sonnenburg Gardens.
We have a wonderful notebook at the cottage with maps & pamphlets of the many things to do in the region.
Have you ever seen the Finger Lakes of New York State in the fall? Prepare to have your eyes awakened by the colors and beauty of Keuka Lake. Fall Season is the time to awaken your taste buds by visiting the more than 15 wineries just on Keuka Lake alone! Some wineries very close include Pleasant Valley, Bully Hill, Heron Hill, and Dr. Frank just to name a few.

Rates are determined by date of first night's rental. Rentals go from Saturday to Saturday during the prime season.
July & Aug: weekly rate of $1900. No nightly rates. Rentals run Saturday-Saturday.
This is a seasonal property. The first available rental date in the Spring and last available rental date in the Fall may change on short notice due to prevailing outside temperatures.

Outside: Flat, large lawn. 3 burner gas barbecue grill, picnic table, lawn chairs, porch furniture, and fire pit. Porch is covered. Parking: 2-3 vehicles and/or your boat trailer. Call/email for details. Enjoy the views of both branches, the widest part of Keuka Lake and the Bluff! Boats: Boat launch & gas 1/2 mile away! We also have ample locations to tie your boat securely to the dock. See photos & call/email for details. Rowboat available for use. Cooler weather: We have baseboard electric heat for the early spring and fall rentals. Maximum occupancy: We allow a maximum of 12 persons on our property at any given time. Overnight occupancy NOT to exceed 8 people. We do not allow tents on our lawn.
