Cottage is to be left clean and in the condition found upon arrival. Guests are responsible for any damage and will abide by all rules and policies.
Pets are not allowed on furnishings and will be not be left alone, unless crated, quiet, and non-destructive. Pet policies will be followed.

We would def go back and stay. the place was perfect size for 3-4 adults with 2 dogs. Easy to get in and out of the cabin from the road. Be advised it is $7 per dog not as Home Away advertises.
Run down, uncomfortable beds, noisy (directly on route1), window view was of a dumpster and a dirty Jeep. The microwave and oven fan vent were not hooked in, tried to warm up an appetizer and smoke detectors went off, no pot holders, one noisy space heater that seemed unsafe for warmth. Dirty stained chairs, outdated and scratchy bedding.
Wow! Not sure were to begin. These guests stayed for only one night to go out to dinner in Wells. It appears they were looking for inexpensive 5 star accommodations, with a pillow menu, rather than a vintage cottage. We have had numerous guests remark about our comfortable beds.
We send our sheets out to a laundry service and have never in 15 years had any negative comments about the softness of our sheets. We also have new soft velux blankets and most our our beach colored bedspreads are only a year old. We also use bounce fabric softener in every load for our blankets and bedspreads.
Cottage #9 is close to the road, but that makes it easy to enter and leave the property. Several of our guests will only reserve Cottage #9 and consider it their favorite. Check out other reviews on this site and our property on trip advisor. However, we have 10 other cottages that are not close to the road and would have happily moved this guest, if they had only asked.
These guests apparently burned something in the microwave and were upset that the smoke detectors went off. The cooking exhaust fan of the over the stove microwave does work properly. We do provide pot holders. These guests visited us on opening day. So, it is possible that we forgot to replace the potholders in this cottage. We do wash them at the end of the season and store them for the winter. We do however, provide dish towels and a dish cloth. So, I am sure this guest had a dish towel or cloth to use to safely remove the burnt food item from the microwave.
The gas heater is less than 1 year old and is quite quiet and works safely and efficiently.
Our new neighbors are currently renovating the house next door. They do have a dumpster on their property temporarily for the demo. Unfortunately, I can't control our neighbor's actions.
Our chairs do have cloth cushions. So, I will make sure they are cleaned again.

We had a great stay! The check in was easy and the owner was friendly. We stayed in cottage #9 near the road which is the most private and since the AC was on the road noise was not an issue. The pool was clean as was the cottage!! Thanks Deb
P.S The food truck dining experience was a pleasant surprise.,,,so many choices from Angus burgers to fresh lobster rolls, specialty wraps and desserts! Family and dog friendly outdoor picnic tables for seating was a good choice for us. Thanks for the suggestion.
Very relaxing vacation!
This is the third year in a row that my wife and I, along with our dog, have stayed at New Harbor View Cottages. We always stay in cottage number 9, which the three of us absolutly love. The cottage is a typical quaint Maine cottage with notty pine paneled walls, a convenient layout, modern kitchen, and a wonderful screened in porch facing the ocean. I personally slept like a baby in the front room of this cottage, which is the closest cottage to Route 1, and found the bed to be very comfortable. As the pictures show, all the cottages are set in among the pine trees, with abundant flowers and shrubbery all over the property. The owners were very accommodating, it is a convenient location, close to stores, restaurants, gas stations, and is a short drive to the beach. We had a marvelous time, and definitely will be back next year.
mediocre, terrible mattress, road noise
New Harbor view is pet friendly, and our cottage (9) was cute on the inside. The kitchen and bathroom were reasonably new, and for a seasonal cottage it was okay. The bedrooms are too small to unpack your luggage, so you have to utilize the closets, which were a bit musty. The mattress was TERRIBLE, the absolute worst I've ever slept on and I travel for business a lot! Also they keep a rubber mattress pad on the mattress apparently afraid of incontinence or something. It is really loud, and frankly insulting when you're spending the kind of money it costs to rent during peak season.
The place is generally un-kept, the lawn isn't mowed, or if it is, it is scalped and not trimmed. Our cottage was VERY close to US Route 1 and was very loud. There is not sufficient parking for two vehicles. The Wireless Internet didn't work for the first 5 days, and only worked out on the porch after it was "fixed". Do not expect to watch Netflix on a rainy day here, there isn't enough bandwidth. The pool is heated with solar, so it isn't warm when we rented last week. The TV is from 1995, and there is no DVD or blueray player. Lastly, the owner has trash barrels full of rain water all over the property, some of which have watering jugs in them (we assumed for watering the un-kept flower bed), they are a breeding ground for mosquitos.
Overall we won't rent here again, the owner seemed ambivalent about the internet issues until we really pushed back. We incurred a significant overage on our phone bill because of our data usage just in checking work e-mails and the 2 rainy days where our 2 year old wanted to watch cartoons. They only seemed interested in collecting their rent, which was oddly charged on the first day of our visit, rather than the last as most places do.
On the bright side they are pet friendly and walking distance to many conveniences
We were quite surprised by this young couple's review, considering the time, expense, and effort we expended addressing their WIFI requests. We spoke with our internet provider and purchased and installed a new $90 router and $50 amplifier. After our efforts, these guests stated that the internet was working fine. In fact, at the end of their stay, these guests left us a lovely note thanking us for "fixing" the internet. Our guests do share the internet bandwidth, so we are not expecting any of our guests to be using Netflix or streaming movies during their stay at the beach. These guests informed me that they were using over 1 Gig of data per day, which is significantly more internet usage than one would expect from guests on vacation. None of our other 10 families/guests notified us of any internet problems during that week.
Regarding the comfort of our mattresses, we have had numerous guests provide us very positive reviews on Trip Advisor regarding our very comfortable mattresses and quality of sleep. We do have waterproof mattress pads on our beds, as we do occasionally have an incontinent guest or a spill. One would expect parents of a 2 year old to be very aware of this potential issue.
This year, we have had many compliments of how terrific our grounds and flower beds look. However, we do not mow our lawn in the rain. So the lawn was mowed after these guests departed. For conservation, we do have a couple rain barrels to collect and store water for watering our numerous lovely and well kept flower beds. We are near a salt marsh, so mosquitos are around, when it rains. We do however, have screened porches.
The weather was a little chilly that week and the guests were using the heat in the cottages, when they arrived. Of course, it does take the swimming pool a while to warm up after nights in the low 50s. Although the week they chose was unseasonably cool, our pool temperature has been in 80s this week.
We are typical Maine Cottages. So, we do not have flat screens or provide DVD or blue ray players. We assume our guests are here to vacation at the beach.
Cottage #9 is closer to the road than our other cottages, but most guests who have stayed in this cottage request it again. We provide parking for 2 cars. These guests had a large pickup truck with extended cab and a SUV.
We wish them much luck finding a suitable pet friendly place next year for their family.
