Located on the Beaverkill River in Cooksfalls, just outside the town of Roscoe with private river frontage and access to the river right out the front door. It is minutes away from world-class fly fishing spots. The house has three bedrooms, the master bedroom has a queen size bed, the second has a full size bed and the third has a single bed. There is a pull-out futon couch in the living room. It is just a few miles from Tennanah Lake Golf and Tennis Club and 30 minutes to the Delaware River. Roscoe is a 7 mile drive and is home to several full-service fly fishing shops, excellent fishing guides and famous fly tiers that can supply you with gear, maps and recommend destinations. During the summer there is a farmers market. The local area has many craft fairs and activities going on. Major ski slopes, BethelWoods Center for the Arts and New Casino located at Monticello raceway,are close enough for a day trip.

Beautifly tended and comfortable , riverside house......

Ms. Sweeney's house is an artfully restored haven ; on the Beaverkill River, west of Roscoe.

Everything was as described in her advertisement ; and the house was warm and comfortable,

Fly fishing access spots were abundant and scenic.

I would recommend "Charming House" to anyone who seeks a nostalgic stay in the Catskill Mountains.

This house and garden is a perfect setting.

We loved our stay! The house is comfortably styled with everything at hand. It was perfectly clean! We cooked, relaxed, fished and the house made it easy and comfortable the whole time. The listing was completely accurate; communicating with the owner was a breeze. I would recommend this house to all my friends. It's perfect!

Super accomodations

Great location for fishing in Trout Town USA!! Nearby to Roscoe (10-15 min drive). House is very clean and well outfitted with utensils, dish/glassware, BBQ, cooking equipment, etc... (having stayed in many rentals, often cooking supplies may be limited in rentals)... beds comfortable, window fans, very clean..... overall highly rated and yes, the water is right out the door!

On the River in Cooks Falls

We had the best few days imagineable up in the Catskills for some fishing and sightseeing and this beautiful house was a very welcoming and homely residence during our stay. The house is comfortable, very well equipped in all respects (it is equipped as a home, not a holiday rental - this does make a huge difference), well maintained, clean, and is just a very nice place to stay - you pretty quickly feel very much at home. It is is easy to find, on a very quiet road with views of the river, and yet close enough to Roscoe for essentials and not far off (less than 5 minutes drive) the main highway into the Catskills from the New York/Newark direction. We were also lucky enough to see all sorts of wildlife driving to and from the house from Roscoe and even whilst just sitting on the porch - geese, ducks, fish eagles, deer, squirrels, chipmunks etc. All in all it was a great place to stay and if I was going back I'd not bother looking further than a re-booking. I should add that the owner was a pleasure to deal with throughout and the arrangements all went as smoothly as you could hope for.

Rest and Repast Along the Beaverkill River

The moment I walked in the front door I knew I had found the vacation house I had been searching for years to find. Everything, form the beautiful hardwood floors to the tastefully appointed furniture to the endlessly entertaining artwork arranged throughout the house was in perfect harmony with each other. We were here to fly fish for trout in the beautiful rivers of the Catskill Mountains and my guests and I immediately felt right at home with the comfortable vibe that permeates the entire house.

The kitchen is impressively stocked with absolutely everything you could possibly need (and then some) and was a joy to cook in. The beds were cozy and comfortably firm and the sound of the riffles on the Beaverkill River right outside the windows induced a pleasant lassitude that would lull us off to sleep each night. The antique bath/shower in the upstairs bathroom was a particularly nice touch and worked like a charm.

The large front porch and Adirondack type deck chairs were the perfect place to pass a late afternoon spring thunderstorm before fishing the evening rise on the local rivers. A mature bald eagle even flew right down the river (twice) right in front of us as if right on cue.

Immaculately clean and well maintained with plenty of large windows and fresh mountain air. Everyone kept commenting on how beautiful the house was and how lucky we were to find it. The WiFi worked flawlessly. I'm giving the whole place three (3) thumbs up. We will definitely be back again in the near future, hopefully this fall.

Wonderful month in Cooks Falls

We came to take a look in April and, after spending some tme in the house and walking along the river, decided to rent for a month. What a wonderful month!

The house is indeed charming and comfortable and set up perfectly for our needs. Everything was taken care of. We had cell phone access, cable TV, WIFI and best of all the peacefulness and beauty of the Beaverkill. So easy to spend long afternoons on the porch just watching the hummingbirds , tubing down the river and visiting nearby lakes. The interior is tastefully decorated and feels more like a place where people live rather than a rental.
