About the property

House, 5 Bedrooms, 2.5 Baths, 10 Sleeps

La Dolce Vita..... The Sweet Life.... Come and experience the breathtaking view, the fresh sweet smell of the vineyards, the sounds of the water rolling into shore, the comfort of lakefront living, as you relax and unwind with your family.

Our home was built in 1895 and is right across from a vineyard. Used for grape storage in those early years, the steamboats came right up to the home to load the grapes and transport them to wineries for processing. Over the years, it evolved into a 4 bedroom, 2300 square foot colonial. We purchase our lakefront home 12 years ago and have literally gutted and redone every room. Recently, we added on a 1st floor bedroom and full bath off the kitchen.

Our final project was repairing the break-wall, and raising a patio that sat at ground level. Now when you sit on the patio, you can actually see the lake! We have a table that sits 6 on the patio also. The area, which is right off the living area, is completely paved with steps leading down to a round picnic table, grill and wide, long, paved steps to the lake.

When you arrive, you will drive down a private drive that services 5 cottage homes. Ours is the last one, with a newly blacktopped driveway area. This is a huge advantage on Keuka Lake, when loading and unloading your car and groceries, as many homes here have parking at the road and you need to walk up or down several steps to the cottage entrance. There is parking for 4 cars on the blacktop area, and additional parking at the road for 1 more vehicle.

Upstairs there are four bedrooms, which have new drywall, oak flooring, ceiling fans, blinds and fresh paint. Bedroom #1 faces the lake and has a Queen size bed. Bedroom #2 also faces the lake and has a Queen size bed and a futon bunkbed. Bedroom #3 has a Queen size bed and a bunk bed. Bedroom #4 has a double bed and a twin. There is ample closet space and dressers in each bedroom. There is a newly remodeled full bath on the second floor with tub & shower.

Bedroom #5 is on the main floor off the kitchen area and has a double bed and full bathroom with shower.

The main living & dining room is what captured our hearts. It is very large, 20 x 22 ft. There is a sliding door and windows on either side that face the lake. Additional windows on each side wall also offer beautiful views of the lake. New hardwood floors and beautiful oval braided rugs enhance each area. In the dining area, there is a large table that easily sits 8-10 people, where the family can enjoy a meal and see the lake from every angle. The room also serves as a living room, with two couches, two recliners and a television, as well as a dvd/vcr combo. The room has two ceiling fans.

The kitchen was completely remodeled in 2006. There are beautiful white cabinets and plenty of counter space, in addition to an island with 3 stools, and new ceramic floor. The refrigerator, stove and dishwasher are new. A ceiling fan is over a kitchen table, which seats 4-6 people.

Off the kitchen is a powder room and utility room, which houses an additional refrigerator, washer, dryer and utility sink.

If you prefer to have your coffee & breakfast out doors, you can sit on the glider, on the covered porch, which is off the entrance to the kitchen & living area. The covered porch overlooks a grassy area, which leads to the grills and picnic table, with umbrella overlooking the water. Off the living & dining room, the sliding doors lead to the new patio area.

The water is crystal clear and is very shallow at the shore. The water gradually gets deeper, with a flat rock & stone bottom. Here you can enjoy 75 feet of private beach area. There is a 30ft. dock, where you can sunbathe and in the morning, watch the sunrise and sometimes catch a blue heron landing or the dock or watch the ducklings swim by. One of my favorite things to do is just sit on a beach chair with my feet in the water, relaxing and reading a book, with my grandchildren playing on the shore.

In the evenings, you can use the fire pit on the beach area to make smores and sit around the fire and talk and sing with your family under the stars.

About Barbara Sullivan

My husband & I always loved Keuka Lake and decided to invest in a place we could enjoy with our children and now 10 grandchildren! Driving from our home in Webster, NY, through the rolling farms and hill, for the past 12 years has been something we look forward to. You can feel yourself unwind and relax and when the lake comes into view, it brings a peace that for a time puts all your worries or concerns on hold. We love it!!!

Barbara Sullivan purchased this house in 2003

Why Barbara Sullivan chose Penn Yan

We had looked at many places, but the main dining/living room area is one of the things that made me love this home. Also, with aging parents, the close proximity to the lake was imperative. As I mentioned so many cottages have many steps down to the water or are across the street from the lake. With being down by the water, you are not bothered by traffic going by and it's very quiet.

What makes this house unique

I love older homes and this house needed a lot of TLC back in 2003. Slowly we have renovated it into our 'LaDolce Vita,' our Sweet Life.

A wonderful location.

This five bedroom 2 1/2 bath home was a beautiful place to stay for our vacation. There was plenty of room for the three families that joined together including a handicapped access suite for our 96 year old great-grandfather. The kitchen was amazing and very well equipped with plenty of place settings, small appliances, supplies, and fridge with water and ice on the door - everything needed for all of us. There was even a fire pit to have a campfire, roast hot dogs, and make s'mores. You're right on the lake with views from most rooms. The ample great room has a large flat screen TV that all enjoyed. This cottage is very clean and well kept, too. We found plenty of parking for three cars and a boat trailer too! It's right at lake level which is great for easily watching the kids swim while relaxing on the deck or patio. Great areas for both shade lovers and sun lovers. It's close to shopping and dining in Penn Yan. This was our first time on the west shore and we enjoyed the beautiful morning sunrises and cooler evenings because the weather was quite warm. The accommodations suited us to a "T". It's La Dolce Vita for all who stay here.

Owner's Response: Thank you for your kind words. My husband and I work very hard to make our home clean and comfortable for all our guests. We agree that being right on the lake and being able to see the kids in the water while we are on the covered porch or patio is definitely a plus. Hope to have you return when you have an opportunity.

We enjoyed a girls weekend away at your beautiful home. We come here every Spring for a retreat and rain, snow, or sun, it never fails to provide us with beauty, respite and peace. Your well stocked kitchen is much appreciated by our group of women who love to cook and there is plenty of room for all of us to sleep. Thank you for taking such good care of your beautiful home!

My family and I spent the week of July 30 to Aug. 6 here and we were very happy with our choice of a vacation home. We were looking for a house at the lake level and with a first floor bedroom/bathroom for a member who has trouble with stairs, and this one fit the bill perfectly. It was completely equipped with all the kitchen needs and the washer, dryer and extra refrigerator made it even more convenient. The pictures online accurately represent how welcoming and comfortable the house is. The view across the lake was beautiful, especially when the sunset was reflected on the opposite shore. We even saw a rainbow like the one in the pictures! It is in a great location on the lake for boating, swimming, and fishing, and we were close enough to Penn Yan to go for groceries, restaurants, shopping and of course, wineries. We had a most enjoyable week and hope we may be able to come back another time.

Owner's Response: We are so happy that you took the time to send this review of our home on Keuka Lake. We work hard to make sure that our guests have a clean, comfortable and charming home to vacation in. We also love the sunrises when the lake is like glass and the sunsets are different every night. It is truly our little piece of heaven on earth. We would love to have you back anytime. Barb

Keuka Lake is one of the most beautiful of the Finger Lakes in New York State. It is crystal clear and offers many water activities, such as swimming, boating, fishing and other water sports. There is a marina less than a mile away that rents jet skis, sailboats, kayaks, ski boats and pontoon boats.

Just being on the lake is what it's all about and you will enjoy 75 feet of pristine, private beach and sunrises and sunsets that will take your breath away.

There are fine restaurants along the lake, such as the well known Esperanza Mansion, with breathtaking view and delicious lunches and dinners, located 5 minutes away. There are many other restaurants that you can drive to or boat to, and enjoy a meal outdoors with the lake as your backdrop. The Lakeside Restaurant has docks that you can boat to and enjoy dinner outdoors overlooking the lake.

The quaint town of Hammondsport is a short drive away and has small shops, antique stores, and amazing coffee shops and delicious ice cream treats.

Hiking in the hills around the lake is also an enjoyable pastime.

Garret's Memorial Chapel is also nearby. There are churches of all denominations in the town of Penn Yan. Shopping at antique shops, or amish stores or pottery is readily available.

Every Saturday, there is the Windmill Craft Market, which sells a variety of crafts, clothing, and fresh fruit, bread, eggs, etc. Oak Hill Farms is on the same Rt. 14A and has bulk candy, snacks, spices, and a variety of items that are very unique and run by the Amish.

Of course, the Finger Lakes Region is internationally renowned for it's New York State Wineries. Keuka Lake has a wide variety of wineries, such as Heron Hill, Dr. Frank's, Barrington Cellars, Hunt Courtry Vineyards, Keuka Overlook, Keuka Srings, McGregor, Rooster

Hill, Ravines and Yates Cellars. From our home you can look directly across the lake to Rooster Hill Winery. You can take a short drive and taste some of these locally grown wines or go on weekend tours with friends.

Other attractions that are between 1/2 and 1 hour away are Watkins Glen International Speedway, Corning Museum of Glass, Granger Homestead Museum. The new Strong Museum of Play in Rochester, New

York, is about 1 1/2 hours away, as is the Rochester International Airport.

In the Fall, the foliage in the Keuka Lake area is breathtaking. Since the lake is only about 1/2 mile wide, and is situated with high, rolling hills on either side, the color of the leaves on the trees is cascading.

There is something for everyone to enjoy at LaDolce Vita.
