No stairs! Charming new cottage on a level lot with a private drive leading to 3 off highway parking spaces adjacent to the cottage. You can drive to the door for walk-in carry of groceries, luggage etc.

Totally updated in 2012...Hardwood floors throughout, new kitchen countertops, new kitchen floor tile, tiled backspashes, new furniture and drapes, new granite topped bath vanity, tiled fireplace surround, 46' Sony HDTV, and most importantly.... a pergola covered 2 tier deck extension now affording fantastic views both up and down the lake as well as across. (Please note, first picture shows deck before add-0ns; later pics show views from new add-on tiers.)

Our cozy 3 bedroom (plus loft) home is modern in every way. In addition tomultiple skylights, the cottage features a private loft with 360degree views...a perfect place for relaxing or sleeping 2 people capable of climbing a staired ladder accessing a set of upper and lower bunkbeds

A fine pebble beach (with no breakwall) gently sloping to and under the

water affords the opportunity to wade, swim, sun or take an afternoon

nap in the hammock. The beach is completely friendly to young and

old alike accessed by a few rock steps down through a garden or seven steps down from the deck

A 40 foot dock can accommodate either your mid-size boat or

perhaps a rental...or anyone wishing to fish or sun! Boat whips are available.

The kitchen is roomy with new appliances and features a bar for casual

meals or drinks. It overlooks the dining/living area featuring a wood

burning fireplace at the end of the 'great room'. The living/dining

area overlooks the beach, lake and 'Bluff' as seen through a wall of

sliding glass doors, which access the main deck. The deck is large

overlooking the lake complete with picnic table for dining in a

perfect setting.

The cottage is 2.5 miles south of Branchport, #16410 West Lake Rd (Rte 54A)

easily accessible to the nearby Keuka Lake Wine Trail with tours and tastings, many fine restaurants, gift shops, and antique shops. A short drive brings you

to either historic Hammondport or the village of Penn Yan.

About Wayne J Klumpp

I purchased raw land and personally designed and built my summer residence, which I now will share with you. Over the years I have made many alterations and additions including added decks and an dubbed the "Love Shack", a beautiful place to house added quests at an added cost of $500 per week. A special hideaway with a kitchenette, half bath, and outside heated shower.

Why Wayne J Klumpp chose Branchport

Initially I boated all of the finger lakes in search of the right lake. Keuka was the answer...the jewel of the fingerlakes.Then I spent 2 years in quest of the right location....a perfect beach with no breakwalls, shade trees for my fair complected children, a West side location to avoid parching afternoon heat from the sun found on the opposite shore, ample parking with a setback from the highway, and most importantly "no stairs" so typically required on this Lake. Then I fulfilled a lifelong dream to build my own home with my own hands!

What makes this cottage unique

I then designed the height of the cottage to be above water level by 6 feet so as to afford a view of the beachfront to insure a careful watch over toddlers while enjoying the fantastic views, the water traffic, the ducks, etc!

50 feet of waterfront and spectacular beach including use of canoe and several kayaks. Plenty of beach chairs, a charcoal grill, and a gas grill and outdoor firepit. Children can dig in the sand and shale pebbles just like on an ocean beach. The cottage is fully equipped having everything you need to enjoy your stay. You need only to bring your towels and linens. The kitchen has a microwave oven, a double door fridge, a stove with oven and every conceivable cooking, eating, and drinking utensil you would have at your home. The 3 bedrooms include one queen, 2 twins, and 2 twins on the first level with an added 2 bunkbeds in the loft. Two of the bedrooms have door access to a second deck in the rear of the cottage...a great place to have a private getaway, bask in the sun, or sip a coffee. Across from this deck is an outdoor shower enclosed in cedar and nestled privately in some pines. The bathroom has a fibreglas tub with shower and also houses a washer and dryer. HD Cable TV, Blu Ray DVD/CD player, and WIFI are provided

It could not have been nicer

The home was perfect for my husband and Me. We could have had company as there were 2 rooms with twin beds but we didn't. The kitchen was perfect, beds comfy and the deck and land were wonderful. The furniture was great and the TV, movie, books, puzzle, etc were all welcomed. We met the owner and he couldn't have been more accommodating. He gave us restaurant suggestions that we loved. I'd also love to see a written list of them as we couldn't remember all he told us and, one with directions to antique and gift shops within 30 minutes. Dinner at the Pleasant Valley Inn was elegant and one of the best we have ever enjoyed- Charlie and Ruthie McLennan

I will definitely take you up on your suggestion and put into writing a listing of my favorite restaurants, antique stores and wineries with locations and directions leaving copies for future renters. I have also planned to provide an organized booklet covering most everything one might I have questions about during their stay....garbage service, Wi-Fi codes, TV operations, boating rules, etc.

Fantastic weekend get away

We are 6 fabulous Canadian ladies who rented the cottage June 15-19,17 and were so happy with the cottage and property. The cottage had everything we needed and we were lucky with great weather so we could enjoy the water front and the deck at the front and the back. The beds were comfy and the love shack is awesome. The kitchen is small, but mighty - did everthing we needed it to do. We all used the private outside shower, that was great - most of us had never done that before. We spent the afternoon in Hammondsport and had supper on the waterfront of one of the restaurants that was close by. Together we agreed that we would recommend this cottage and its location and would consider returning.

Fabulous weekend, and a gem of a place!

Well constructed home, excellent layout, and charming decor!!! We have stayed three other places in the Finger Lakes region, and this was by far my favorite! We had 8 girls total, so we did rent the "love shack" to accommodate everyone, but it was very comfortable overall. The Kitchen was on the smaller side, yet had every thing necessary for cooking meals. And as is stated in the other review, it is a ladder to get up to bird's nest, yet just put the youngest one(s) up there! If you have kids, they would love to sleep up there, absolutely charming! The beach is beautiful, and was perfect for us all to enjoy the moonlight and a fire multiple nights. This property shares with the other house built by the owner, yet it was very private and peaceful. The cleaning list prior to departure was just common sense- "clean up after yourselves." Excellent value, can't beat the accommodations for this price. And we already booked to come back!

Week with great friends and family!!

WOW!! what a fantastic place!! Gorgeously remodeled 3 bedroom plus "loft". I cannot say enough good about this place and lake. Everything you are looking for, quality, location, scenery. Just the BEST. The owners were so great and the cottage is perfect!!. The decks overlooking the lake are such a HUGE plus. The beach is perfect for young and old alike. Fire pit, kayaks, dock, skipping stones.......So pleased with our decision. The place is A plus plus plus!!!

Annual Wine Country Trip

We had a great time as always with our friends, all in our 50's that meet once a year in wine country. This home is VERY small. There were 7 adults in our group. There is no way 7 adults were gonna stay in this home. A family with small children would be perfectly fine. After arrival we had to rent the cute efficiency room behind our home along with this rental. To get to the "loft"in the house, which is a crow's nest, you climb a ladder. Only one bathroom in the home. The "half" is an outdoor shower only. The owner stayed the entire time we were there working on the property and was always available. There is a STRINGENT cleaning list prior to leaving. Very nice having a kayak and canoe on site. It is a beautiful view of lake and grounds are level.
