Oceanblock beauty with heated indoor pool and elevator! This is a spacious, non-smoking 1350 sq. ft. 3 bedroom, 2 bathroom oceanblock condo located in convenient mid-town (44th St) Ocean City. Just steps to the sand, convention center, restaurants, shops and world famous Seacrets!
The end unit condo is located on the 3rd floor of a 4 story masonry building w/elevator, heated indoor pool and a new 50" HDTV. Two and 1/2 assigned free parking spaces with plenty of additional street parking, if needed.
This spacious condo includes central air with full washer/dryer, double access sliding doors to private balcony with a table/chairs, views of the ocean and bay. A master bedroom with a King pillowtop mattress, private jacuzzi shower/bath, TV, DVD, and entrance to balcony. The large, second bedroom has a queen bed, TV/DVD, room for an air mattress, and the third bedroom sleeps four with a pyramid bunk (twin over double futon) plus another twin. All rooms have a TV, with double closets and full-length dressing mirrors. There are four TV's and three DVD players in total.
There is a fully equipped kitchen with granite counters, stainless appliances - refrigerator w/ice maker, stove, dishwasher, microwave, coffee maker, blender, toaster, wine glasses. The central air has a new condenser in 2011. The private balcony extends from the Living room to the Master bedroom and faces south leaving you with gorgeous bay sunsets and a peek of the ocean. There is also plenty of sun during the day should you wish to remain on the balcony during the day.

My husband and I bought this place when our two young boys were first born. Having grown up in Maryland, we preferred the beauty and more serene beaches in Maryland over the NY beaches where we currently reside. We take trips often to our favorite place and have created years of memories with our boys.

Why Vivian Dillon chose Maryland
The location is conveniently located in mid-town which gives easy access to both the northern restaurants and shops and well as the boardwalk in the southern end of town, without the crowds and noise that come with the boardwalk or high-rise hotels or condos in the north. The midtown area of OC is primarily surrounded by low-rise apartments and condos with a few scattered high-rise/hotels nearby, thus making the beaches quieter and less crowded in our opinion.
Located on the ocean block side, you won't pay ocean front prices, but are close enough to the beach with a short walk, not having to cross the large and wide Coastal Hwy.
What makes this condo unique
Close enough to run home for lunch or bathroom breaks from the beach. A wash off area under the building for feet, toys, beach chairs, etc.. Many guests leave their beach items in the front hall area outside of the unit as there is plenty of space which leaves the sand and dust outside. Bus service within a block of the building servicing both the north and south ends of town. Belly Busters Restaurant 1/2 block north, Fresh Crabs/seafood 2 blocks south, 2-3 restaurants one block north bayside with beautiful sunsets, also with a convenience market and souvenir shops.

A Great Family Vacation!
What a great place with plenty of space for our entire family! Super location in mid town OCMD with lots to do close by (in walking distance). This is a very well maintained and beautifully decorated place. Vivian was great to work with and very responsive to any questions. We would definitely recommend to others and stay here again...beach was steps away without having to cross the highway. Our family had plenty of room and we really enjoyed the great views! We are have many wonderful family memories made on this trip! Thank you, Vivian!

Vivian was great to work with...we decided last minute to go on vacation and when her property became available she got back to us right away and we booked. Everything went smoothly with renting, the property was clean and spacious, just like the pictures! We were close to family, the beach, and other activities! We couldn't have asked for a better week and are so glad we did! Thanks so much. I would recommend this property for families of 5-8 people...so much room and close to the beach!
We decided last minute we wanted to go on vacation--Vivian's place popped up and was available the week we needed it. Needless to say, for last minute planning, we couldn't have asked for a better place to stay! Vivian got back to us so fast, we booked it and everything was smooth sailing. Great location, spacious for all of us, amenities were really nice...we had such a great time! I would recommend Vivian's place anytime. Thanks so much for a wonderful vacation!
Extended family vacation
There were 8 of us in our group: 2 adults, 5 teenagers, and 1 child. There was more than enough room for everyone to be comfortable w/o sitting on top of each other and there is an elevator that makes lugging a week's worth of luggage a lot easier. The location was great, I didn't want to be on the boardwalk but wanted to be close so 44th street was perfect.
Vivian was very friendly and prompt while making the arrangements and I will definately stay at this property again.

Ok, so pretty much everything about working with Vivian was extremely easy. She was very available to communicate with via email and always responded promptly. The payment transaction and mailing of keys and parking passes was done with no hassle and in plenty of time for our trip. We had 3 adult couple stay in the condo and there was more than enough room for all of us. Condo had all the amenities, full kitchen, washer/dryer, balcony, living room, tv's and cable. Well located, about 15 blocks from the boardwalk but with the bus it wasn't bad at all. There was a market across the street for any supplies we could have needed plus plenty of stuff that had been left behind by previous renters. Condo building itself was very clean and quiet, parking was very accessible. All-in-all this rental was a great experiece. Everyone had a great time and Vivian made it very easy. Thank you Vivian!!! I may be in touch again in the future:)
Great family mini vacation
First, Vivian provided us with great customer service. She was quick and efficient. We are retired and met our sons and their ladies there for a mini vacation. The place was perfect for 3 couples. Everything was clean and neat and the kitchen was fully stocked with pots, pans, dishes and glasses. There was a restaurant complex called the Tap House just across the street. They had good food, a mini mart for quick buys, and a beautiful view of the sun set. The bus system is an added attraction, too, in OC as you can park your car and let if set until you are ready to leave. I highly recommend this rental and we hope to use it again.

Activity and Interests
This condo is located in midtown, walking distance to restaurants, shops and world-famous Seacrets. The boardwalk, amusement/water parks, miniature golf, and outlet shopping are just a short bus ride (bus stop within front of building) or car ride away. There are also several beautifully designed golf courses nearby as well as deep sea fishing excursions available.
The most important part, the beach (!), is just a few buildings away, not having to cross any roads to get there. The beach is spacious and clean with beach chair and umbrella rentals, if needed.

Rates vary depending on the time of year. Please contact me for
specific availability. Credit cards are accepted through Paypal. Price does not
include any taxes or security deposit.
There is a 10.5% tax (6% state tax and 4.5% room tax) and a $300.00
refundable security deposit. ($200 for off-peak weekenders). Security deposit will be refunded within 30 days after unit has been inspected for damage, smoke and
keys/parking passes have been mailed back to owner.
Please be advised that we do not rent to parties under the age of 25,
unless accompanied by parents. Any violation of this agreement is
cause for immediate eviction, loss of rent and security deposit.
During Summer "Peak Season" - we only rent Saturday to Saturday. Typically $1,800 - $2,300 for the week.
May, Sept, and Oct weeks avail for $900- $1,200/week or $250/night with a 3 night minimum, not including holiday weekends. Holiday weekends are $300/night with a 3 night minimum.

- The condo is fully carpeted with wood floors in the kitchen and entry hall. Ceramic tile complete both bathrooms. Both bathrooms and kitchen have updated sink fixtures and vanities. There is recessed dim-lighting throughout the main areas and lamp lighting for the bedrooms. Toddler Alert!! We have a high chair, portable feeding chair and pack n play for your use in the third bedroom closet. Various sand toys are also available in the front closet.
