We have been listing with VacationRentals for over ten years and have a proven track record. The Lake House has the most beautiful view of Lake Hamilton and is located right on the water with over 100 feet of lake frontage. You will not find a more peaceful and secluded location and yet you are minutes away from downtown Hot Springs, horse racing, and all that a resort town has to offer. We have a strict limit of no more than 4 adults and 2 kids (but kids must be 12 years or younger).

Due to hefty rate increases from HomeAway we will need to raise our rates effective June 7th. Anything booked after June 7th will be 10% higher than current listed rates. We apologize for any hardship this may cause, but the advertising and listing rates have more than doubled. Thanks for your understanding.

The lake house is 1,200 sq. ft. with 2 bedrooms, 1 bath, large living room and dining area. The living room and dining room have French doors that open onto a 550 foot wood deck which over looks the lake. Both bedrooms have king size beds. A futon is located in the living area that will sleep two. The house is approximately ten years old and is well maintained with central air, a fully equipped laundry room, and kitchen. A 2 car detached garage is located at the front of the property. On the waterfront we have a large covered boat dock with a 300 foot deck area where you can sit back, relax and enjoy a drink as you look out over the water.

This property allows the best of both worlds. Get out of town to be in the country, yet have all the comforts of home as well as all that a city has to offer less than thirty minutes away by boat or car. Something for the entire family: Dad’s off to the horse races, the kids go for a dip in the lake, mom relaxes on the deck with a cold glass of lemonade while grandma fishes and grandpa strolls under the Arkansas Pines. Everyone needs to get away and there is no better place than our little piece of paradise.

Just published my first children's book which can be found on Amazon: 'Charlie and Chocolate's Purrfect Prayer'.I'm also a songwriter for the band Seven Years located in Los Angeles California Although I currently reside in California, my heart will always remain in Arkansas and that's why I purchased this 'dream' home on the lake with my family, whom all still reside in the Hot Springs area. We are happy to share this peaceful place on the planet with people who appreciate nature and beauty.

Why Jeff Hicks chose Royal

When I started looking for a lake house, I had no idea what to expect. I looked at a lot of 'so called' lake properties that were either not on the lake at all or were perhaps more on a creek. Once I walked into this house and saw the view, I knew it was the place for me. I fell in love with it immediately. Unfortunately, the owners were not listing it for sale for another whole year. Luckily, when multiple offers came in on the first listing day, they gave me priority. I could travel almost anywhere in the world with my flexible schedule, but I find myself always coming back to the Lake House. I hope you enjoy it as much as we do.

The Lake House is fully furnished with all needed linens, towels, dishes, most kitchenware, coffee maker, dishwasher, microwave, central heat/air, and alarm clocks. The rear deck has chairs, tables, and a Bar-B-Que. The home is stocked with a television, many DVD's, books and games. There is a 550 sq. ft. deck overlooking the lake as well as a 300 sq. ft. deck on the waterfront. Personal Hygiene Products are not provided.

A piece of heaven on earth!!

This place was amazing! It was very clean, has everything under the sun you could possibly need! There were hundreds of movies for the kids snd adults to watch, beds were very comfortable, tons of kitchen stuff, and it just felt like home. The deck was beautiful and relaxing to hang out on, the dock was perfect for viewing the lake and fishing from, the lake itself was amazingly beautiful, we kayaked and fished a lot. We ended up spending most of our time at the house and on the lake! The neighbors were extremely friendly too! I would love to come back again sometime! It truly felt like a piece of heaven on earth! Highly recommend staying here!

This is the best rental we have ever stayed in!

Our time at the house was too short. We extended it one day, but then had to get home. We loved the house, very comfortable with everything you'd need, and the beds were great. We spent a lot of time on the 2 decks - it was hard to tear ourselves away from the birds, the view and the beautiful weather to go sightseeing. We did get downtown Hot Springs to see Bathhouse row, and also went to the top of the mountain. Both are worth seeing. But, then we'd race back to the house to enjoy all it has to offer. We ate at the Brick House Grill downtown one night, but we enjoyed coming back to the house to eat instead. Shirley was very accommodating when she met us at the house when we first got there. She also called once to see if everything was okay. And when we asked if we could stay one more day, she said we could stay as long as we wanted (wish that was true, but we had to go home). We stayed for 5 nights and will stay longer next time. The only thing I had to buy (for myself) was a box of Kleenex. The neighbors waved to us every time they saw us. If you are looking for comfort and tranquility, this is the house for you. (Just hope that you save us a week next spring!). Thanks to the Hicks for renting out their wonderful home.

Grrreat!

We rented the "Lakehouse" last minute for a quick getaway with our kids. The house was great! It was clean, everything you can think of that you might possibly need is there. We had a great time, our children absolutely loved swimming right off of the dock. We rented a boat for a couple of days from the marina. I posted a beautiful early morning picture of the water with the sunrise and the geese for all my friends to see. Such a great place to just hang out and relax. The neighbors are very sweet and friendly. I would stay here anyday! Thank you so much for your gracious hospitality in sharing your home with us.

One suggestion, it needs a First Aid Kit....lol, i needed a band aid. :)

Great place to relax!

The lake house was wonderful spot to get away and relax. The house was right on the lake and has a great title boathouse to fish or swim from, or just sit and watch boats go by. The yard and surrounding area was lush and well-done.

The house itself was immaculate inside and the kitchen was well stocked with everything you could possibly need. The pictures online are accurate and the were no surprises when we got there.

This house was just what I was looking for in a relaxing lake house get away. We will definitely be back.

We can't wait to come back.

We loved the huge trees and the lake is so easy to get to from the house. The view is simply amazing. I will never forget the fireflies at night or the owl hooting. I had never heard an actual owl hoot before. The moon shining on the lake was also very beautiful. Thanks for a great time. Many blessings to the Hicks family.

Cancellation Policy:
If you notify us 30 days prior to your reservation date, we will refund your full deposit. 15 days prior we will refund half your deposit. Less than 15 days, refunds will only be made only if we are able to rent the property for the same dates as you had reserved. If the property is unavailable to you through no fault of yours, all monies will be refunded to you.

$350 Refundable Security Deposit Required.
$65 Cleaning Fee. Minimum stay 3 nights.
We rent to families and responsible adults over the age of 25 only.
