This architect designed, contemporary lakeside home is located

approximately six and a half (6.5) miles north of Hammondsport, on

the west side of Keuka Lake. The house faces the deepest, the widest

area of this unique Y-shaped, glacier formed Lake. You will enter

the vestibule, after parking your car at the level driveway or

attached two-car garage, before entering the house.

On the first floor of this European-style home is a vast two-story

living and dining room with skylights, French balconies, and steps

to the split level decks. You can enjoy the spectacular view from

inside, or step out onto split level decks to relax in the sunshine,

go swimming either from the dock (swim ladder), or just step in at

the level beach area and swim to the raft and enjoy the view from

there.

You will appreciate the modern kitchen, that can be closed off,with

easy access to the grill at the eating area by the Lake. Enjoy the

view eating at the buffet counter for four, between the kitchen and

the dining room, or have formal meals at the custom made dining

table for eight.

The large den, has been set up as the bedroom on the first floor

with a queen-size bed. The spacious bathroom has a full-size washer

and dryer.

The second floor features three large bedrooms with vaulted

ceilings, a loft, and lots of closet space. Two of the bedrooms each

have a queen-size bed. The third bedroom has three twin-size beds

one of which is at the loft.

The central hallway on the second floor is a balcony to the living

room where you can sit at a comfortable sofa and reach for a book

from the bookcase. The split bathroom (two separate rooms - a powder

room and bathroom with whirlpool, lavatory) provides additional

flexibility.

Views of the Lake are offered from every room of this house-on-the-

lake. Ceiling fans with lights are located throughout the bright and

airy home. This home is meticulously prepared to be your home-away-

from-home. Please, No Pets anywhere at the property and No Smoking

at the house.

Rochester International Airport is one hour and 30 minutes away.

Syracuse and Corning-Elmira Airports are also nearby. There is

private plane landing capability at Penn Yan.

Beautiful House

We had a fantastic time and we are going to go back again next year. I spent alot of time on line so I could find a great summer vacation for my whole family, and I found it. My family can't wait to go again next summer. Suzan is a really nice person and helped make our vacation prefect. The house has a great set up, the downstairs is open and lots of room. All of the bedrooms are a great size and the master bedroom has not only a beautiful view but a huge walk in closet. There is a boat launch that you can use next door and a firepit. You also have a 2 car garage that you can use, not many cottages will let you use their garages. Nice large deck.The swimming was great. There was not alot of seaweed and my grandkids had a great place were they could play in the water. We loved the bar/resturant next door. We had a free band playing every Sun. afternoon which we could enjoyed from our deck. The bar was closed early during the week and on week ends it was quiet by 11:00 pm. There was also a few wineries and a brewery very near by. Hammonsport is a very nice small town only 15 mins. away. We have told many of our friends and family that if they want a place to go on Keuka Lake this was a great place. The neighbor next door was freindly and helpful. He gave us alot of great tips where to go fishing.

Suzan does not honor her word, House is mediocre at best

When I made the reservation with Suzan I was told we could come in as early as we wanted on Friday we were the first renters of the year. I also have an email where I was told we could leave late on Monday Memorial day to enjoy the day there. We were 45 minutes away from the house @ 10:40 am I got a phone call that we could not get in until after 2 PM. I was driving a 12 passenger van towing a 24 foot pontoon boat. I told Suzan I had no choice but to at least get the boat off my van. We were told that we could leave the boat at the dock we were not allowed to come in the house if we came up to the house she would not even open the door. The next dealing we had with Suzan was on Monday we were told we could stay till 5 PM but needed to stay outside when she got there we were outside in the yard eating lunch she was all upset that we had our lunch food spread about the table. As she walked around the yard she came back all upset that the kids left crackers on the grass and expected them to pick them up, I went to see what she was talking about there was 1 1/2 cheezit on the grass I picked them up. Suzan made our family so uncomfortable we left when she came. Now about the house: I paid Suzan almost 2x the price she list it as, we do an extended family vacation at least 1x a year and have rented many places in N Y paying around 1/2 of what she charged a night, In Disney we had a 4 bedroom presidential condo and the Florida Keys we had a 3 bedroom both were 1/2 of what Suzan charged, In Cape Cod we a 4 bedroom / 4 bath on a lake for less than Suzan charged per night all rented using VRBO. Problems with this house no A/C with all the windows open and ceiling fans going we had solid coconut oil turning liquid. Old appliances from the 80s, as someone else said in the loft an OLD sofa all ripped up with a cover over it, old wooden kitchen chairs one was so wobbly my husband that weighs 210# sat on a chair during dinner he ended up on the floor hitting his elbow, when Suzan came on Monday she yelled at me about a broken chair never asked if my husband was ok after I told her he hit his elbow. Internet is slow it is DSL. The grill is charcoal and small not big enough for 8 people, you have to supply your own charcoal. The water for the house comes right out of the lake you can not drink it, Suzan does not provide drinking water. The dock needs resurfaced 2 of my grandkids got slivers in their feet. Owner's Response: Carol made her inquiry online & by phone on April 16. At the initial long phone conversation I explained in detail the info at the website as well as the confirmation process in detail. I indicated check-in starts at 2pm, check-out by 10:30am; check in early or stay late can be possible based on May 27 check-in date conditions. Everything discussed was included at the email response sent together with the agreement showing the associated costs exactly as listed at the website. There were more emails, calls with more requests, confusion about items covered, the payment check in error. The last communication was on April 30. I sent her email on May 26 “You had indicated before you would be arriving late. Please let me know of your estimated time of arrival” Not hearing back I called her. She had not opened her email, said will be at the house at 11:30 I asked 11:30pm? She said no in 1hr we are on the way. Indicated check-in is after 2pm, place isn’t ready, She insisted that they had to, Hadn’t inquired where to launch their boat, didn’t know where they were for me to direct them to a boat launch.. Text messages, calls they got their pontoon on the lake, Went out to meet them. Carol screaming at me they left the boat, with cases of bottled water, tied to the dock, the big boat trailer at our entrance, I left a note for them that on Monday they can stay outside until 5pm, they had to leave earlier from the house due to scheduled appointment. When I got to the house at 3;30pm the grill was on. (I did not check how much charcoal they had used from bags in the cabinet) I asked her how it has been. She mumbled something then right back to check in & check-out then telling me “You think this is a nice place, I’ve been to much nicer places” I went inside & found one of the dining chairs around the custom designed dining table broken in the garage. As those chairs are not available anymore we have to see if it can be fixed.

Beautiful house and great fishing

House was beautifully decorated and ample living space. House was located just south of the bluff and was a great location for lake trout fishing and was more than pleased with the results. Also fly fishing was great for bass just off shore. Another plus was accessing the house without ascending or descending numerous stairs in the process. A nice added feature was access to a 2 bay enclosed garage which is rarely heard of when renting. There is a nice weed free swimming area for small children and also a floating dock located in front of large deck in front of house. My family had a great time and looking forward to next year to enjoy another week at beautiful Keuka Lake. Suzan was a very gracious host and made our stay very enjoyable and would highly recommend this rental to family and friends.

Spacious with a nice water front.

We paid a prep fee but the house did not appear to be well prepped for our arrival. The throw rugs were dirty and there were used towels and soaps left in the bathrooms.No cleaning supplies. Upon arrival I had to sweep and clean.The only source of heat was a pellet stove which we were told not to use and it was rainy and cold when we arrived at 7:00pm. Thankfully the weather improved the next day.The dish washer would not stop cycling. There were some small repairs that needed fixing. The upstairs beds were very uncomfortable and old, making it difficult to get a good nights rest. The overstuufed sofa in the loft was torn underneath the slip cover and shabby. The charcoal grill needs to be replaced. A gas grill would be better. We did not cook out.The owner was made aware of these things. The manager ,when called was not available. On the positive side; the house has a very nice great room facing the water and provides a beautiful view. it is very spacious. The deck is beautiful and big enough to accommodate a large group. The garage provided great storage and extra parking. This house would be a good rental in summer. In sum, it could have been cleaner, and the beds need to be replaced with newer mattresses. A beautiful lake front and plenty of room inside and out.

Owner's Response: Inquiry for 3 day Columbus Day weekend at a discounted rate never offered before OK’d for early closing this year. After email communications, long conversation explaining the procedure, the house sent her the agreement. She called fuming over the $60 set up fee accusing me running up the bill. Explained the set up fee is listed at the website & total standard rate is shown at the original email response sent to her. Being a person who lives by her word, I didn't cancel their reservation in favor of a full rate reservation from new requests. Their check out was late as requested, Closed the place until spring after they left. Condition of the place at checkout reported, decided not to make a fuss as I was leaving for a long trip the next day. I mailed her security deposit before I left. Few days later when I accessed my email found her email excerpted below making a case to refund the set up fee.“We enjoyed our stay at your Lake House. I will mention a few things. There was very little prepping that took place. I am hoping you will consider a refund of the prep fee due to lack of cleanliness along with my full deposit. All in all, a nice home to rent. Thanks again” Forwarded email to caretaker, response “Only thing I have to say is that all laundry was done and put away, floors were vacuumed and swept before we left on 10/9/2015 To the point of cleanliness the guests did very little to clean before their departure. I feel the guests are more concerned with getting back their deposit therefore hoping complaints will further their agenda” Not responding to email on time, sending $60 refund might have led to the negative review with even bigger list than email. Coming from Massachusetts she inquired about the heat. I indicated that at that time of the year heat is not necessary. Being right on the shore of the lake, heat from the summer stored in the body of water makes it even warmer than areas in the same zipcode that are not by the lake. After unusual rainy evening arrival, temperatures for zipcode 1st day in the 60s, 2nd & 3rd day in the 70s. I’m an architect designed the house heated by wood pellet stove even at cold, snowy winter days I’ve spent winters there. House is well insulated. Every year the house is open to guests from mid-May to end of October with no problems. 1st complaint ever on any of the beds. I slept over a month before leaving in mid-June on one of the queen beds complained & had no associated issues

Great place -but---

Very nice house -spacious, bright and airy. But the music from the restaurant next door is LOUD and goes on until late hours on Sunday, Thursday and Friday - (not much sleep on those nights.) Also, there is no wireless wi-fi, only an Ethernet cable that has to be plugged into your computer and the refrigerator's ice maker is not hooked up. We loved the house, access to the lake and the great view. I would definitely recommend it for those might have a hearing loss.

Owner's Response: It was a shock to read this review month & a half after they left. (Thought response period had expired, just found out that I can still respond.) Throughout our communications they were very nice & there were no complaints about anything. When I forwarded those comments to Deb who was a neighbor at the time & managing the vacation rental, her response was: "Wow ! Never expected this. I really don't know what she is talking about re: loud music Suzan because I lived right next door for a year and I know for a fact that the music was done on Sundays at 8 pm. And I don't even know of any music on Thurs and Fridays. The wi-fi I guess I can understand if it is advertised as being there. She may have mentioned wanting it but didn't make a big deal about it." We had a problem to get the wireless modem from Time Warner for a couple of weeks & we told guests checking in during that time about it. We have never listed an icemaker or said there is one. Also Local Code prohibits: "No offensive or objectionable vibration, odor, noise or glare shall be noticeable at or beyond the property line." So if they are breaking the law it is a matter of enforcement. Our guests in 2013, who were there at the busiest time on the Lake, commented that they “were actually surprised by how quiet it was there”.
