About James Gapp

I have owned this condo since 2005. The people here are great and it is fun to see each other each winter. Many folks return because the people are so friendly. Some will try a different place only to return the following year or as soon as they can get back in. . It just goes to show that relationships are very important for all. The only think I am lacking is some competition on the shuffleboard court.

Why James Gapp chose Florida South Gulf Coast

It is in a friendly community of 60 other condos. Most of them are seasonal and the same crowd generally returns with some turnover, but not very much. Most of the renters and owners are snowbirds who have made friends with many people here and like to return for that reason. The place is quaint, and the pool area where people congragate is close and also has some shade too. A good place to catch up on some reading or cool off. It is a quiet place to rest and recharge. Only a few visiting grandkids during school breaks, so the place is quiet.

What makes this condo unique

I consider the pool area better than the beach during the winter months. Save the beach for the warmest days. Lots of areas to bike with little traffic.

Notes:
Fully furnished with appliances which includes microwave and dishwasher, ice maker, coffee maker, and cooking utensils. Washer and dryer in lanai for your convenience. The Master Bedroom has a newer firm queen bed and a Master Private Bathroom/Shower, and Large Walk in Closet. Guest Room has two twin beds with a full bathroom next to it. Living Room has 32' flat screen. Bed linens and towels and some toiletries are supplied. There are 4 Beach Chairs, an Umbrella in the storage shed. Also a Cooler for the beach. Carport is right by the entry. There are Bathrooms by the pool. Pool temperture is usually 86-88 degrees. 2 BIKES- One mens' and one ladies'. Nice shuffleboard court with equipment provided. No Smoking, and No Pets, thank you.

Clean,comfortable,well located.

Friendly neighbours. Clean property. Great pool area. Well managed. Centrally located for lots of activities. Owner was very accommodating. Lots of visitor parking. Property was as advertised and seems to be improving every year.

1/2 payment & deposit due when making reservation, the balance due 60 days before arrival. The association requires the renter to be approved by the board. The association charges $50 which is non-refundable for up to a 30 day rental. Over 30 days requires a background check for $100 and is non-refundable.
The security deposit is returned within 14 days after departure if there is no
damage.
Add 11% for FL sales tax.
Cleaning fee of $125.
Accept personal checks and money orders, but personal checks need to
clear before acceptance. No cash or wired funds will be accepted.
