My husband and I are semi-retired and we live right here in New Smyrna Beach just 20 minutes away from the rentals. We personally own and manage (3) THREE CONDOS at this same beautiful ocean front resort. We are licensed and insured with over 20 years experience in the rental business.

Since we are a small rental business, we prefer not to use the on line booking feature with Vacationrentals. We like to communicate personally and directly with our guests to insure their needs are met during their stay. We have our own credit card processing account for accepting credit card payments. All that is required "up front" to book our condo is the security deposit. Once the Security Deposit is processed, you will receive a receipt by email of the transaction. I will immediately email your confirmation letter with specific instructions for check in. We have a lock box on the front door for late arrivals so you can enter the property any time after 2:00 PM (normal check in time).

We will personally meet you at the property at your convenience to go over your check in, answer any questions and collect the rent.

My beautifully decorated #312 Ocean Sunrise Suite two bedroom two bath ocean front condo is on the top 3rd floor close to the elevator and laundry room. It has private designated wireless internet connection throughout the condo. The living room has 40" Cable TV and DVD player with a selection of movies for family entertainment. Each bedroom also has a Cable TV and DVD player. The balcony faces due east for an ocean front view from the living room, kitchen, master suite and balcony. You see BIG BLUE ocean the minute you walk in the front door. Since the condo is tucked in the back corner of the building, it overlooks the beautiful landscaped courtyard, covered pavilion, Olympic size pool with the ocean beyond. So you can enjoy a beautiful sunrise every morning over the ocean with warm southeast exposure. You can see the ocean from the king size bed in the master suite through the big picture window. The master suite has a private bathroom and separate door to the balcony.

The master bathroom is inside the master suite for privacy. The guest bathroom is in the front hallway for convenience. Both bathrooms are bath-tub/showers. I have hair dryers in each bathroom for your convenience. I provide snowy white bath and hand towels for your stay. If you run out, we have coin operated laundry rooms nearby on the same floor. There is normally some laundry detergent under my kitchen sink, along with dishwasher liquid, dish soap, and anti-bacterial spray cleaner for your use.

This condo is located in an ocean front resort at Point East Condominiums, 3801 South Atlantic Avenue #312. The resort has an Olympic size pool (seasonally heated), a kiddie pool, shuffleboard, covered picnic area, and large ocean front lounging deck. The resort is the preferred non-driving beach zone so it's a car-free beach with a lifeguard on duty for family fun and safety.

THE TOTAL RENTAL AMOUNT IS DUE ON DAY OF ARRIVAL IN SOME FORM OF GUARANTEED PAYMENT SUCH AS a Cashier's Check, Bank Draft, or Money Order. The security deposit IS NOT PART OF THE RENT AND is returned to you once you vacate the rental and it has been cleaned and inventoried. I return security deposits promptly. I HAVE A 30 DAY CANCELLATION POLICY with full refund less $30 handling charge.

We treat our guests with lots of extra attention to details and are always available if needed. We do our very best to meet expectations, and we are fully licensed with the City of New Smyrna Beach and collect the appropriate taxes including the Volusia County Tourist Development Tax (6%), and also Florida Sales tax 6.5%. We enjoy our small business and have many returning and referral guests.

The resort is so well managed and maintained, and the central location has restaurants and shopping within walking distance. Just one block further south we have a nice plaza with a Dollar General Market plus an Italian restaurant, breakfast restaurant, deli, liquor store, and gift shop.

The Master Bedroom has a new Simmons Beautyrest Pillowtop king size bed, (it's the same mattress we have at home and we love it). The guest bedroom has two full size pillow top beds, and the living room has a queen size sleeper sofa and TWO MATCHING comfortable new recliners. One for mom and one for dad! I have tiled floors in the main living areas and Berber carpet in the bedrooms.

My full kitchen is well stocked for family meal planning with all major and smaller appliances. It's an open plan, so it has a full open view of the living room and balcony from the kitchen. There is a a pass through bar to the dining room area which seats up to six guests. I love to cook, so I try to think of everything in the kitchen. I even had a coffee grinder and crock pot. Things tend to come and go in vacation rentals, so just call if you need something that may be misplaced.

I have a front closet filled with beach chairs, beach toys, umbrella, buggie boards, and some sports equipment for the park next door. It's a perfect place for families as well as couples traveling together.

The resort has additional properties available for larger groups. Let me know if you have a special occasion that requires fresh flowers, fruit basket, or other items to provide for your arrival.

This resort is located next to the 27th Avenue Ocean Front Park with a lifeguard on duty. The park has restrooms, outdoor showers, covered picnic area with charcoal grills, playground, and recreation area. The park is also in the preferred non-driving beach zone with a lifeguard on duty. It's a great place to cook out and enjoy the beach if you have a large group such as a wedding, family reunion or other special occasion. It's just a few steps from the condo and has free daytime parking.

New Smyrna Beach is a beautiful island community with great restaurants, shopping, and a natural destination for families and friends. We have over 30 golf courses nearby and several free tennis courts on beachside. It's just one hour from Orlando and central Florida attractions, and 20 minutes to Daytona International Speedway. St Augustine is about two hours away as well as Kennedy Space Center. Day trips are easy, and it's so nice to return to this wonderful beach town and enjoy a late dinner, or long walk on the beach to unwind from the day. We love living here.

We have Flagler Avenue on beachside for a fun walking and shopping area. On the mainland, we have Canal Street for more walking and shopping. New Smyrna Beach is like a 'blast from the past' with so much charm. But we also have great culture with art galleries, antique shops, little theater, and many special events. We are Disneyworlds 'Designated Beach' and have been voted Best Florida Beach by the Orlando Sentinel for five years in a row. Once you visit New Smyrna Beach I promise you will return.

We have three airports nearby: Daytona International (20 minutes away) , Orlando Sanford International (45 minutes away), and Orlando International (1 hour 15 minutes away).

New Smyrna Beach is a barrier island with Point Inlet at the north end and Canaveral National Seashore at the south end. We have two bridges over to the island. The Intercoastal Waterway is perfect for sunsets, and the ocean is perfect for sunrises. You can enjoy both from Point East with east/west exposure.

About the Owner

My husband and I are both semi retired and live in a gated golf community in New Smyrna Beach. We lived on beachside for 14 years and decided to build a home on the mainland after we retired. We own three condos at this same beautiful ocean front resort all located on the top 3rd floor. We really enjoy staying active and we can't play golf every day, so we decided to get into the vacation rental business and we really enjoy it. It's like owning a Bed & Breakfast, but guests make their own bed and cook their own breakfast!

We have built up the business with many return and referral guests. Families are our specialty, and we enjoy seeing our return guests during the summer. I also cater to little ones with highchairs, pack and plays, bed rails and safety gates, plus a collection of teddy bears to cheer them up after a long journey in a car or plane or both. The children are always fun and they love all the goodies in the front closet. Lots of buggie boards, beach toys and gear, and noodles for the pool. We also have beach chairs, beach umbrella and some sports equipment for the beautiful ocean front park next door. Each year we are able to make improvements to our property and hope to start remodeling the kitchens and bathrooms soon, but even though they are the original cabinetry, they are clean and very functional and that's all that seems to matter to our guests.

I buy good quality linens and bedding plus extra comfortable pillow top beds. I offer two FULL SIZE beds in guest bedroom so everybody gets a comfortable bed when they stay at our properties.

I love to cook, so I make sure my kitchens are well stocked for families on a budget with plenty of good quality pots and pans, utensils, dishes, glasses including wine, champagne, and martini glasses for happy hour. Also many small appliances including a coffee grinder, crock pot, juicer, coffee maker, toaster, hand mixer, electric can opener, blender, and small food processor/choppe

Marilyn's condo is very well stocked with everything to cook and bake. All the beds are great, not something you always find in a rental. Nice seating on the balcony, and the pool area always has loungers available. Very close to shopping and the beach is great. Have stayed with her before and will stay again. She is in the neighborhood, which is always a good feature.

Owner's Response: The last thing I say to my guest after I check them in is "call me if you need anything". And I sincerely mean it. I tell them not to wait until the last day of their vacation to bring something to my attention. Since my husband and I are semi-retired, we have plenty of time to devote to our guests and never mind them calling us if they need something. I appreciate any feedback, good or bad, and do my best to respond to any reasonable requests. We are responsible property owners and know from experience what we expect when we rent a vacation rental, so we take this business seriously. We have many returning and referral guests each year and that's such a compliment to us knowing they appreciate our efforts. This year has been a challenge with the resort going through an exterior renovation. The special assessments times three condos is enormous, but we planned for it and once it's completed, we will renovate our kitchens and bathrooms for the final phase. We look forward to making our properties as good as they can be. The location and amenities are perfect for families on a budget, and we are happy to make needed improvements over time.

Owner's Response: I appreciate your kind words about my condo. The resort is going through a construction project on the exterior of the building and it can get noisy depending on what type of repairs they are working on any given day. They work 8 to 5 week days, but not on the weekend. I have thick glass three pane hurricane doors and windows, so it's quiet inside the condo, but the pool area is in the courtyard so there will be some noise. I have offered rock bottom rental rates during this project, and disclosed to the best of my ability where the construction is depending on the dates that guests have booked. Some people are willing to get a great deal for a little inconvenience. There are so many activities around town that most people are out and about during the day. I'm sorry for your dissatisfaction and hope you will give me another opportunity to welcome you as guests when this project is completed. I'll do my best to make it up to you if you decide to return.

Our stay at Point Ocean Front Resort was Wonderful

Pur stay was exceptional! We had a large living area, stocked kitchen, wonderful master bedroom with a great king size bed! Even though we were facing the building on the other side of this horse shoe shaped complex, we had a view of the oceAn. People are quite friendly at the complex as well as the city itself. Yes, I would recommend it!

Owner's Response: Thanks for your kind words about my condo located in an Ocean Front Resort. It has a nice ocean view from the south facing balcony for warm southern exposure in the winter. My winter guests always appreciate that as the direct ocean front condos can be a bit chilly. This resort has many returning guests each year and they are well acquainted like an extended family. The resort is very popular and well located for shopping and restaurants close by. It's also in the preferred non-driving beach zone for family fun and safety. New Smyrna Beach is a very family oriented and friendly town to our snow birds visitors. The weather was pretty nice in February this year.

Weather was cool, but we enjoyed our walks on the beach and on this visit dined out often. Amazing restaurants in new Smyrna beach. We also visited Kennedy space centre, and did an Eco tour with the marine discover centre. So many things to do, and great shopping

The condo itself is cheerful and well equipped. The bed was heaven the property is very well managed and yes, would recommend!

Owner's Response: January in New Smyrna Beach can be a little cool, and some of the northeastern storms can dip down and affect the weather for a few days, but the sun is usually shinning. Our average annual temperature is 72 degrees. There is little humidity in January so heat isn't retained in the evening. It's best to have a jacket in the car. But there are so many other things to do besides the beach and pool area. Our town is filled with charm with great antique shops, art galleries, boutiques, nightlife, and plenty of ECHO tourism on the Inter-coastal waterway. Every weekend there is something going on: art festivals, wine tasting, cruiser night, etc. The shopping and restaurants are plentiful and mostly privately owned rather than chains or big box stores so there is lots of variety. We also have our Bealls Department store that specializes in summer clothing and pastels all year long. It's right on beach side just a few minutes away from the condo. If you need a big mall, there's one 20 minutes up the road in Daytona. Thanks for commenting on my beds. they are my secret weapon. I make sure they are extra comfortable and make them up with nice quality linens. Hurry back when you need another beach break and thanks so much for your review.

Much needed Rest and relaxation!

Firstly, everything was fantastic! After a year of renovating our home this is exactly what we needed! Highly recommend booking with Marilyn and Ed at this condo! When we were there the building was being renovated right outside our room it was very noisy, but Marilyn and Ed we very accomdating and moved us to a much quiter location. The beach is beautiful, quite when we were there. We had an absolute blast and look forward to booking again!

Owner's Response: This young Canadian couple came in on a Sunday and the construction crew had been working outside on the walkway around the corner from my condo. We assumed they were done with most of the work, but Monday morning they were back and the noise was back too! So I immediately went down to the rental office and found another property far away from the construction zone to move my guests into. I personally had to write a check to the office to cover the four remaining days of my guests visit. But this is what I had to do to make sure my guests were taken care of properly. I never expected a five star review from them after having to move them to another property after just one night in my condo. I guess they appreciated my efforts, but I was still pleasantly surprised to receive a nice review. We love our Canadian guests that come back year after year to New Smyrna Beach. Some resorts actually fly the red maple Canadian flag along with the American flag in the winter to welcome them back. They are a nice addition to our relaxed family friendly beach town.

Wonderful Time!!

I grew up going to New Smyrna Beach with my family and friends and this brought back some great memories. The condo is very clean and has all the amenities you need. My family enjoyed the trip and the condo so much that we will definitely come back to this condo again. It is great having the no driving zone in front of the condo, especially having a 3 year old. Marilyn was very professional and easy to deal with.

Owner's Response: Children make my job fun and interesting. I have many returning and referral guests with small children. I watch their children grow with each return visit. Some have a favorite toy or stuffed animal that I need to find and put on the bed to greet them. They know where the toy and beach gear closet is, and immediately look inside to see what new items they can find. Most of my items come from other guests who leave it behind, or from local charity thrift stores I frequent. Kids, sand, and surf are a perfect combination for a family vacation. It's a total charge of scenery and routine for most of these families and it provides them with complete relaxation and enjoyment. In our busy world, we all need time to renew and refresh.

Location

From the Owner

Point East Ocean Front Resort is very well managed and maintained. The best thing about Point East is it's located in the preferred non-driving beach zone for family fun and safety. My guests love walking on a car free beach. The resort has a secure private gate to the beach so trespassers can't come up from the beach and use our facilities. The resort is centrally located and convenient to restaurants and shopping. But it's also in a more residential area so it doesn't have a commercial feel to the area. We have two downtowns: one on the mainland (Canal Street) and one on beach side (Flagler Avenue), so the resort is two miles away from those more busy tourist areas. Another nice point about this location is a full time lifeguard next door at the ocean front park. The park has covered picnic tables, charcoal grills, restrooms, outdoor showers, a playground, basketball and handball courts. My families love having a place for their children to enjoy.

We have a live performance Little Theater in town, bowling alley, library, and great shopping areas. Our downtown Canal Street has antique stores, art galleries plus a great variety of restaurants for seafood and other specialties. There are over 30 golf courses in and around our area. Daytona is just 20 minutes away with the convention center, Daytona Speedway, and Peabody Auditorium with performances and shows. After Labor Day thru January plus month of May we offer discounts and are more flexible regarding arrival on a weekday. We can usually offer a four night minimum after Labor Day through December based on availability. Special Event rates are higher. I have a 30 day cancellation. Security Deposit required to confirm reservation. I can accept a credit card for deposit using my own credit card processing system. You just need to call me with the credit card information and I can take other information I need for your confirmation letter. The rental amount is separate from security deposit and it is due on day of arrival in form of guaranteed payment such as Cashier's Check, Money Order, Bank Draft, or cash. The security deposit is returned to you once you vacate the rental and it has been cleaned and inventoried. I have a 30 day cancellation policy with a $25 cancellation fee.

We love having 3 condos at the same resort. We are able to offer our guests enough room for family reunions, small weddings, birthdays, anniversaries, and other special events where they need extra rooms. The condos also come in handy when our own family comes visiting from California or elsewhere. They never complain about being put up in an ocean front condo instead of having to pile in with us at our home. That way we all get a vacation and have more time to enjoy each other's company. We like to spend a weekend at the beach once in a while ourselves in the off season. New Smyrna Beach has been the best place we have ever lived and we would never consider living elsewhere. We love to travel and schedule a nice trip for ourselves after Labor Day when business slows down, but it's always so great to get back to New Smyrna Beach. We love it here and we invested here, and it's been a success story for us. We are just an hour from Orlando if we need a big city. We are just 20 minutes from Daytona with a nice mall and other big box shopping so we are perfectly situated with the beach and our condos just 15 minutes away from our home. LIFE IS GOOD!

Designated Private Wireless internet - Free I can provide playpen, highchair, and safety gate and bed rail for my little guests. My Front closet has beach chairs, toys and beach buggie boards, sports equipment. Everything you need for a perfect day at the beach. My kitchen is well stocked for family meals. I even have a crock pot. The resort is located in the preferred non-driving beach zone for family fun and safety. It's centrally located near restaurants and shopping. The park next door offers a lifeguard on duty, covered picnic area & charcoal grills for your own private party. Restrooms, showers, playground, basketball and handball courts
