Greetings! You have found a Gem of a Beach Home. This warm welcoming 4 bedroom/3bath is available for a weekend, weekly or monthly get away. The winter months in Newport Beach are amazing. You get the warm days of 60-70 degree weather without the crowds of summer. The evenings are cool with the crisp fresh ocean air. The summer months are spectacular with warm energizing weather of 75-85 degrees. The energy from the powerful ocean as well as from those that come to visit are so memorable, you can't help but have a great time in Newport.

The home is the lower level of a duplex and located only 3 houses from the beach at 115 45th Street. Enjoy BBQ dinners outside with plenty of seating with 2 picnic tables. You will be within walking distance of the Newport Beach Pier, Dining and Shopping as well a close to Huntington Beach Pier, Balboa Fun Zone, local shops, restaurants/bars, parks, beach fire pits and lots of entertainment. Amusement parks, malls and both Catalina and Balboa Islands are all close to Newport Beach as well. The house is very clean and well maintained. You will get the VIP treatment during your stay. Perfect location for enjoying both the winter and summer months in the SUN! See below for the RESERVATION PROCESS

RESERVATION PROCESS:

If the dates are available, the reservation will be accepted however BEFORE you pay the VRBO service fee or reservation deposit. There is a an application and contract that you will need to be reviewed and signed. I will email the application via DOCUSIGN to be completed. The primary occupant will need to complete and submit for approval. Upon approval, the rental Agreement will be emailed via DOCUSIGN for your review and execution. The Rental agreement and $1000 down payment are required to hold the dates.

SECURITY DEPOSIT:

$500 Holding Dep for stays less than 14 days. Full payment due 30 days prior to arrival

$1000 Holding Deposit for Stays longer than 14 days

If the home is reserved for more than 6 months in advance there are 2 options:

THE OPTION for a $1000 deposit and full payment due 30 days prior OR THE OPTION to pay the full payment 60 days prior with only a $500 Deposit.

$500 Pet Deposit on APPROVED DOG plus $50 Non-Refundable Cleaning fee

The down payment/reservation fee is to reserve the home for you and to take the home off the market. This is non-fundable if you cancel the reservation. There is a $500 security deposit due 2 days prior to your arrival of which is placed on your credit card as a HOLD. It is released within 7 days after your departure minus any damages.

Fully Furnished beach home with every amenity you will ever need with VIP Treatment upon your arrival and during your stay. You walk into an open floor plan to entertain your guests. 'No worries' when it comes to sand with white wash laminate floors throughout the house. Household Supplies that are included in the price UNLESS the price is discounted. Linens, blankets, comforters, pillows, 2 towels sets to each bathroom, Kitchen Towels/New Sponge, 8 Beach Towels, Toilet Paper, Paper Towels, Kleenex, Laundry Detergent, Dish Soap, Dishwashing Detergent, hand soap, shower bar soap, Shampoo/Conditioner, lotions, hair dryer, bathroom amenities including but not limited to: First Aid, aspirin, cotton ball, qtips and much more. 4 Bedroooms/3 bathrooms. 2 Master bedrooms each with a private bathroom and cable TV. 3rd bedroom with a double bed. the 4th bedroom has a twin bundbed plus a twin trundle and queen size bed. Great location, nice & clean, quality service.

Location is great, almost see the water, but not quite. The walk across the road to the beach is so easy, even loaded down with all our stuff. Was nice to go back for bathroom and make lunches. Place was very clean and stocked w/all the amenities. I loved the layout!!! Favorite part; 2 master w/bathrooms! Made it so nice for 2 families, lots of privacy. Overall was very happy! Brenda was readily available although we didn't need her.

We have stayed in this beach house for many years - both the upper and the lower units. Brenda has been fantastic to work with and we consider her a family friend. She is always available throughout our stays to answer questions or help us in anyway. The home is a wonderful rental with multiple bedrooms and bathrooms. It is extremely well stocked which makes it the perfect home rental allowing us to bring what we want not the extras like kitchen wares, bedding, or beach toys. The location is perfect - being just steps from the beach is so nice. We have grandchildren who like to return to the house for a nap or a break and no one has to feel like they are missing out because the house is so close to the beach. This is the perfect vacation home for a family beach getaway. We will continue to come back every year.

BEST Holidays ever!

Our family absolutely loved this home! With four couples, the four bedrooms and four baths were just perfect! The décor is so charming and beach-y - just adorable! We had planned on purchasing a small Christmas tree for our week at the beach house, come to find out...there was already a tree - with lights - in the home! What a special touch! Great location - walked every day along the beach - Fun beach toys (thanks!) - used the boogie boards even in the cold December water!!! Saw dolphins, seals - Just gorgeous! Everything went smoothly - Couldn't have asked for a better Christmas Family Vacation! Thank you so much!

Wonderful family vacation

I have stayed at other rental homes--this is the best. It was clean, nicely furnished, close to the beach, well-stocked, and had parking. There were only a few steps at the entrances, so it was readily accessible for those with physical limitations. We were met and given a walk-through on arrival. Brenda was immediately available for any (and there weren't many) problems that came up during our stay. We were extremely comfortable--2 families for a total of 8 people--and we never felt cramped. Not having to lug our beach gear (or sheets, towels, etc) from home was a bonus. Having a kitchen fully-stocked with pots, pans, dishes, etc is a bonus. Having access to local grocery stores is a bonus. There were even enough televisions so that the gamers and the watchers were satisfied--when we got back from the beach. You really can't beat the beach access! We are eagerly anticipating NEXT year.
