Overview

About the property

6 bdrms, 3.5 bths, sleeps 14, pet friendly, built in 1924

Abundant charm and fully air conditioned comfort in authentic Low Country style, just across the street from the beach and 20 minutes from historic downtown Charleston. Beach access is only two doors down the street - a few minutes from door to sand. We have wi-fi. We have an outdoor hot water shower. We do not require a full week's rental and we do not charge extra for pets. This classic beach house was built in 1924 and has high ceilings and bead board walls. The beach where we are is the loveliest part of Folly Island. We are on a deep lot full of Palm trees and Water Oaks. We are 8 blocks (an easy one mile walk) to Center Street on Folly with shops, restaurants and fun for all; just steps to the Folly Fishing Pier. Please email me about availability.

"Rosie's Ocean View" is what we call the upstairs because it is the original house with 4 big bedrooms and 2 full baths. It has 1 king bed, 2 queen beds, 1 full bed and 1 single bed, plus a queen sleeper sofa. Wi-fi, DVD player and cable TV are included. The HVAC unit is new and keeps the place cool in summer and warm in winter. The kitchen is fully equipped, has a new dishwasher, 2 coffee makers and a butcher block breakfast bar. We have a Belgian waffle maker and a large electric griddle that make for yummy breakfasts and a blender that makes for yummy cocktails. The dining area comfortably seats 9 people.

The screened in front porch runs the entire front of the house and has beautiful ocean views and ocean breezes. Birds nest in the palm trees next to the house, mixing their songs with the sound of the waves. The porch furniture is great for socializing, reading or napping. The common area furniture is also large and comfortable for reading or TV viewing and the sleeper sofa is from Pottery Barn and has a thick mattress.

On the ground floor there are two more bedrooms, one full bath and another full kitchen. It has lovely big bright windows and a screened in porch that runs the depth of the house, nestled in a grove of Oak trees and Palms. Styled like a Portugese fishing cottage, the ground floor has tiled floors, clay pots and warm colors. One of the bedrooms has a queen size bed and a twin size bed in it and the other bedroom has a full size bed in it. The kitchen is fully equipped, with full sized refrigerator and oven, plus a microwave, blender and a breakfast bar. The dining room table comfortably seats 6 people. The TV is a wall-mounted flat screen located in the common area with comfortable furniture. Wi-fi, DVD player and cable TV are included. We are fully licensed as a rental property by the City of Folly Beach and our license number is LIC-2-18-186807.

Why Susan Gouinlock chose Folly Beach

My grandmother owned a house on the beach on Folly and I grew up spending wonderful time there eating ice cream on Center Street and playing in the surf. We ate (and eat) lots of locally caught fresh seafood. Folly has only gotten better over the years because the City, the County and the State of SC do a great job of protecting the coast from over-development.

What makes this house unique

Original Low Country charm updated with wi-fi, flat screen TVs and just across the street from the beach. Take a nap on one of the shady porches. Book a dinner cruise in Charleston Harbor, a tour of an historic home or plantation or shop in Charleston for art, antiques or souvenirs.

Guestbook comments from the owner

Hi Susan,

I wanted to let you know that we loved your beach house! It was a warm and cozy spot with a perfect location to the beach access. We would love to rent it again soon. We are looking at possibly early November and we would like to reserve it again next Labor Day. How soon would you need the deposit for next year?

Notes:
We are right across the street from the beach. We have a private heated outdoor shower, two big screened porches and a new charcoal grill for your use. The backyard is lush, full of flowering shrubs, climbing Jasmine, a Fig tree, a Bay Tree, giant hydrangeas and flowering lantana bushes. Our screened porches bring you into the world of the South Carolina Low Country like few places can. There is a Harris Teeter grocery store very nearby on James Island, plus a Walmart on James Island in case you forget to bring something. We are only a 20 minute drive to historic downtown Charleston. Google 'Charleston, SC' and start planning! We are 8 blocks (1 mile) from the Folly Beach fishing pier and Center Street with its shops, restaurants and fun for all.

Relaxing and Cozy Family Stay by the beach

  • 5 of 5

We rented the entire house for a family of 12-14 for our son's wedding in Charleston. It was a cozy and lovely setting to relax with our gang. The home was clean, well equipped, easy walks to the beach, and a convenient drive to downtown Charleston and surrounding areas. It was big enough for us all to be in one area and enjoy meals together. The younger adults stayed in the lower level, while the parents and family stayed upstairs. The bedrooms were very comfortable, and we managed the 3 bathrooms very well with all of us there.

While there, we ate at some of the local restaurants and walked the town. We rented a golf cart, but a number of us walked the route to town or the beach every day. So convenient and nice to be closer to the park area and not in town with the traffic and busyness. Nice and quiet!

We had a plumbing issue that needed taken care of, and a call to Susan was answered very quicky and the problem was resolved with no inconvenience to us at all. She was very responsive to texts and helpful with local information too. Great!

Overall, my family was very happy with the accomodations and so many comments of "this place is great!" or "this was a perfect place to stay".

It is not a new, updated home, but a nice beach cottage that made us feel very welcome. Thanks Susan!

Carolina Beach Music

  • 5 of 5

Comes with all the bells and whistles with the just the right amount of patina to make you feel like you're going to the beach in a house you grew up in. Absolutely loved everything about the house and the owners exemplify excellence. Old wooden windows and doors, floors that creek a little when walk across. The cool breeze blowing on the upstairs porch at nights. Even had a deer feeding on the figs in the backyard. Just steps from the beach. I can't say enough about this house. This house had way more character than any of the large newly renovated houses up and down the beach. You're really missing out if you dont stay here. PS Get the whole house and invite friends and family.

Comfy rooms, rustic house

  • 3 of 5

We rented the whole house with 11 people. It's an old-school beach house with a rustic feel. The beds were all really comfortable, with soft, clean linens. Common space is limited, but comfy enough, and the porches are great. The house is stocked with lots of books, puzzles, and games, and plenty of kitchen stuff up and down, though we wished we had some small plates along with the big ones.

Both kitchens have minimal counter space and can't accommodate more than one or two people, which made meal prep for 11 challenging. We didn't realize the only connection between the upstairs and downstairs units was an outdoor set of stairs that involved opening and closing a lot of doors, also kind of challenging. While all beds and surfaces were clean, the corners and crannies could do with a deep cleaning.

Some beach equipment was provided, and the walk to the beach was easy. Location is great, walkable both to town and to the county park beach at the end of the island--beautiful at sunset!

We did have an A/C problem upstairs on arrival; the central unit went out repeatedly, so we had to install window units, which was quite a hassle and didn't make all the rooms comfortable. However, the owner resolved this as quickly as she could (ultimately installing an entire new central air unit, so this shouldn't be a problem again) and was very responsive both before and during our stay.

Owner's Response: We had to replace the whole HVAC central air system when it failed the day of their arrival. It was an unavoidable, huge hassle for our guests. :( I felt horrible about it. We were able to get window units up and running right away pending installation of the new HVAC system but those could only do so much. These guests were so kind and patient and I bought them a $50 bottle of wine as a thank you. I have talked to the owner of the cleaning service about getting into the "corners and crannies" with each cleaning of the house, too, in response this information. I am glad the location and the great porches were enjoyable and I hope to have these guests visit again!

Owner's Response: JT and her family were wonderful guests. They had a great stay at Kudzu Rose even though we had to work together to solve an issue during part of their stay. We can't wait to have them visit again!

Cozy and cluttered, not quite clean enough

  • 2 of 5

We rented both upstairs and downstairs units for a week long vacation, and there were 13 of us all together. With 5 small children it was quite cramped, my 18 month old was in our room and my 10 month old nephew was in with my brother and SIL and when one would wake up, the walls were so thin the other would wake up so needless to say we did not get much sleep. We were constantly trying to be quiet as to not wake up sleeping kids, we would have to immediately go out on the porch in the mornings since the living area and dining area are right outside of the bedrooms and it just felt like everyone was on top of each other, the kitchen is very small and difficult to have more than one person in there due to the way the fridge opens and very little food prep area. Not to mention the main bathroom is right through the kitchen - there’s not much privacy especially when showering etc. the shower upstairs was clogged and the curtain was gross and moldy - which to the owners credit did have a handy man unclog and replace 3 days into our trip. This was when we started noticing cockaroaches / palmetto bugs all over in the kitchen and bedrooms - maybe not a big deal but when you have a baby and a toddler crawling on the ground next to them it’s not exactly something you want going in their mouths. I would also say that the downstairs is pretty dingy and musty smelling - there are window units to keep cool inside but super musty smelling despite the dehumidifier running. The laundry area was fine minus the swarm of horrendous mosquitos you have to walk through to get to, but the washer does not work too well as the clothes did not seem clean after washing a few loads with dirty spots looking like they didn’t even get wet. Lots of spiders in the bedrooms downstairs and super buggy - again not the fault of the owner but not fun to deal with. In addition to this, my six-year-old ended up and head to toe hives whenever he would sit on the couches. We had to have him sit in his own wooden chair as to not have an allergic reaction I’m thinking it was pet dander or something that the covers were not getting thoroughly washed. I felt like there just was not enough room for all of us and definitely no privacy. I would like to say that It was nice to sit on the porch that was screened in upstairs was not as buggy. Although the glass windows definitely need washed they were very dingy looking. The beds were clean and comfortable and the location was perfect.

Owner's Response: I am sorry that our house was not a good fit for this guest who endured a rainy week at the beach with her family that included, at least, her parents, five children and the nanny. Our home is accurately described on the site; the pictures are current and accurate. My first knowledge of any issue was an email on Monday, Memorial Day, which was the third (3rd) day of this rental, telling me the shower was not draining well and the shower curtain looked moldy. I immediately called our terrific handy man who got to the house within one (1) hour, on the holiday, to get the shower draining properly and replace the liner that should have been cleaned better in the first place by the cleaning service. When the guest told me her son seemed to be having some kind of allergic reaction, she clarified that they have a dog at home so she did not think it was a pet issue. I told her the couch slip covers had just been laundered but not in hypo-allergenic laundry detergent, so she could wash them in my large capacity washer in detergent that she regularly used if she thought that would help. I have a contract with Atlantic Pest Control for monthly treatments of the house. They also come out in between if there is any issue. I called them as soon as she said she had seen several cockroaches. The washing machine is quite new -- we replaced it just last fall after Hurricane Irma. This is the first I have heard that it is not satisfactory. I will replace it again if need be and I appreciate the heads up about it in this review. We installed a dehumidifier in the downstairs because it is on ground level, not up on pilings. If there is a lot of rain over several days, it can get musty for a short time until the window A/C units and the dehumidifier clear it up in an hour or so. The windows downstairs (again, at ground level with no views) are regularly cleaned but because we are so close to the ocean, the salt air and condensation due to the Low Country heat result in their not appearing to have been cleaned. I am sorry but there is no way to prevent that especially when Mother Nature withholds the sunshine for a while.

Sweet and convenient!

  • 5 of 5

We had 9 people staying at the house. We rented the whole house, although all would have fit in the upstairs rental. Everything was clean and well kept.

The rules and check out steps were clear and easy to follow.

The location was great for both Folly and Charleston activities. We rented a goof cart from Folly Beach Bike & Golf Cart Rentals (843-696-2217) and I highly recommend doing the same.

Its very close to the county park which was helpful for the wedding we attended there.

Susan is quick to respond and helpful for any and all questions.

Great place!!
