Guestbook comments from the owner

We had so much fun over this week of the fourth of July. The resort had a fishing rodeo on the morning of the fourth for all the kids. They had prizes for everyone and they had pancakes, donuts and coffee. It was great fun. The cottage was perfect for us and clean. Thank you for a great time. We have already booked for next summer. Cozy Cottage

  • 5 of 5

I just got home after two weeks at this rental cottage. I have been visiting family in Ludington for my entire life but after my mom went into a nursing home, I needed a place to stay when I visit. This cottage was perfect! Its quiet and cozy, well decorated and well stocked with needed dishes and small appliances. And most important it was very clean and well maintained. It was only a short walk from a private beach on Hamlin Lake and only a few miles from beautiful Lake Michigan beaches. I will definitely stay here again!

I recently stayed there with a friend and our two children. Ludington is a beautiful place to stay and has a wonderful beach at Lake Michigan. The cottage was decorated well and appeared charming at first glance. However, the place was filthy and the floors were heavily covered in sand. The sinks were very dirty. We even found old food in the drain. The bathroom shower sinks, and toilet were stained with orange/brown from the water. There were cob webs everywhere. When we moved the futon to open it up we found it to have dirt in the crease. There were not enough towels. Also, there was not a beach nearby as advertised.

When we arrived the fire pit had been rusted through. My friend called the owner and she dropped off a new fire pit in the box. She didn't even put it together. I guess she thought we would put it together. When I called to discuss the filth, I had explained that I could help clean it up, but there were no supplies to do so. She cut me off and suggested I sweep it and use paper towels to clean the floor, but did not offer to send anyone to clean it appropriately. I do not feel that I should have to do this on my vacation. She tried to convince me that it was due to the open windows. However, this dirt had been there for a long time. Even the bunk beds were dirty. Walking barefoot was not optional. We pulled "clean" sheets out of the trunk in the living room and they were stained and dirty. The list goes on and on. We had no idea we would need to supply our own drinking water. I think if it had been advertised appropriately as a camping cabin maybe I wouldn't feel jaded. When we left and began to pack, there were mouse droppings on the stove. The owner assured me a professional cleaning company had cleaned and bleached a day prior to our stay, however if it was, they lied to her. We had a great time despite this, and we totally enjoyed sitting out by the fire. The reality is that we spent very little time in this cottage. We were out all day each day, but if it had rained, there was no cable. Great internet, and a TV there, but not hooked up properly.

I really did like this cottage. It was quiet, peaceful and charming. The water issue needs addressed and the cottage cleaned. I really hope the next person has a better experience.

Could've been great

  • 1 of 5

On our arrival, we initially thought the cottage was great, but, after a quick walk-through we were disappointed. We found the cottage to be in great need of a cleaning (bugs in light fixtures, corn in sink, dirty linens, dirty floors, sheet on futon obviously not washed). The owner was notified of this but asked that we sweep and then wipe up the dirt with a paper towel. There were basically no cleaning supplies in the home and linens were EXTREMELY limited...and old. We were lucky to be there during nice weather, because there was no AC. This was not advertised, and it would've been nice to know ahead of time. The outdoor fire pit was completely rusted out though

the owner did replace this during our stay. There was no cable as advertised and the owner stated she had changed to an Internet service after our rental agreement was signed which required a computer and cord to hook-up (which wasn't provided.) We were not notified of this prior to check-in and not provided with any solution during our stay. The water is very hard and rusty, so it would've been helpful to know we needed to bring water for drinking/cooking. Lastly, being unfamiliar with the area, we had no idea how to access the "private beach" as advertised in the listing and wouldve benefited from some instructions left for guests. FYI, this cabin is not beachfront as the pictures will have you believe, the water is only barely visible from the kitchen window through trees and other homes. The only plus side is its close proximity to downtown Ludington and the state park. This cabin has great potential. It is cute and tastefully decorated. I didn't expect a lot for the price, but I expected a clean environment that lived up to the info provided in the listing and it failed both of those expectations.

Owner's Response: As this cottage is in the woods, dust and sand comes in through the windows when they are open. We have a professional cleaning service clean after each renter, bleach floors, bathroom etc. and bring new linens. The fire pit was immediately replaced, a broom was brought to this client as I was not aware that the previous broom was taken from the cottage. I encourage future renters to sweep out dust and sand on a regular basis for your own comfort. In the description it states there is a couple minute walk to the beach. None of the cottages in this resort are lakefront. Our association does have a wonderful beach that I hope future renters enjoy! Our advertisement does not indicate that we have AC as the vast majority of cottages on Hamlin Lake do not as well.

We love Ludington and we love this place!!

  • 5 of 5

Our family had never been to Ludington until last summer. We had heard from our others that we needed to find a place on Hamlin Lake, preferably with beach access which might be difficult to find. We’re thrilled that we found American Dream. Though it’s not right on the lake it’s about 150 yards from a beautiful private beach. The cottage also came with a slip with a covered canopy which was perfect for our fishing boat.

The cottage was a perfect size for me, my husband, and teenage son and daughter—not huge, but in a place like Ludington you want to spend all of your time outside anyway. We spent a few of our evenings around the fire pit right outside the cottage which was great. The inside of the cottage is quite cute and fresh. The bathroom was real clean and smelled brand new. All of the appliances seemed brand new and worked without a hitch.

We would absolutely recommend this cottage to others.

Darling, well-decorated cottage in great location

  • 5 of 5

This is a darling, comfortable cottage steps away from Hamlin Lake with boating, swimming, and a playground on the beach. My family had a fabulous time. The cottage is homey and extremely neat. The property is well-maintained and obviously professionally cleaned. I highly recommend this property!

Best for two guys on a fishing trip

  • 2 of 5

Let me say first of all that the owner was very kind & helpful the day we arrived & expressed our issues with the cottage. She did her best to fix the problems from a distance. The cottage however was just not up to par. It had not been properly cleaned prior to our arrival. In fact, after speaking with the owner we decided we were going to stay & make the best of it so I swept the floors, shook out rugs & attempted to clean up the best I could. There were lots of small black dog hairs in the dust pan. Despite my effort, my 8 month old son who is crawling still had dirty little knees and all of our socks were dingy and dirty from the unmopped floor. Blankets on the bed were stained, old and dingy. The bathroom curtain was not hung and sitting in a box on the kitchen table. We hung it. There were lots of cobwebs everywhere and even more spiders (all part of staying in a cottage in a wood I suppose) but still seemed like they hadn't been cleaned up in a long while. There were about 3 bathtowels, 2 washcloths, and no handtowels. The towels that were provided to us later by request were paint-stained and just dirty looking and stained. They honestly look like the kind of towels I would use as rags in my home. Possibly worst of all we couldn't drink the water in the cottage. It was brown and staining the sinks. Unfortunately, we were forced to shower and bath our kids in it & no kidding, by the end of the week our fingernails had a slight orange stain around the cuticles!

I think this cottage is better suited for a couple of guys on a fishing trip or someone who wouldn't be bothered by these things. They would also have plenty of space to park a boat trailer. But for us with two small kids it felt kind of like we were "roughing it" for a week. We had the cottage until Saturday but left Friday. I just couldn't take another night on the futon.

I only hope this review will help the owner in getting possibly better housekeeping and updates to her linens/towels that will make future guests more comfortable. And also that she will have maintenance done on whatever is causing the brown water.

Another positive note, we do really like Ludington. Great beaches, beautiful scenery and little town. Would highly recommend just do your research about where you plan to stay. Oh and one more thing, the cottage is not right on the lake. Just a short walk to the lake but still from the photos I was under the impression we were on the water.

Owner's Response: This week was the first week of our summer rentals and the person who cleaned the cottage was not our regular cleaner. We refunded 50% of their payment due to the condition. We have a professional cleaner come in and clean the cottage and bring new fresh towels and linens.
