Best location at the best price. Amazing view. Just renewed incluiding new furniture, beds, kitchen, bathrooms. Now with jacuzzi for two people on one of the balconies and a washer dryer machine.

PH condo in two levels and two ocean view balconies. Located on the best beach (Chac Mol Beach) and the best location at heart of the 'Hotel Zone' and within easy walking distance of the 'Forum By The Sea' heart of Hotel Zone, shopping center (home to the Hard Rock Cafe, Carlos and Charlie’s, Coco Bongo, and numerous shops, convenience stores, and internet cafe), multiple shopping centers, the Convention Center, and the best nightlife in all of Cancun. 300 yards away to the new big and unique supermarket in this area Chedraui. You will be able to balance the relaxation of lying on the beach with a good book while the warm trade winds blow through your hair and the surf of the azure Caribbean ocean embraces your feet.

Overlooking the Caribbean & beach. Well maintained & good location.

We (2 couples) stayed for a week. Upon arrival at the condo, we were greeted by Melissa who checked us in and gave us information about our condo and tips about the local area. Melissa is also available for airport transfers for about the same price as the commercial services. The condo had everything we needed and the view from the penthouse was amazing. Each bedroom and the living room has it's own AC but wasn't needed as the breezes off the sea kept us comfortable. The complex has 2 pools/patio area and a nice restaurant with reasonable prices from which we got some menu items to go. Also there are 2 convenience stores and the "Natural" restaurant a 2 minute walk from the 24/7 secured entrance gate. The large size pescado ceviche was a staple of ours (just 99 pesos or about $5).

Local buses run 24/7 and are 10.5 pesos per ride. During our stay the owner, Juan was responsive to our needs and questions via email. The beach umbrella provided was apparently broken beyond use by a previous guest and was promptly replaced with a brand new one within a couple hours after I contacted him. There is a double hot tub occupying the main balcony but we didn't use it. We definitely would stay here again in the future.

Beyond beautiful! Ideal layout and location.

We were happy with this condo and found Juan and his dtr to be helpful and accommodating. It was clean and the location was nice. The jacuzzi on deck would have been better if there was enough hot water to fill. The views are breathtaking and having two decks to experience this was nice.

Very clean, quiet and amazing views

Juan was a gracious host! He was very patient with me when I screwed up the payment with PayPal. Very happy to find umbrella, beach towels and chairs for beach. Overall a perfect visit! Clean ,quiet, no better view in Cancun . It had everything we needed for the 5 of us.

Absolute Heaven; even better than expected

This place is absolutely stunning. I feel like the photos here and the description doesn't do it justice. This condo is huge, tons of space, very open. The views are breathtaking. One thing important to note is that it is very silent! For those that have stayed in Cancun before, you'll know that most rooms might have a nice view, but the walls, doors, and windows are paper thin and you can hear everything. This condo is on the top two floors, and the windows are very thick. You cannot hear any music or anything at all from the clubs up the road (unlike another unit in these exact condominiums where you could hear EVERYTHING. We know as we elected to stay an extra day in another room). Juan's condo is far superior.

Another nice thing that is not pictured- the second bedroom with the two beds has a very pretty view of the lagoon side!

In addition to this place being absolutely beautiful and perfect, Juan was wonderful! He is highly responsive to emails and was very helpful will all of my questions before and during my stay. I will absolutely recommend friends and family to stay her.

We were fortunate enough to meet Juan's lovely daughter, Melissa, who picked us up and returned us to the airport. She was so very kind and helpful.

It's worth noting that the "guests only" lobby area cannot be used by renters. They know you will be renting from an owner (versus being a hotel guest) by the bracelet color. This didn't change anything for us, except for when we were leaving they promptly kicked us out of the lobby with our luggage, letting us know we were not welcome. This is NOT Juan's fault at all (quite the opposite), but it is worth noting for those that have late flights. They do, however, let you use the pool area/chairs while waiting. You'll just need to take your luggage with you (which is easy and accessible).

I cannot say enough about this beautiful place. We have stayed in Cancun at least 6-7 times, and this was by far the best place and the only one we will go back to. Book already! Please feel free to ask questions if you'd like, and I will reply.

It was OK.

I'd like to start off by saying that value, location and view I'd rate it ten stars if they had ten stars. However, there were things not so good.

There is no doubt the the condo has been remodeled but it wasn't recently. The condo was clean however there were a lot of things that looked wornout. There were cabinet handles and drawers that were loose, marble tile missing or chipped, fixtures that were loose etc.

The hot tub is useless. There isn't enough hot water to fill it. It also looks worn and is cracked. If you look at the pictures of the hot tub, it has been turned around with the faucets on the other side. You had to crawl over in order to turn the water on which is very dangerous as the hot tub takes up half of the balcony. It wasn't till day two that we found out there was a small door with access to the faucets. If it was me I'd remove the hot tub and free up the space on the balcony.

There is no water pressure and the toilet in the double room does not flush properly.

I nearly broke my neck when I found out that the air conditioner in the master suite leaked. Water and a shiney marble floor don't mix well together. The ac in the living room also leaked and the double room ac quit altogether the last night.

The hotel itself was the same as the room. Some parts were fantastic and other parts kind of dumpy. One pool looked brand new the other old and worn.

Then there were smaller things. Seven people and six bath towels, seven people and five beach towels (beach towels were delivered the next day.) Not enough small trash bags for the garbage cans. We would have gladly picked some up from the grocery store if we had known. Not knowing where to put the garbage also was an issue and we couldn't get an answer from staff. Had to figure out that there was a safe key. There were things that we just didn't know.

The owner was always prompt when we had a question before and after we got there.

Would I rent it again no. Would I recommend it yes kind of.
