About the property

Villa - 4 bedrooms, 2 bathrooms, sleeps 10

This home was completed in 2002 and became “our dream second home” on 28 March 2012. We have named it “Villa Caranday Palm” after a Floridian Palm Tree.

The home offers 4 bedrooms, 2 bathrooms and will therefore comfortably accommodate 8 people, however, due to there being a queen sleeper in the main living room, the home will accommodate a further 2 people. There is also room for a baby / infant as we have thought of everything and there is a travel cot and high chair which can be used at any of the dining tables. There is a nominal charge for these.

This home offers a beautiful lakeside view which can be seen from any part of the rear of the property. Guests can also see the lake and watch the wildlife while enjoying a relaxing sit down or sunbathe on the pool deck or even whilst taking a dip in the pool. Both the pool and pool deck are larger than the average rental home and measure a total area of 40 ft x 36 ft for the lanai area, with around a 28 ft x 16 ft private heated salt water pool which is south facing, therefore enjoying the sun from sunrise to sunset. Guests can also enjoy an evening dinner al-fresco under the covered lanai area measuring 28 ft x 10 ft which features a large table seating ten people comfortably. One added feature also of this home is that there are two outside ceiling fans both with lights therefore ensuring plenty of light for outside dining in the evening which is very rare for some rental homes.

The home has been completely remodelled to give it that “modern and contemporary” look, landscaped, painted inside and out and has all new window treatments / blinds on all windows / patio door.

The home features a brand new kitchen with new stainless steel appliances and granite countertops with tile backsplash, both bathrooms have been upgraded with new sinks / taps, granite countertops and lighting and the utility room has a new washer / dryer. The home also benefits from new flooring with wood flooring in the games and formal dining area and hallway leading to the master bedroom, carpet in all bedrooms and the original tile in the main living room, bathrooms and the hallway leading to the bedrooms and family bathroom. New ceiling fans complete with lights in the family room, all bedrooms and the lanai area.

The home comprises of a master bedroom with en-suite, queen bedroom and two twin bedrooms (one being a Disney theme bedroom for the children and the other a country style themed bedroom for either adults or children). The queen bedroom and two twin bedrooms all share the family bathroom. The home also features a games area, formal dining area, kitchen / breakfast nook, utility room and garage which will fit two cars. The property also features its own private pool and have been tastefully landscaped with black concrete curbing all around the home with white marble rock and a selection of shrubs and flowering plants. We also have a 6 foot UPVC fence in an L shape along the left hand side and rear of the home to offer additional privacy whilst swimming and around the pool / lanai area.

The home is fully air-conditioned and can be switched to heating if required. The home is fully equipped and features additional extras that not all rental properties benefit from. As a four bedroom with an additional queen sleeper it will easily accommodate two larger families making it an ideal home to share or is ideal for the smaller families too. We are sure our guests will not be disappointed with the standard of accommodation offered.

For added security around the pool there is a child safety barrier. A pool blanket is provided on a roller to help keep the heat in the pool, especially during the winter months and also when pool heating is specifically requested / paid for by our guests. The pool deck area also benefits from a screened lanai which is there to help protect the area from leaves, insects etc. The pool deck is equipped with four sun-loungers, two small side tables (and two plastic white side tables too), outside dining table and ten chairs. The table has cork outdoor placemats and coasters and also cloth placemats. Also guests will find two outside artificial flower arrangement and two ceramic table solar lights on the table and outside table cloths which can be found in the pantry in the kitchen, please remember to return these to their rightful place on leaving for our future guests to use also. Guests will find located in the garage a storage box with various pool toys, noodles, rubber sunbeds etc. These can be used by our guests at their own risk in the pool but please remember to dry these after use, deflate and return back to the storage box for our future guests to use. Guests will also find an outside clock / temperature guage hanging on the lanai wall together with outside wall decoration. For those guests who enjoy a little light music when sunbathing a separate outside radio / CD player can also be found in the pantry in the kitchen.

Guests will also find a pool light in the pool for the evening swimming. The switch can be located on the wall outside near the dining table. The lighting creates a good ambience as it can be set to one colour or a multiple of colours on a sliding basis.

Guests are reminded that “SMOKING” IS STRICTLY PROHIBITED INSIDE THE HOME, however guests can smoke freely in the lanai area.

The pool deck area can be directly accessed from the main open plan living room. Pool towels can be located in the linen cupboard for guest use whilst out on the pool deck area.

Guests also have the option at the time of booking to hire a Gas BBQ Grill.

The luxury / executive property is set overlooking a lake on Sabal Harbour, located in a great sought after area for residents and vacation / holiday rentals.

Lots of Paper work and extra costs.

I have a few concerns potential renters should be aware of. The paper work to rent this home is enormous. Over 28 pages of rules, forms and secret codes. Extra charges for everything. Use the grill going pay for it and you better not have any grease on the grates when you leave or your going pay! Use the pool toys? going to pay for it. Heat the pool? Going to pay more which understandable but the heater only works when the pump is on and the pump is on a timer that shuts off for over 12 hours a day, therefore no heated pool! I have rented many houses and this is a first that I have had to fill out so many forms and jump through so many hoops to accommodate the owner. Accidently set off alarm, going to pay! I am currently waiting for damage deposit to be returned. Already been informed that there will be deductions for cleaning the grill which we used only once and admin fees. Those will cost a lot considering the amount of paper work involved!! If your looking to rent this house beware!

Home.. what better way to say it!

What a beautiful place to enjoy Florida.

The home offered every convenience and the location for us was great. Less than 10 minutes from family. Close to the seaside, all the attractions you could want. Yet, it offered us easy access to great resturants, a beautiful sunset, a quiet neighborhood to enjoy a evening stroll, access to local stores and conveniences. A beautiful area in Florida. A home away from home!

Lovely house in Sabal Harbour

We have stayed in this part of Bradenton a lot in the past 6 years the location is perfect. There is a Walmart Local, and an Aldi at the end of the street. Walmart Superstores about 2 miles away in either direct. The New University town center is close by and the Ellenton Mall is about 15 minutes away. Throw in proximity to beachs and Busch Gardens is probably an hour away and you have a really great location.

The house was probably the best in terms of having cutlery crockery and every thing very well organised and set up. The decor is lovely and it was the first time we had used a salt water pool a much nicer experience that chlorine.

We had a wonderful 3 weeks and overall would very much recommend a stay here.

There were a few small things that might be improved. There was far more Paperwork in terms of contracts and instructions than any other property we had rented and whilst there was never an issue with getting our deposit back it did take around a month.

That being said we had a lovely time

Owner's Response: We always thank our guests for submitting a review good or bad and always appreciate the option to respond. I am glad our guests enjoyed their time in our home, the proximity of all the grocery stores and the shopping malls etc. The home is our second home and as property owners we stay there regularly ourselves so have probably fitted this home out more than a standard rental home as we enjoy to cook and eat in whilst we are there. Unfortunately we have had some bad experiences previously with some of our guests who have occupied the home so we have had to tighten up on our booking documentation etc. We do always advise guests in the booking conditions that security deposits are returned within 31 days of their departure. This guest left the home on 13th July and their security deposit was returned in full on 7 August.

Nice but not worth it

The house was lovely and exactly as advertised. I will however recommend to anyone wanting to stay here to not expect your refund on your deposit. At least not the full amount. The homeowner or management company will find anything at all to keep some of your deposit. In my case we were charged $300 to replace a chair at the kitchen table that was never used by anyone during our stay. The chair was in the corner against the wall beside the trash can and the only way for someone to get to it was to squeeze by the trash or walk around the whole table. (I know this because she sent us a picture and we were able to identify which one it was). We ate all of our meals outside by the pool because it was so nice out there. When I pointed this out to the owner she said that since there were two families staying there she was sure that we didn't eat together all the time. Of course we did, we came on vacation together and went out together. When it came time to leave, we followed the exiting instructions down to the last detail but it wasn't enough. If you do choose to stay here please make sure to take pictures of everything. Even if it is something that you know you won't use. I wish I would have but I didn't expect the dishonesty that took place in our situation. Again, the house was really nice and comfortable and the pool area was great. The homeowner has a lot of extras that you wouldn't expect a rental home to have. Just document everything and don't be surprised when you don't receive the full deposit back.

Owner's Response: This guest posts a different star rating and review title on two sites. As a property owner I expect guests to respect and leave my second home as they find it. I am not saying that these guests did not respect the home as they did follow the exit procedures and there was no fault there as they left the home reasonably clean/tidy and I advised them as such. The housekeeper as part of her normal cleaning duties after each guest will move all the chairs around the dining tables in order for her to clean where the chairs have been and around/under the table. The damage caused to this chair would not have been missed as the rod which supported the two legs was broke as if someone had rested/placed their feet/legs on it. I did receive communication from these guests stating that the two families were not always in the home together as the one family occasionally were on day trips till late whilst the other family stayed in the home/did their own things so I find it strange that they can say “of course we did, we came on vacation together and went out together”, they may have gone out together for some of their stay but not all. They also tried to say that the damage must have been caused by the guests immediately before them. Any property owner who owns and manages a rental home will tell you that when you attempt to claim monies against a security deposit for damage no guest likes to take ownership of what they have done. There were a total of 7 guests who occupied the home at the time two of which were children. As the chair was beyond repair I now have 5 odd chairs and unable to replace with an identical item which is very disappointing. I would have been within my right as a property owner to charge for a complete set to maintain the standard in the home at present, however to avoid replacing a complete set I looked at just replacing the chairs at the head of the table with two odd chairs to avoid having to retain a lot more of the guests security deposit. I even said to the guest if I can find cheaper chairs of the same quality then I would refund any difference to her. I could not have been fairer than this to this guest in the way I managed the claim especially when the booking conditions state if damage is caused to an item and it can’t be replaced within an identical item then a complete set will be purchased. I have very rarely had to make a claim against a guest’s security deposit for damage or neglect to the property and/or its facilities.

The home is located on a quiet residential community of Sabal Harbour which offers unlimited free access to all its community facilities ie. community pool, tennis courts, basketball, volleyball court, children’s play area and much more. The facilities are for residents and their guests only and guests will be provided with one swipe card for access to these facilities during their stay.

The home is conveniently located approximately 3 miles west of the SR70 as you come off the I75 South. Sabal Harbour is very close to University Parkway which is centrally located where guests will find an abundance of shops, restaurants and cinemas. The home has several grocery / supermarkets within a short drive away and these being, Wal-Mart, Publix, Sweetbay etc. There are also several beaches nearby with Siesta Key, Lido Key, Bradenton Beach and Holmes Beaches. Depending on which beach is visited, guests will be looking at a driving distance of between 14 and 17½ miles with a driving duration of between 25 and 35 minutes. Lido Key is the closest beach to the Community of Sabal Harbour. The IMG academy is also conveniently located with a driving distance of 7 miles with a driving duration of 15 minutes. There are many other activities and amenities within the vicinity of Sabal Harbour that our guests can visit during their stay, these include, golfing, adventure golf, animal zoos and marine life aquariums, car racing, State Parks, Botanical Gardens and Historical Centres and much, much more. Our guests will not get bored during their stay!!
