Private, but close to all, this Cottage unit is set back from the street and has a great sense of elbow space, as it looks onto the neighbor's open back yard. Off-street parking is a plus, with full-size appliances, laundry and both TV's have DVD players. There's a spot to store bicycles or surfboards & a pergola to kick back under.
What makes this Cottage unique
This is a perfect unit for you: reasonably priced (with A/C!) in a safe, residential neighborhood area that is still close to all. You will fall in love with the sunsets over the pond: the pinks & silhouettes can be breathtaking. This really is a clean & comfortable Cottage. We would not rent it if we, too, would not stay there. The finishing touches were determined by 4 out of 5 of us living there for a week & making a long list of what we would need. We now make that available to you & hope you don't over-pack!

RENTAL EXPECTATIONS 1. SMOKING: Please do not smoke -it is NOT allowed. The Cottage and Property are Non-Smoking. Visitors of the Guest must smoke outside, past the property line at the street & remove any debris from their smoking. 2. ACTIVITIES: For your protection and ours, our family and our neighborhood can not tolerate any illegal activity in or near the Cottage and property, which includes, but is not limited to: underage drinking, use of illegal drugs, shooting fireworks, and domestic verbal and physical abuses. 3. UTILITIES: Due to utility costs, people other than those in the Guest party (if less than 4) set forth in the Rental Agreement may not stay more than two overnights at the property unless a $50 rental fee per person, per night, has been paid. Any other person on the property as a Visitor of the Guest is the sole responsibility of the Guest. 4. RESPONSIBILITIES: The homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. MAINTENANCE: We can keep our rental rates low for your next visit if you can keep the property and all furnishings in good order and use appliances only for their intended uses. 6. PETS: Please leave your pets with a loving caretaker at home. Pets are NOT allowed without Homeowner consent. 7. PARKING: Parking is limited. The Cottage rental includes two (2) parking spaces: on the right side of the driveway in front of 38 Warren Avenue, parking front-to-back. To be courteous, Please park vehicles in designated parking areas only. Parking on the road is NOT permitted - any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. HOUSEKEEPING: Please remember, this is a Cottage, NOT a Hotel: Housekeeping, including personal linens (sheets, towels), is not provided, unless coordinated with the Homeowner (additional fees may apply). a. Please keep the decorative linens in the bedroom in good condition, so the next guests can enjoy the same ambiance :D b. We will launder the BULKY SOFT GOODS In Our Commercial Washer (mattress pad, blankets, couch cover, rugs) and exchange the sponges/dish towels, and table runners, so don’t feel like you need to do any of that laundry, if not extremely soiled. c. Upon departure, Please: - tidy the bathroom and kitchen, including table & chairs; - wash used dishes (we can put them away for you!); - sweep/spot clean the floor, as needed (we will wash it corner-to-corner); and - tie up trash(es) (feel free to empty, if time allows : ). d. We recommended you do your own laundry, if you have the time, to arrive home with that chore done! 9. WATER & UTILITIES: Water on Aquidneck Island is very expensive. Gas & electric services are expensive everywhere. PLEASE be mindful of your usage and potential waste so we can keep rental rates down (turn AC temp UP or OFF and HEAT DOWN when not at the Cottage, use the water when the faucet is on : ) 10. FLUSH: The Toto toilet is one of the best; however, any toilet will clog up if improper material is flushed. Please, DO NOT FLUSH anything other than toilet paper. 11. WEATHER: No refunds will be given for inclement weather, which is out of the Homeowner’s control. There are lots to do here in any weather–even at the beach! 12. Great little apartment
Great place, nicely equipped kitchen, comfortable bed.
Great location near Newport, perfect for couples and small kid(s)
We were looking for a central spot near Newport and the mansions, Cliff Walk, and beaches. This small cottage turned out to be perfect. It's three rooms in a row with a full bath off one side of the kitchen (we stayed in unit B, the first one). It's a single building split into two cottages. Pictures made it look small inside but it was compact yet roomy. Perfect for a couple but small kids could take the sofa bed. Best part (maybe?): The stacked washer dryer to one side in the kitchen.
Aside from being a short drive to the mansions and Cliff Walk, we really enjoyed the 10 minute walk to one beach and a comfortable twenty or thirty minute walk over a hill to the second and third beaches. The latter walk is really pretty past the school then along the undeveloped shoreline.
We also were able to walk out for Flo's and later for pizza. There's a gas station nearby on the main road down the hill. The neighborhood is very quiet despite being high above and one street back from the often busy main road.
The owners, Terri and Michael, also were really helpful but not in the way. And the process of renting the space and going in was clearly laid out so there were no real questions and no problems. At the risk of not having this available the next time we visit Newport, I'd say this is the perfect spot to visit the nearby Newport, the winery up the road, and day trips out to the Cape. It worked very well for us.
Very nice stay and close to everything. We walked everywhere. Everything we needed was provided at the cottage. Can't wait to go back.
I really enjoyed having so many things available to us! I especially enjoyed having the amenities, kitchen, bathroom, washer/dryer, and the outdoor area. The beach umbrella and chairs were very nice as we were able to take a break from the sunshine at the beach. The weather was fabulous during our stay!
It was really nice to have the little things provided we may have forgotten along the way, bandaids, toothbrush, sunscreen, bags, washing machine soap, and bounce.
We were very busy visiting for the majority of the stay, but a home away from home to go to was a nice feeling.
I left a couple suggestions for the owners in regard to comfortability as a family of four, but the cottage served our vacation needs overall.
Quaint and within walking distance to beach & restaurants.
The cottage had everything we needed. Terri & Michael were wonderful to work with and made sure we had all we needed.
We would definitely recommend it and hope to visit again sometime.
Clean comfortable beach house
We spent 10 days here in August. The house suited us very well; it is simple, clean, peaceful and quiet. It is older style beach cottage with attractive wooden ceilings and pleasant ambiance. We enjoyed the large garden with its chairs and picnic table for outdoor eating. The owner is friendly and thoughtful, providing many useful little extras...cleaning supplies, sunblock, toiletries, kitchen items- coffee filters, etc. Washer/dryer, wifi, AC all there if you need them and the kitchen is well equipped. The location is a short walk to the beach - no need to drive and pay for a day's parking- and a pleasant cycle into town. We walked down early in the morning and had the whole beach to ourselves on several occasions. We would book again if we went back to Newport.
