Aiken Manor is located at the foot hills of the White Mountains on beautiful Webster Lake in Franklin, New Hampshire. Built in the mid 1800's by famous inventor Jonas Aiken, the estate was often host to other inventors such as Henry Ford, Thomas Edison, and Harvey Firestone.

Webster Lake is named after Daniel Webster, whose boat house is still on the property.

Aiken Manor is a quiet spot located close to shops, the Tanger Outlet Mall, several ski resorts, Fun Spot and Weirs Beach. The Estate also has several National Champion Shetland Sheepdogs and beautiful horses for petting and feeding.

The Aiken Manor Suite is a year-round vacation rental which sleeps six. There are two bedrooms, each with a bureau, closet and linens. The master has a queen-size bed, and the smaller bedroom has a trundle bed. A full bath sits between the two bedrooms with access from either side. The couch in the living room opens to a queen-size bed. There is a combination living area, kitchen, and dining room with a large table seating six. A washer, dryer and iron are available. The kitchen is fully equipped with refrigerator, stove, toaster, microwave, coffee maker, dishwasher, pots and pans, dishes and silverware ... everything you need to make your stay a comfortable one. Coffee in the morning on the lovely outside sitting porch, with views of the rose garden, pasture with horses and the lake, help complete the picture perfect visit. The suite has a TV, DVD player, Cable, Wi-Fi, and a generous stock of movies, books and games for all ages...and don't forget to visit our new, screened-in Gazebo on the property at the water's edge.

Lakefront Gem

The Aiken Manor Cottage in Franklin, NH was a pleasant surprise. There was plenty of room in the kitchen and living area for our family of 2 adults and 4 children and we never felt cramped. The property is amazing -- horses, puppies, and all the water toys you'd need and more for the expansive private lakefront. Bronwyn is amazing, accommodating, and very easy to work with. If we had know how incredible this property would be, we would have booked more nights! Without question, we will return to this lakefront gem in the future.

Great getaway with extras!

Overall an excellent stay at the Aiken Manor! We were 2 couples hoping to relax, spend some quality time together and explore the area...and we did.

Accommodations: Cozy sleeping quarters, nice living room and kitchen areas, clean and well furnished. Really, all you need to bring is your personables, clothes and food! Not to mention what we took advantage of: the clean and clear lake, outdoor grills (yes both propane and charcoal fireplace), horseshoes, swimming and fishing. Docked my boat and every morning went fishing.

Location: With the lake across the street, we still ventured to Wolfboro (1+ hours away), Meredith, golfing (the Molajaki (sp?) is under renovation so we didn't go there) and the rail trail right behind the house. Kettlehead brewery in Tilton has great beers and wings...

Host: Very accommodating and pleasant. Never needed to ask for anything because it was all there. Even provided food for the horses and show dogs.

All in all, great stay and would consider coming back!

Extraordinary property with everything you need!

A very special place with all the charm and character of quintessential New England charm. Totally immaculate, fully stocked with everything you need and more. Wonderful hostess with excellent communication. So many extras; it is a sweet resort. The horses and puppies/dogs on property are charming, quiet and create a rural "stress relief" stay. Enjoy the beautiful lake with so many options to enjoy. A 5+++++ property and experience!!

Beautiful but needs better AC

I called owner for entry 30 minutes prior and got her voicemail. We headed to manor and had no cell service in the area. Upon arrival no one was around and cells didn’t work so we had to leave and drive until we got service to try again to get a hold of owner. Took 45 minutes for a VM to come in stating manor was open and we could go in. It was almost 90 the day we arrived and inside the manor was 80 and did not drop even one degree the entire evening as there is only one small window unit in back bedroom and it does not cool the place. I honestly cannot be comfortable at 80 degrees. We had to keep it on full blast so the bedroom was damp and freezing while the rest of the place was just barely tolerable. While drying my hair I blew a fuse and wasn’t able to locate panel anywhere or call since no service. Finally downstairs tenant came home and we asked her to look of panel was in her home, she was nice and did and it was in her apartment. That is not convenient at all since owner of manor was never around and you can only access if you can catch the neighbor at home. Overall it was not a great experience and honestly this is the very first negative I’ve ever left and we travel often. I will say it was clean and had nice toiletries but we always travel prepared so for us that wasn’t helpful.

Low key and comfortable.

Owner's Response: Wish I could have helped you with the Wi-Fi. The Wi-Fi is set up so that you can access it from the living room area. I am not sure where you tried it. I am sure this time of year that was a brisk swim!!

Great Stay

This was our second stay at Aiken Manor. For us it is a perfect base for exploring the Lakes region. It is removed from the hustle and bustle and allows you to relax in the comfort of your “home away from home”. The home is spotless and very comfortably furnished. There is a fabulous trail right behind the property for running and walking. The owner, Bronwyn, is delightful and available if there is anything you need.

Open year round, AIKEN MANOR is the perfect destination for each of the beautiful seasons New Hampshire and New England have to offer. The AIKEN MANOR SUITE, available for two to six guests, is a finely appointed accommodation. Although attached to the main house, the suite is reached through its own private entrance.

RATES: Rates vary depending on the season. There is a two-night minimum.

Pre-Season: (May 1st to June 28th) - $120.00 per night or $750.00 per week.

High Season: (June 29th to October 20th) - $180.00 per night or $1,000.00 per week.

Post Season: (October 21st to April 30th) - $89.00 per night or $500.00 per week.

FEES: The total rental fee is due upon making your reservation.

Small pets are always welcome. There is a $90.00 pet fee (refundable if no damage occurs).

There is a cleaning fee of $60.00 per stay.

REFUNDS: All rental fees may be totally refunded with 20 days notice.

1/2 of all rental fees maybe be refunded with 10-19 days notice.

There is no refund of rental fees for cancellation received less than 10 days prior to occupancy.*

*Depending upon availability, if you cancel your reservation less than 10 days prior to occupancy, you may change your reservation to a different date.
