We live on beautiful Exmoor, on the family farm with our two sons. We have sheep, horses and Harry our grand farm cat. From the farm we have spectacular views of Exmoor, a great place to live and raise a family.

Welcome to New Mill Farm, a 100 acre working Exmoor sheep farm situated in its own secluded sheltered Exmoor Valley with a brown trout stream and free fishing available for our guests. The farm is approached by a private drive directly from the main A39 coast road. Our location is perfect for all, with plenty of open space. For the more energetic, the farm has it's own ABRS approved riding stables and has access to footpaths, one leading up to the Moor and in the other direction down to the coast. The local bus stops at the top of the drive for those who would like to leave their car behind. We have ample car parking.

From New Mill Farm you will be able to explore our beautiful part of Exmoor as well as North Devon and West Somerset. Lynton & Lynmouth, Valley of Rocks, Watersmeet, Lee Bay & Woody Bay only 3 miles away. Barnstaple, Ilfracombe, South Molton & Minehead are 20 miles, and the main sand and surfing beaches of Woolacombe, Croyde and Saunton are 40 minutes by car. A great place to relax & unwind......... We miss the babbling Barbrook!
Back two weeks and my husband is still commenting on the fact that he misses the sound of the river...it was truly magical!
As we were unable to get our preferred week in Mill Cottage, Susan arranged for us to stay in Riverside Cottage for part of our stay and then Mill Cottage for the remainder. As a result, we had the added benefit of experiencing both cottages.
Both cottages were well equipped, homely and designed to a high specification...I particularly liked the kitchens...and I hate cooking!
The area itself is extremely peaceful and close to Lynmouth and Lynton. There are many National Trust properties and scenic areas nearby, with plenty of walks...we didn't manage to see half of what was available.
Susan and Jim were very welcoming and attentive, and my girls particularly enjoyed their introduction to pony trekking...they fell in love with Ben and Jeffrey. They felt the instruction they received made them feel safe and confident.
We highly recommend Riverside and Mill Cottage...we didn't want to leave!

Closest beach - Lee Bay (small quiet bay - sand at low tide - large flat rocks to sun bath on) - 10 mins by car - 30 mins walking from farm. Saunton/Woolacombe/Putsbrough/Croyde all about 45 mins by car - these beaches are great for surfing.
Closest airport Exeter 1.5 hours - Bristol airport 2.5 hours.
Closest port - Plymouth 3 hours
Closest Railway Station Barnstaple 35 mins or Taunton & Tiverton 1.25 hours
A car is strongly recommended - however we do have a bus stop at the top of the drive - no service at night and limited at weekends and public holidays.
Nearest village - Barbrook 1 mile- Parracombe 2 miles - Lynton & Lynmouth 2 miles - Porlock 15 miles.
Nearest Town - Barnstaple 20 miles - Ilfracombe 20 miles - South Molton 20 miles - Minehead 20 miles

Barbrook has a small well stocked shop at the petrol station. Lynton has Costcutters, Londis, Chemist, Vegtable shop, Lloyds Bank, Post Office, Tourist Information Centre and cinema as well as a selection of individual shops and in Lynmouth. There are places to eat to suit all budgets.
