The Domaine de Badens is a beautiful 5 hectare property, situated on the edge of the village of Cenne Monestiés in the southern French department of Aude. It is nestled in mature oak and pine forests and borders the Lampy river. Wildlife is abundant and the domain is very private, very calm and entirely at the disposition of the renters. The gite is situated 100 metres from the main house on the property, an old mill that was built in 1885; the other buildings onsite are awaiting restoration and yet not inhabited. The gite is newly renovated in a manner that respects local traditions but also assures comfort. The gite includes two principal bedrooms, each with an ensuite bathroom and an additional small study that can serve as a single bedroom or office. This room has beautiful views over the valley of Cenne Monestiés, with distant glimpses of the Pyrenees and the Pic de Bugarach. A fully equipped kitchen. A large open plan dining and sitting area with wood-burning fireplace. A high chair can be provided. The house is generally child friendly but parents of young children are encouraged to vigilant when outside. Dogs are welcome on the condition that they do not harass the wildlife or destroy furniture and fittings. Dogs should be restrained from chasing the neighbours cats who are also occasional visitors to the property!

About Tim Collins
We are biologists who live and work for the most part in Africa. We formerly worked in Congo (Brazzaville) but also have a foot in Kenya, where Hild (who is Belgian) works on a project to census elephants. Tim (who is British) researches whales and dolphins in two regions - central west Africa and the Northern Indian Ocean. We have a young son who revels in being outside and being very very dirty. We are animal fanatics and our house contains a riot of various beasts. We love peace and quiet, being in nature and sharing long meals with friends and neighbours.
Why Tim Collins chose Cenne-Monestiés
Tim's parents have lived in Aude for over 20 years and investing in a house in the region ourselves was not too difficult. We love the area, its people and its many traditions. We are wildlife fanatics and the property is alive with native European animals (deer, boar, badgers, foxes, martens, bats, owls, hares, red squirrels and a slew of amazing birds, occasional peregrines included. The village of Cenne Monesties is unashamedly arty, something we greatly appreciate, and its inhabitants include writers, artists, painters, sculptors, dancers and acrobats. The region is alive with history, including wonderful castles with suitably gruesome and/or romantic pasts (great for kids), cultural events (theatre, music, arts festivals), traditional markets, lots of outdoor activities (walking, cycling, golf, kayaking, climbing etc).
What makes this Cottage unique
We enjoy the peace and quiet - the property can feel a million miles from anywhere yet the village shop is a quick 5 minute drive or cycle down the hill. There are pleasant walks, an abundance of quiet corners, beautiful views and the ever present sound of nature being busy. At night you might hear owls or the occasional deer barking, but not much else. The river is true Swallows and Amazons, and adults and kids alike can revel in exploring its sunlit pools and many fishing spots. The region has many good gites, but we struggle to leave ours and always look forward to going back. Its a special place.

Great house in beautiful, peaceful setting
This is the third year in a row we have returned to Badens, last year we brought my parents who they also loved it. The house is very comfortable with plenty of outside space for little ones to explore and for the adults to enjoy an evening BBQ. Bram is the closest town with plenty of amenities and good weekly market, lots of pretty villages to explore and Carcassonne within 30mins drive. Tim & Hilde were again friendly and accommodating. I’m sure we’ll be back!
A beautiful Location , peace and tranquility .
Very tranquil and pretty setting . A little bit more remote than we expected but this wasn't a problem . Stocked up at Revel market before arrival and then never moved from this lovely house for 3 days . We just completely chilled out completely , enjoyed the sun and made use of the lovely little pool to cool off when hot
House was clean and had everything we needed , large fridge freezer was very useful as we like to shop at local markets and then cook for ourselves . Great to be able to dine alfresco , and because of the situation of the house and patio we could sit or lounge all day as the sun passed right around and then in the evening enjoy the sun as it rotated completely around us . We sat out til' 1 in the morning one particular night just sipping red wine and enjoying the owls hooting , the stars and the moonlight , sublime .
A real " wind down " location . I f you enjoy your peace and tranquility then it doesn't get much better than this .
Tim , Hild and Tiggy were usually about , but never at anytime intrusive , but always on hand for advice etc . They are currently working away on another project next door , which is a credit to there efforts and is going to be absolutely fantastic when completed .
We knew from our holiday last year about the caveau in Bram , 10 mins away , which has lovely wine at a very affordable price . Then we discovered Les Cedres De Robert , in Villesiscle about 2o mins away , even better prices and some of the nicest wines we have ever tasted .The weather was mostly good , the first week was very hot , and the second week there were a couple of rainy mornings which then cleared up into lovely evenings . It did get a little chilly at night and we lit the wood burning stove which was extremely efficient . Very easy to find wood around the grounds , which are beautiful and which you must explore , make sure you walk the trail up to the old Dam .
Perhaps not for party goers , this property , but definitely for families and couples who enjoy a little romance .

Une semaine de quiétude totale, en pleine nature. La maison, très confortable, est aménagée avec goût et offre des espaces de vie très variés au fil de la journée. Une terrasse abritée à l'arrière pour les barbecues, un solarium à proximité de la piscine, la possibilité d'une promenade le long de la rivière, au beau milieu des bois. It's was a wonderful time in a wonderful place.The magic is there in the morning, surrounded by songs of birds in the sun, all day nature offered me moments of happiness intence and the setting of the day through the branches is to melt with joy. When night falls, the sky and its thousands of stars is within reach. I slept in the tower in the midst of the summits of the trees, the gentle night sounds of the forest lulled me. A sublime place if you are listening to the surroundings ... A little paradise on earth.
Beautiful house, tranquil surroundings
We booked this beautiful house for a relaxing two week holiday in the lovely region of Languedoc-Roussillon, taking the Eurostar to Avignon then driving. This property looked great online and then exceeded our expectations, it's finished to a very high standard and you have all the space you could need both inside and out. I thoroughly enjoyed sunning myself on the patio then jumping into the pool to cool down, you then have a private patio at the rear of the house where we had several BBQ's in the evening. The wooded setting is idyllic, so peaceful, it's worth taking a walk around the back of the property to see the old dam. There's also plenty to do in the area, we went to the market in Mirepoix several times to stock up the kitchen cupboards and the butchers in Alzone is superb. We took day trips to Carcassonne and Mazamet as well as exploring the local towns and villages. I can highly recommend Maison Gayda for a delightful meal with stunning scenery, you may also want to visit their winery as well as Les Cedres de Robert not far from the house.
Tim and Hilde were delightful and made us feel very welcome, booking the property was easy and we throughly enjoyed our holiday. The house is not only a great base to explore the area it's a pleasure stay in, shame we had leave!
Narbonne (the Mediterranean coast) is 80km to the east on the A61 auto-route
The airports of Toulouse-Blagnac (80 km) and Carcassonne (25 km) provide routine connections to many European destinations. Both airports have a range of rental car agencies.
The gite is about 14 km from the village of Bram where you can access the A61 AutoRoute (exit 22).
The city of Toulouse is 75km to the west, Narbonne (the Mediterranean coast) 80km to the east and the Pyrenees are less than 50 km away. Barcelona is a four hour drive (assuming no traffic) and Andorra is within two hours. Count on an hour to arrive in Toulouse and an hour and a half if you are heading for the airport - traffic can be slow during rush hour. Carcassonne can also reached via the AutoRoute but the local roads are as efficient.
There are a number of picturesque villages in the surrounding area that have range of restaurants to suit all tastes and where you can sample local foods and wines. There are several Michelin starred restaurants within a quick drive. Good meals can be had at Domaine Gayda, a vineyard that boasts a fine restaurant, good wine and beautiful views over the Razès. Both Cenne Monestiés and Villemagne have small village shops with a good selection of snacks, drinks and some fresh foods, including fresh breads (if you are early). Excellent bakers can be found in Alzonne, St Papoul, Saissac and Bram. Traditional markets are held in many local towns with those in Revel, Bram, Carcassonne and Limoux recommended. Bram also has a range of shops, including a large supermarket (Carrefour) open Monday - Saturday from 9:00 to 19:30 as well as an excellent delicatessen. The village of Alzonne is also home to the Patrick Bareil and Sons butchers, legendary for the quality of their locally sourced meats, including items ideal for a barbecue. Castelnaudary and Toulouse are home to Cassoulet, a traditional casserole of white beans and various meats, good for a winters day. Aude is becoming increasingly well known for its wines, including extremely good Pinot Noir. Less well known is Blanquette de Limoux, the grandfather of Champagne (and perhaps all sparkling wines), discovered by monks in the Abbey of St Hilaire in 1531. Blanquettes are generally excellent and available in many local shops and vineyards. We have a particular bias for wines from the St Hilaire region, particularly those from Martinolles and the Domaine de Fourn but there are many many others.

Booking Notes: Bookings will be confirmed once a non-reimbursable deposit is paid - this will comprise 25% of the total rental fee for rentals of 1 week and 15% of the total rental fee for bookings of 2 weeks or longer. Changeover Day: Saturday has become the preferred changeover day (a client preference) but this is not a hard and fast rule. Guests are asked to vacate the property by 10am on the day of departure. Notes on prices: Prices are calculated by week and vary seasonally. Weekly rentals are prioritized but daily rentals are possible when available at : High Season (now reduced for 2016) - €142/day or €~999 per week. Mid Season - €120/day or €800 per week (including periods immediately before and after high season, ascension, and half-term breaks) Low Season - €100/day or 600 per week (all other periods)
