Enjoy your own private villa located in the mountains above Malibu! This estate features an outdoor jacuzzi, plenty of outdoor entertaining space, a 1-acre vineyard, an organic garden, a horseshoe pit, hiking trails, mountain biking trails and running trails. This estate is a short distance to world famous beaches and shopping in Malibu.

The 7,000 square foot Villa is nestled on a 45-acre bluff top and offers 5 bedrooms and 4 bathrooms. Built in 2010, the house includes a large gourmet kitchen, a large dining area and a Great Room which features 25' high ceilings with an ornate staircase leading up to the second and third floors.

Enjoy a beautiful sunrise from inside or outside the house! Relax on the large patio or walk through the vineyard during sunset! Unwind in the jacuzzi under the stars with a glass of wine produced from grapes grown on the estate! Dine and entertain outside with 360° views of the Santa Monica mountains and the Pacific Ocean!

The estate is available for weddings and events. Event pricing is available upon request.

There is an estate manager on site. They assist with directions to the estate. Can act as a concierge, or help with any questions or concerns. They can also recommend local restaurants, wine tasting rooms, wine retailers, etc.

There is a 0.5-mile country road that leads to the estate. An SUV is recommended during the dry season (two-wheel-drive vehicles are fine if you drive slow). A four-wheel-drive vehicle is recommended during the rainy season.

The property is a 20-minute drive from Pacific Coast Highway and a 30-minute drive from the 101 Ventura Freeway.

**EVENT INFO/PRICING** - We host many events at the property including weddings/corporate retreats etc.

There are no event packages or on-site vendors, meaning pricing does not include catering, rentals, etc. and everything must be brought in. This allows for our clients to create a customized event experience. It is an outdoor space with the possibility of tenting.

2017 RENTAL RATES:

Peak Season (April-October):

Weekends start at $5,000 for 1-50 guests, $7,000 for 60-100, 100-150 guests $9,000, 150-200 guests $11,000.

Mon-Thurs start at $2,500 for 1-50 guests, $4,000 for 60-100, 100-150 guests $6,500, 150-200 guests $9,000.

Holidays will be charged at a premium rate.

Restroom trailer & professional valet/parking attendant will be required for guest counts above 30.

Additional parking is available next door for $200.

Off Season (November-March):

Weekends start at $3,500 for 1-50 guests, $5,000

Mon-Thurs start at $2,000 for 1-50 guests, $3,500 for 60-100.

Holidays will be charged at a premium rate.

Restroom trailer & professional valet/parking attendant will be required for guest counts above 30.

Additional parking is available next door for $200.

**Additional mandatory fees: $425 cleaning fee, $300 site rep fee and a refundable $2000 security deposit.**

Included in Rental fee:

Event day access from 8:00AM-12:00AM (full load in/guest& vendor departure)

Access from 8a-11a the following day for rental pick up. Extended days for pickup will be extra.

Bridal Suite: Bridal party has all day access to upper level double master bedroom/bath

Groom's room: (1) Lower level guest room (to act as Groomsmen prep area)

Basketball area - for kitchen/prep/cooking (proper floor protection required)

Access to an onsite parking lot (35 vehicle max)

Two vendor walkthroughs

Preparation/Planning:

We do require a licensed and fully insured Event Planner to assist with all logistics, planning, and day of orchestration. If you choose to only have a “Day-of Coordinator”, we require you use our in-house event company to prevent any miscommunication or mishaps during the process.

Fee Structure:

A 50% non-refundable deposit is due at booking (contracts will be signed no earlier than 12 months prior to the event) & the remainder is due 2 weeks prior to the event. Price will vary based on guest count, needs, and additional set up/breakdown time.

Breathtaking views

What impressed me the most was the morning sunrise. When you wake up, you are welcomed with beautiful clouds all around the property. You are actually above the clouds which make the most beautiful sight to see. The rooms are spacious and the kitchen is ideal for cooking. The house manager Marlon is also very friendly and resides onsite so he can assist with anything you need!

Breathtaking views!!!! Great Staff!!!! Perfect place for a family retreat!!!

This is a Wonderful property once you get to the top. We all actually followed the google map directions which take you up the wrong road (Baller Road) believe me it is called that for a reason! Only took it once and that was enough for all of us!!! McReynolds is much safer and better road, but hey we can say we survived it and talk about it for years to come!!!

When we arrived at the property we were greeted with a couple of bottles of wine from the estate vineyard. Marlon the groundskeeper was very helpful with any needs or concerns we had during our stay. Chief (the Rotweiller) would come around every so often and visit (very friendly) My daughter had her service dog with her and they got along very well together.

If you are looking for a quite place with amazing views above the clouds of Malibu and the Pacific then this is it. One of the most relaxing vacations I've had in years!!! I would highly recommend!!! Don and Edwina are Great Host, very responsive to our needs during our stay!

Best view & fantastic hospitality

I love everything about this property. It's quite, beautiful and clean. Host is very prompt regarding my requests and welcomed us with a couple bottle of their own wine. Keep in mind this is on top of a hill so it does take some time on the twisty road to get to the property. (Includes a section of dirt road) But once you are there, the view is well worth it.

Thank you Ewina for everything, can't find a better place in Malibu.

180-degree Breathtaking Views of Ocean & Canyon | Perfect for Events or Relaxing

This place was AMAZING! We had our wedding here at the end of April 2017, but also stayed for a few days - so whether you're looking for an incredible vaca spot or a spectacular event venue, read on:

Pros:

The views are breathtaking.

The house is beautiful.

Marlon, the groundskeeper, is a rockstar! Whatever you need, whatever you didn't realize you needed, he's got you covered. He became a second coordinator in the week leading up to our wedding, and was completely hands-on the day of.

The owners are also very attentive. There were some staffing changes over the course of the year between when we booked and our wedding - and they stepped in to keep the communication going until the new staff was up to speed. It's the little things like good, clear communication that make this a great event venue.

If you're a dog lover - there is an adorable and SUPER FRIENDLY Rotweiller named Chief on site. I LOVE this guy! He just wants to lean on you and snuggle. (If you don't love dogs, Marlon can keep him confined during your stay, but please love dogs - Chief is the sweetest!)

Cons:

It is challenging to get to, but if you take the recommended directions (which is to take McReynolds - NOT Baller) and you drive slowly, it's really not a problem. We drove it in daylight and dark. We drove it in a moving truck, small SUV, and a sports car - all did just fine. Don't let a dirt road scare you away. Trust me - it's worth it when you get to the top!

It does get rather buggy - at least it did at the end of April after a rainy winter, but we didn't notice (m)any bugs during any of our walk-throughs throughout the year prior.

We had 50 guests and in hindsight, we could have easily had 75 and still felt cozy and intimate in that setting. But if you want more, you can definitely fit more.

Ultimately, this site is a see-it-to-believe-it kind of place. Pictures just don't do it justice. The sights, the smells... it's everything.

The morning before we left, we made some coffee, hung out on the patio overlooking the canyon and ocean. The breeze was cool, the sun was warm... it was quiet, serene... it was perfect.
