About Property Manager
We are a Canadian family of 4 from Ontario that has been enjoying going to Florida every year since our 2 boys were toddlers. We are very proud of this beautiful home and hope that you will enjoy it as much as we do! We love the water and therefore fell in love with this home as soon as we set our eyes on it. My wife also speaks French.

Why Property Manager chose New Port Richey
The warm Gulf-side weather in New Port Richey makes this area very desirable. We loved this area so much that we decided to purchase a home here, that we could enjoy throughout the year on school holidays. This property being on the water made it extremely attractive to us. The area has everything that we wanted, such as being on the water with access to the Gulf, near golfing, great shopping, and close to all the attractions.

Enjoyable and relaxing
We visited for a week in early September. We enjoyed our time, and it was a relaxing getaway. Dave (the owner) and Mickey (the property manager) were both easy to interact with. There were many things that we liked about the house. It was nice to be able to park in the garage to keep the car a little cooler. The kitchen is nicely remodeled, and we appreciated having some kitchen basics, such as spices and coffee. We enjoyed having use of the boat, and it ran well when we used it. There are some things at the house that are in need of attention; Dave was receptive to hearing our input on these issues and he assured us that these concerns would be resolved promptly..
Perfect Family Vacation
My family (wife and I and our 3 teens) had a great time at David's house. This is a great spot for a family to kick back and spend a week fishing, boating, swimming, and relaxing.
The house itself was super clean, all of the appliances are new, and it was one of the most well equipped places I've ever stayed. Everything we needed in the kitchen, bathrooms, by the pool, or anywhere else was provided. Many vrbo/homeaway/Airbnb rentals are very sparsely equipped. Just the bare essentials and you always end up running out to Walmart to pick up something you need. This place had a fully equipped kitchen, laundry room, came with linens and towels, pool toys, etc.. Other than food, everything we needed was always there when we looked for it.
Also, I know someone was put off a little in a review about being micro-managed. I had some concern about that before renting. I'm sure it's a subjective feeling but I had the opposite reaction. I thought the property manager Mickey was extremely informative and helpful. Check-in was quick, he walked us through the basics, showed us what we needed to know to safely take the boat out, and when I needed him a couple times during the week to ask some questions he either picked the phone up when I called or got right back to me. It was comforting to know I had help if I needed it. He also recommended a great restaurant in Tarpon Springs that we loved (Rusty Bellies). I looked at this as a benefit as opposed to a negative. Yes, there were a few rules but they were all reasonable and made sense for someone renting out a home and boat that they obviously care so much about.
The boat was great and was the highlight of our vacation. We took it out most days and went swimming, snorkeling, and fishing at the sandbar. It's basically what we did most of the time. The trip out to the gulf takes a little time but it was very relaxing. We bought an ION block speaker (Pathfinder 2) for the trip and it was money well spent, perfect for the boat trips.
The only thing close to a negative was that some fishing equipment provided was in pretty poor condition. I called Mickey up and we were out fishing with some new poles the next day! Problem solved. I also got some great fishing advice from Armed Anglers a couple miles south down the main road (definitely go with the live shrimp for bait).
I recommend this place without reservation. If we head back to the gulf for vacation this is where we'll be staying.
This house is a great home away from home. Updated kitchen and bathrooms. The pool is great especially with the lanai, right off the screened patio. The boat was awesome... we spent some time out on the water and on the dock. New BBQ grill was great. Grocery store and lots of restaurants nearby. Definitely recommend this property.
Felt blah about this property
We have used VRBO more times than I can count. This is the first time I have ever felt micro managed. There are notes all over the house telling you have to use every appliance, light switches, grill etc. The neighborhood is clean and quiet, but after arriving we found out it is a restricted neighborhood, meaning the owners aren't supposed to rent to anyone for less than a month. So we were told to be inconspicuous. No parking on the street, so when there wasn't space in the drive for one of our cars we parked in the grass. One of the neighbors called the owner in Canada who called me to tell me to move the car. Yes, there is a sign in the kitchen telling you not to park on the grass, but I had no idea that is where they were parked. The pool is small, that is fine. But they want the auto cleaner in it at all times. So you lose half the pool to it and it's hose. And it is constantly moving, so you are constantly moving it away from you. We ended up taking it out so the kids had room. Came back to the house one day after being out on a boat and the cleaner was back in the pool. The A/C is not adequate. It was set on 72 (I set it to 69 and the next time I check it has been bumped to 72), the lowest I ever saw the thermostat at was 73 and that was at 8:00 a.m, during the day the house stayed around 78. The property manager told me that was normal when I brought it to his attention. I received multiple phone calls from the property manager "checking in", the pool guy was there, then the A/C needed serviced (did not help temps). Not once in the week we stayed could I ever get warm or hot water at the kitchen sink. The loveseat in the family is comfy, but the couch is awful to sit on. There were six of us staying here and we could not all sit and watch TV comfortably. I think the most aggravating was the call from the property manager our last evening of our stay wanting to make sure we were going to clean up after ourselves and to know when we were going to be out of the house so the cleaning people could come in. With multiple reminders that there are fees if we don't clean up after ourselves.
That said, the house is clean and has recently had some updates. The boat was the best part of this rental, my husband loved having it.
My first VRBO experience that wasn't fantastic.
This review is quite disappointing as these guests didn’t follow house rules and then state that we are micromanagers. We have never had anyone else state this at any time. These complaints are quite puzzling as this information is written in the arrival instructions and rental agreement. Mickey, our property manager, also goes over these rules with the guest upon checking them in. In regards to the pool vac, Mickey always tells guests that he could come to remove the pool vac if they want him to. This is to prevent damage to the pool pump and/or the pool vac itself. These guests removed the pool vac themselves and fortunately the pool pump was off at that time therefore no damage was done. Mickey came by shortly after they had removed it themselves and reminded them that he is the one to remove it. We have great neighbours and they look out for our guests best interests when they contact us about someone parking on the grass. This is done as a courtesy as guest could get a ticket for this. Regarding notes in the house, they are there to help guests with important information they may need and also includes things as local regulations. We have had previous guests asking for notes as they found lights and appliances confusing. We try our best to help out our guests as we would like this done for ourselves. We don’t expect people to clean the house as we do have cleaning staff that comes in after departure. Their statement about needing to clean the house must have been a misunderstanding as Mickey only mentions to make sure that all garbage is taken out of the house before departure and does not mean to clean the house. About the rental of our house, we follow regulations and are allowed to rent weekly but we prefer renting longer term as to be respectful to our neighbours.

The home was like being @ home, clean usable, all the kitchenware you need, new grill, boat was perfect, pool nice, owner was very kind, Mickey was nice personable and informative. Two car garage and held my son's car and our motorcycle perfectly, kayaks were fun, fishing equipment available. Perfect just perfect. I took me my wife my 22 year old son, 15 years old son and 12 year old daughter. Something for everyone. Watched movies, flat screens in every room, pool was right off the outside dining area, where I had my devotion's in the morning. Kurig for tea or coffee, hot cocoa, etc. Quiet location, no one bothers you. Deposit was returned to me in 2 days of leaving. The anclote island was a blast. My 15 year old caught a black top shark about 2 1/2 foot long in the canal off the deck. We are looking forward to renting here again. Absolutely perfect. Thank you.
